Anybody going to sign the SPA for Legasi 3 by this Thursday to catch the 2% early bird discount? Booked a unit under Legasi 3 and looking to also catch up with those whom have booked a unit!

I've already booked for unit 35 (under the bumi allocation, which makes the no. of bumi units available now down to 5 I suppose) but I've yet to sign the SPA.

Apparently early bird of 2% ends this Thursday, so am not sure if i should rush it but 2% is quite a fair bit!. Also, upon further inspection of the area, noticed that Legasi 3 is the same level as Jalan Impian Indah. Could I check if anyone also has noticed that and if so, would SP be building fences to demarcate the area or is that under the RA?

More than happy to have to allocate funds under the RA to increase guard count and/or fencing.

About the land level, got a portion of legasi 3 that is lower than Jalan Impian Indah. Based on scale model, the land's lower starting from the tnb substation. Yours shld be slightly higher than it.

When u sign the SPA, developer will make u sign a form to allow for construction of the fence around your phase. So, fence isn't under RA.

Guard count should be under RA methinks.

I believe it is a loan rejected unit under the bumi lots waitlist (That's what they told me).

Thanks for the clarification! Would the fence likely be a wall or just a simple fence you reckon? Is Legasi 4 technically going to be lower than in that case?

So Legasi 1 and 2 owners have already signed these forms on the day they sign the SPA? Also, i think it's still unclear right if legasi 1,2 and 3 are sharing the main entrance?

total rebate is 5%, but it's 3 + 2% and if dont sign by this Thursday it'll only be 3% instead of 5%..

Can someone remind me again what the big condo block facing legasi 3 is? It's a LTAT development for low cost housing or is it an actual development?

Thanks spongebob for the clarification. I agree the facade is not a sight to behold but with the demographics of army retirees, at least we can be assured that the demographics of potential residents in the aforementioned apartment would be "civil" in that sense.

To be fair, whilst I think that could be beneficial to Legasi owners, I think the addition of a slip road from Kinrara to KWC / Jalan Impian Indah could hamper the value of the properties within Bandar Kinrara itself as the public could use the slip road as an alternative access thereby making Bandar Kinrara a more publicly accessible area (less privacy). My 2 cents anyhow.

Apparently the main road is 40 ft wide - does anyone know if that's considered wide? I understand typical double lane is 22 ft (7.0m). That could also provide a buffer for the houses (with the padang providing an additional space buffer).

Separately, would it be the prerogative of the developer or RA if we would prefer the anticlimb fence to be a wall instead?

Precisely why I would've preferred a wall as opposed to a anticlimb fence as there'll likely be a lot of road noise considering the potential future density of the area in front of legasi 3. Nevertheless, if it's a RA matter then will leave it as such first.
