I suspect the plot of land inhabited by squatters across the road wedged between the Air Force quarters block and the SMK Yaacob Latif.

That seems to be the only plot of land still on Lorong Peel. hmm.gif

The Malaysian Gazette's article is not deemed credible to me as they can't even get the lot number correct. Actual plot is Lot 810.

Also, Quang1819, the 64 plot list by Lim Lip Eng is out there for all to see. And i don't seem to find this plot in the list, please do your due diligence, tq.

Based on that post, that is one very narrow stretch of land. And from the picture in the Malaysian Gazette article I have posted previously, I cannot fathom how on earth they can shove a building of that size on it, unless they integrate Amaya Maluri into this project as the latter is built by their parent company, Malton. hmm.gif

But still, kinda pity those Amaya Maluri owners/tenants if this were to materialise. Their facilities view will be facing the carpark portion of this project.

If true, then it seems like this developer really want to bulldoze thru this project, by hook and by crook. Reminds me of Maxim's actions when they bulldoze thru the sales of the Address @ Taman Desa in order to start its construction by selling their 1,0xx units priced at RM 6xxk.

This is going to be one weirdly shaped project when it rises from this plot of land.

On another note, DBKL must be sleeping at the wheel on this case. Dy have people protesting the development of this strip and the developer still went thru like no one's business.

You have DBKL under Ku Nan to thank for the mess that the current batch under Khalid has to clean up.

But this one is just plain ridiculous. No idea why DBKL can't be bothered to build the road instead of selling it to this PV-linked Pavilion Integrity group but I think earning a quick buck (and pocketing a bit from the proceeds of the land sale) for DBKL is more important than doing a community project to benefit the surrounding residents.

Maybe DBKL did plan to buy that strip from the owners, but the latter must have set a really high price until the deal collapsed, I guess. That Pavilion Integrity must've been able to match or even offer more than what those owners are asking for.

Might as well tell these protesters to go home and sulk coz this is out of DBKL's hands.

Ya la, this is freehold. Held by the owners for a looong time already.

Hope they design with extra attention to accomodate the narrow space. Otherwise end up like Ascencia etc. Driving up & down and turning in car park going to be nightmare if car bigger than Elantra.

Not sure how this developer will design this project, but based on their PV line of condos, they look plain to me, so I wouldn't expect any extra features from them (e.g. wider driveway or the sort).

Though I'm surprised that TTDI Ascencia's driveway design isn't that good, given that it is a high-end project. hmm.gif

High-end also cannot defy laws of physics la.

You only have narrow strip of land, unless you in revolving turntable or car lift or invite David Copperfield, you can only do so much.

Willing buyer and willing seller, who are made up of a group of landowners. Of course can proceed and I assume that DBKL green-lighted the DO to this developer.

So if anyone wants to protest about how it should be a road, then might as well go home and cry me a river coz it was never gov't land in the first place.

I wonder what happened to the protest against this project, tho. I guess they must've given up since they've learnt that this strip is owned by a group of private landowners who agreed to sell to this developer, not one of those 'shady' DBKL land transaction.

No news ever since the report first surfaced on Sinar Harian mentioned previously here a few months back, but since the other mainstream outlets didn't pick it up, I guess that its just a futile protest after all. tongue.gif

But the biggest factor is the price against other projects in the same vicinity.

Arena still better among OUG and Mira. Mira location is the best, but totally no view if u don mind. OUG layout is the best but PPA1M beside. So u have to go with ur heart. In summary, PV projects still the best.

The problem is, that small strip of land was previously owned by private owner(s) as mentioned by a few here before being sold to PV. The former can do whatever they want with it.

Don't really think they'll care about their neighbours' opinion if some interested buyer, be it DBKL or a private developer, comes along and offers them a good deal to buy the land.

DBKL never approve any new DO since GE.... lol... all the new launches u seeing now are DO approved during BN era... like Platinum arena DO was 2017 punya... this mira i think last year before GE punya... DBKL now only approve DO if u plan to build rumawip... haha

there are alot of things in consideration to launch a project... not that u get DO u immediately must rent it out... alot of 2019 new launches... the DO gotten way back in 2017 or even 2016.... alot of things have changed since then... and since not much new launches now... its good time for those who have DO to launch it....

As for condos under-con going above 30 floors being at risk of collapse, please don't exaggerate. This is just one condo which was unfortunate enough for something like this to happen. Do you see that happening to Parc3, Lavile, Nidoz, and many more?

