Recently, government is fixing the road side draining, along the road from awam besar to muhibbah. Will this fixing the floating on road when heavy rain?
After pre launch, now weekend didn't see much visitors to Sunway Flora showroom.

Went by the gallery earlier…… passed by those PPRs and kept me thinking… Sunway really verybold going into these part of BJ.. 700 psf should put off quite some buyers. and the linear park, wonder any sound or weird smell coming from those factory nearby… and safety would be an issue too

Actually, what I intend to say is that he is in this thread.

He stay Taman Muda, Shah Alam.
The flood prone area.
He bought a unit in Tropika.

there is not chemical plant at that area.
The mostly is warehouse, and car service center. next to the linear park is plastic recycled factory.
sound like heavy machine, i don't think will have, but lorry and forklift sound definitely can hear.
for own stay at BJ area, for new project not many choose.
Exsim at awam besar dont have any news...

warehouses should not be an issue but hope the linear park is well isolated from the surroundings, like heavy bushes or denser tree else would be eye sore jogging passing by those aged industrial shop lot... or like playing basketball in industrial park.. lol

I think good developer will build as much as tall tree to camouflage and cover the surrounding so that you dont see the outside condition much, if is no smell should be fine.

i have visited few projects at BJ area. My point of view are:

Maple -tower C launched this year, overpriced, but location wise is good. high ceiling come with higher furniture cost
Dveleda - nothing special, bear unit, selling for location. doesnt fancy that kind of layout. very obvious its designed for investment purpose.
JKR Convena - Cheaper price with low maintenance fees. but it stated as apartment, not condo. And there only one access to the site which surrounded by light industry. imagine if one accident happened there, stuck 99 la
Th Jalil - Price banyak cheap, just maintenance is very high. Location wise is a certain distance to Pavilion but the main road to Puncak Jalil beside the project will become a nightware especially its a uphill and slope.
Sunway Flora - Unit concept and layout is good. But not much potential development can be done in surrounding as all lane has been occupied. Price wise not cheap as location is just MEH and its design for ownstay. very hard to convince buyer as the attractive point such as linear park, covered walkway, Flora Phase 2 commercial, semi-furnish package all are just verbal sales talk only.

ya.. finger crossed as i hope Sunway will put up a 3-4m solid wall to isolate the ground floor linear park properly la. registered myself ald but still contemplating really, mainly due to the location nearby PPR. unless there's surprises coming out on 25/3...lol

Yea right, but i aiming more for own stay not investment, i look thru all these projects, still on doubt want bet my future stay in BJ or not, or move to other area

Seems very quiet after launching. Must not be doing well seeing only 240+ cheque for ROI.. 😅

Yeap reputable developer will try their best to beautify within their compound.

Both projects are quite similar in the way of:

1. Products from reputable developers...assurance to purchasers (exp first home buyers)
2. Condo resort set-up ( more relax and generous with facilities)
3. Larger layouts (more for bringing up family and owner occupied)

Own stay , trying to find project with greenery by it self and freehold, price similar for both as well

BJ area accessible is good. Radius within 20km, can access many area, like PJ, Puchong, Subang, KL, putrajaya, etc.

See u like south or north , to me i am ok with both , tho i stay at south most of my life, surrounding neighbourhood is another factor point

Actually, yes or no. From my experienced, Flora entrance located in "not of the worst part" with it's connectivity or Jalan Kinrara 2, which accessible thru the lousy n jam PPR towards Kesas highway, optional to directly go to Bukit Jalil highway to go Bukit Jalil / Sg Besi and well versed to drive the other side to exit Bdr Kinrara / Jln Klang Lama.

Some PPRs are really eye sore, but if RM 650+++ psf Rosewoodz can be accepted by many, I think why not Flora?

Rosewoodz have it's own fancy Exsim design but the 1+ acre project has too few factors to attract more own stayers compare to what Flora offering.

But I would agree about the safety issue for pedestrians, Rosewoodz walking to Muhibbah LRT station is just slightly better but not safe for ladies.
