Bear in mind, this development will full with investor due to high safety of margin. So CA will be low. Will become keep property.

Less ownstay, no people willing to buy this project to stay due to high number of investors. So the capital appreciation will b low. Will you buy this project for ownstay when full of investor?

That area cheapest freehold is abt 800psf. Amaya next to this development leasehold about 600psf. If Mira freehold also 600psf. No brained right. Laville freehold 800psf next to Mira also. N is nearer to TRX n sunway velocity compare u3 n E9. Definitely way better than them. But the land size abit Kei Sui. Is long instead of wide. N sandwich btw Amaya n laville. But who care, as long price ngam go ahead only. Not u stay also.

Nt all project need to b i like to stay. I do not like to stay in apartment, does not mean people do not like. I do not like stay in landed, do not represent people not like. Due to this project is at strategic location, convenient already more than enuf. You need to differentiate own stay and investment product. This project is purely investment.

People always have this mindset, if cant rent out then i stay in. Which is wrong, investment is investment as long as ROI good. No matter is low cost flat or apartment oso can invest. As long as can earn money is a good investment for me.

Chinese say, No matter white cat or black cat know how to catch rat is a good cat. Same to property investment. Earn money most important. But it will waste your quota and LA, so u need choose the most highest ROI

Yes. But not within 5 years time. As this development due to high safety of margin. Will attract a lot of investment kaki in. Give him 10 years time, will absorb all. Buy 3b2b for better CA. As I see some layout, some waste the space.

Nice. Bangsar south better. As u can see, ikea n sunway wont stupid invest in maluri area. Becos they know 10-30 years future plan there.
