atrium reits - RM0.70 rclxms.gif

This reit has been underperform. NAV 1.05 vs current price of 0.70. Obviously it will be target of those who wanted to switch from high risks to dividend stock. It is also the best dy as of now among the reits. I should have accumulate more........ only 17LOTs...

Good to see that Atrium get back to 70 sens. hope it stand well and continue to march further.

on Feb 2009, it tried to cross 70 sens but failed.
over the past 5 months, it was hovering between 63-66 sens.

so tempting to increase my units...but still confuse how mgmt can let CEVA owe rental payment up to RM4 million that day.

good mgmt will not let that happened. hmm.gif

Big logistics company are hard to find in Malaysia. My guess is that at negotiating table, they must have arrive at some kind of win-win scenario. e.g. CEVA continue to rent but can pay later... or factor the oweing to higher rental (which spreads the 4 million over tenancy period).

yup, i agree.

the thing that i havent compute yet is how come CEVA managed to owe ATRIUM 4m in rental in the 1st place.

its something like my tenant owes me 6 or 7 months of rental payment n i still let them stay in the building and now because of that also im renewing their tenancy agreement so i will not lose those rental owed and the tedious work of finding a new tenant.

i must be missing some info here..pls enlight me. blink.gif

i think if the purpose of buying reit for its income distribution, then the setting of tp is not really applicable, since the intention is entirely different.
as all know reit is low beta stock not meant for trading.

Ok, the way things are going, there's no point in dumping more money in REITs. I should probably wait until after dividend time. But I'm wondering, what do you guys do with your ready cash while you're waiting for opportunities to open up? I have, like, nearly 50k at the moment in reserve. What is a good short term, high liquidity thing to put them in for one or two months? Just keep them in ordinary savings accounts?

wankongyew,

For short-term purposes, go for overnight, high beta trading (commodities, forex, Dow Jones Financial stocks).

Personally I would not stick to short-term returns if I have the cash as they're usually unsustainable. I would still continue growing my REIT portfolio as they provide me sustainable and high yields, which in turn could be used as rolling cash for my business.

Uh, what does that mean? That you'd buy more REITs even if the price goes up?

wankongyew,

That is correct. Besides, most REITs are still trading below their NAV. As long as there's still a 10% margin, I will keep buying.

i think hektar has got good properties including wetex in muar, ive visited wetex parade that day when i got back from spore...it was one of the nicest building in muar and i can understand how it can become the center location of muarians.btw the hotel (hektar tenant) was also full when i got there. rclxms.gif
