I was there last weekend, and about 20units mimosa remaining. Mostly with bad number or pricier unit. Will the units be of any premium compared to the others in the area, or it is just due to the expensive cost of building material. Hope for more input.

Wonder how could the Mall draw the crowds especially those middle class people. Setia Alam itself would not be able to sustain the mall.
People around PJ and KL wouldn't got there and public transports are not available for now.

won't be a high flyer like curve-ikano-ikea
then again, if millions have been put in, many tenants have signed up, some homework must have been done by them.
think it is positioned to be a neigghborhood type mall to pull residents within a 10km radius, maybe up to subang.
just average standard - tgif, tony roma type only, not italien or francais wine and dine restaurants.

Sp Setia is one company where they started the commercial in tandem with residential development.

they started Eramas...now having the world's longest pasar mlm.
they started international school, where 60% of students are from outside Setia Alam.
they started chinese and tamil schools and badminton academy...
and they already completed tesco and setia avenue. Sangsuria commercial in progress now.
they have launched Trefoil....the SOFO condos....
More commercial surrounding Setia Mall will be started soon.....remember that Setia City precinct is having the size of 4xsize of mid valley........

Even the curve takes >2 years to fill......have you been to The Curve in the 1st 12 months they started? the mall was like 1/2 empty without tenants.....the restaurant streets were pretty quiet.....too......

at least for Setia Mall, I believe it is now 7788 filled with confirmed tenants....
no doubt, during the 1st 12months, some tenants will close shop...................

there is provision for Setia Mall 2 in 5 years time....if the biz demand is there.......

Any updates on the relocation of the temple in Indah? The developers previously told me (about 2 years ago) they have plans to relocate but i still see the temple there when i visit yesterday.

Due to the road accessibility , don't think setia alam can grow fast. But the mall surely beneficial to klang people.

what's wrong with the road accessibiilty? direct access to nkve not good enough?
this mall will attract residents from setia alam, bukit raja, meru/northern klang, bkt jelutong, denai alam, maybe even subang jaya.
i doubt people from south klang areas like ambang or bandar botanic will bother.

Hi..
I m newbie for SA projects..
I just booked a unit in Mimosa 1..I liked the layout ..and the location ALTHOUGH for now this part of the Shah Alam lacks public transport facilities..
I m going to apply for loan but some sales agent told me that 5/95 is rarely approved and usually its 90% ..
anyone has any suggestions about this ..

Yeah , my friend with good financial status also cant get 95/5. I think you better prefer for the 10% down payment. Banker advise there is better prepare 10% for downpayment.

Do you happen to know whats the critiria or requirement for 95/5? I think age of the borrower contributes a big part.

According to the bank, is not about age, is about the policy to control. 95% loan is consider not possible right now. This is what I hear. Better prepare 10% else if you not afford better dont buy because if your loan is 90% MOF you need to cancel the deal and bear the penalty.

well, that is why developers are using other strategy ....markup the price and give rebate on downpayment.....