If you read back a few pages here, DBKL wanted to buy back the land from PV to build a road.

Apparently, according to insider info here, it looks like that deal fell through and the latter is going ahead with the project as scheduled.

I'd wait for the actual launch if I were you.

But I think this project will just be like Southview Residences in Bangsar South where it is sandwiched between KL Gateway and Invito + Southlink Residences with the caveat of being close to the LRT University/KL Gateway. You'll see both neighbouring units smack dab in your face, but so will they. And yet still able to be sold out.

Wouldn't be surprised if this project end up like the above.

Okay, wait for the actual launch is a good idea i think. Who know maybe the Laville units that facing Mira will have more rebates? haha~
Btw i am considering Parc3 as for now, but it is leasehold. And Mira location wise seems better than Parc3.

That area cheapest freehold is abt 800psf. Amaya next to this development leasehold about 600psf. If Mira freehold also 600psf. No brained right. Laville freehold 800psf next to Mira also. N is nearer to TRX n sunway velocity compare u3 n E9. Definitely way better than them. But the land size abit Kei Sui. Is long instead of wide. N sandwich btw Amaya n laville. medium term stay vs long term stay got difference... those who wanna rent here for medium term til they going to buy a prop themselves... wanna go for convenience+ cheaper rental + decent sizes+ value for money.... long term staying u will think more about environment, what impact to your family, what kind of feeling if u gonna stay here 10-20 years and etc....

I have private messaged you showing the OSC (PBT) and Idaman (KPKT) records of Residensi Platinum Mira.

Yes, it is confirmed that Residensi Platinum Mira by Pavilion Integrity Sdn Bhd (subsidiary of Platinum Victory group) is ongoing.

In fact, construction progress has achieved at least 5% (foundation works).

About half of the units in Lavile will be blocked by Platinum Mira, which itself will mostly be blocked by Lavile and Amaya Maluri.

Both properties are FREEHOLD title.

Attended the seminar, I am super impresssed with the speaker to explain project with data and facts from another perspective which I never learn before.

He is very transparent, this project has no cash out and in fact you need to folk out 20k downpayment. There is no bulk purchase as PV dun entertain, but I agreed with him to buy under his circle so that we can as a group to be able to control JMP, renovate under bulk to get 30% lower price & hassle free property management. I agreed with him that nowadays property investment game is team game, no more solo game.

Probably one of the conditions for Orando to get the DO to build Lavile at that time. hmm.gif

But my assessment still stand when it was previously reported by accetera and a few others that DBKL under Khalid tried to buy back this land from PV to build a road, but appears to be unsuccessful and kept quiet about it.

Got info from my contact at Platinum Victory (PV)

Apparently PV has won the court case to possess the land that Platinum Mira will be situated on. However, the defendant has appealed the case.

If you look at the sales brochure carefully, it is only "registration of interest", not "open for purchase/booking".

If they don't win the case, the project won't even be launched.

If any sales agent pressures you to pay booking fee via checks/money transfer for exclusive unit/lot booking, ignore them until the project has been finalized. They're using the checks/receipts as marketing materials to get more buyers in (Fear of missing out- FOMO tactic).

Last year i did rent Airbnb in The Face(2 bedded).The design got some issues.The two room share a toilet.funny the toilet cant lock inside.everytime want use toilet must inform the other room becareful.dont open the door.😅 the toilet floor water choke.owner use one piece big plastic paper lay on the floor.the room too tiny until cant put cupboard.the swimming pool nice but after swimming,whole body feel dry n itchy.dunno izzit coz chlorine.Dunno other unit same or not or i am too unlucky.🤣 but the corridor lighting bit dark, everytime bypass feel uncomfortable. Good thing is lobby area got small library can let people read and rest.

Hahaha so how would you rate it overall? Those dim lights can easily replace with brighter ones or they purposely installed dim to make it a comfy looking surrounding. Swimming pool too much of chlorine haha.

Depends on how the chlorine is applied. If its incorrectly applied, then yes, it will lead to itching (link). If it is correctly applied, then no issues there.

If this happens, raise it up with the management and get them to investigate and correct the dosage.

You can from MRT maluri underground walk through Aeon Maluri and leave at another exit to go to Laville or Mira. Fully cover and air conditioning. But only from 10am-10pm. About 5-7min.

Alternative, you can walk through from ibu pejabat daerah cheras balai polis which is no cover about 5-8 min also.
