One of the key differences btw this n icon wld be tht sunwai often holds a % of assets such as the malls some office towers hospitals school hotels etc vs MS tht will gladlybsell everything off in 1 go.

Not sure where's the article but ldp is much busier than fh. 30+% if nt mistaken. Fed seems like more cars but its due to jam caused by the failed icon city flyovers. Until today I've yet to see a single car enter those ramps.

one of the main challenges here for investment or even ownstay is the lack of shops and restaurants within walking distance.
Anyway sales here is fantastic as they have covered pretty much most of what PJ people want in an ownstay property.

Serene is a good project. If youre ok with this part of PJ I think many other things tick the box.

With the even better discounts and rebates offered here, this could be a great buy for ownstay. Unsure what's the USP for investment but the specs n offering is very good and perhaps one can expect a bit of appreciation.

If got 850+k can explore subsale condo in SSQ. But access to good food is slightly closer in Serene. Highway access I give SSQ since can easily access npe with low jam to KL.
