understand there's a freehold component (minority) and a leasehold component (majority) of the land.
typical sunway, it will be priced to market even with phase 1. but risk of abandonment would be relatively nil/small. access is somewhat decent with fh, ldp and nkve nearby. hope they do some landed. |

Access good you can go to ldp from behind road through golf club to paradigm, federal also is quite near. To shah alam and subang is easier. Icon city too expensive thats why somemore office product, kelana kaya is bombard by office supply hardly to get rental return. But for residence its good. Con is not near lrt but there is a bus stand nearby ss7. I wonder people who invest for 500++ pr sqr ft still need lrt? Most of them prefer to drive.

Not sure where's the article but ldp is much busier than fh. 30+% if nt mistaken. Fed seems like more cars but its due to jam caused by the failed icon city flyovers. Until today I've yet to see a single car enter those ramps.

Without the ramp to icon city last time also got jam along the fh on either side. Anyway, not the main issue here.
For this serene, whoever coming from kj side along ldp during peak hour after work sure pengsan. Lol |

1. RM 732 k is net or gross (SPA) price? 2. What is the normal practised by Sunway for other Sunway project in term of the rebate and the furnishing? Like Exsim standard give 13% and free kitchen cabinet etc. 3. RM 732 k is already the confirmed minimum price? 4. accetera has mentioned at his post 115 that the project will be launched at attractive price so how much will be? No more RM 732 k? |

Was quite interested actually, but don't have time to really make a thorough comparison and research so going to give it a miss first. Also feel that the facilities attached to Tower B better (at least more to my preference)

Anyway this site is still 4.5 years away..who knows what Sunway have in mind...
Was told that they going to extend 1 BRT station into here but i think it will only happen if they manage to get WD land which makes more sense to have a station around. Btw is the BRT line from KL to Klang confirmed? |

BRT one station rm 1.60, in less than 2km, more expensive than UBER.. till todate still not practical and economically used by community..
Just don't make day dream hope with sunway.. property is just one of their revenue arm.. I rmb when I asked the SA why Serene so expensive one.. then he said if don't sell at this price how to pay for staffs 5-7 months bonus.. then I totally speechless.. |

Went to the sales site with show units. Layout is fine and with 6+1 lifts, i think its fine to cater for close to 900 units with 50+ floors. Downside leasehold, only 1 type facing lake, rest all poor view.

sorry to rain on your parade but existing WD factory and NXP semiconductor factory next to it is a real deal breaker for this project. You can google for the harmful emission from these "supposedly clean" industries. Golf course behind is also another hazard as they spray pesticide priodically to maintain their immaculate lawn. Daily vehicle emissions from one of the busiest section of LDP is also another dealbreaker. I wont want to live there in the near future. |

Any updates on percentage sold? I heard sales is very poor, Sunway too confident, even with Geo Lake which I still think it's way overpriced considering current market trend and with no GST (which should provide some cost savings about 2-3%)
