Went to the sales site with show units. Layout is fine and with 6+1 lifts, i think its fine to cater for close to 900 units with 50+ floors. Downside leasehold, only 1 type facing lake, rest all poor view.

Am still considering if it's ok for own stay.. I believe phase 2 will be different JMB in future since it's not connected with phase 1.

Puffy, since u said u bought for own stay, mind to share below cons I gathered? I am still considering this against freehold condo in AD. Did u ask how wide is the corridor to the unit? Aragreens is really narrow and that turned me off somehow.

Cons:
Leasehold
High dense 894 units in 2 blocks with 10 units per flr
Poor exit to LDP turning to Sunway/Puchong direction
Only 1 type unit directly facing lake, rest either facing pool, WD or LDP
Air-conditioned Haier brand, no wardrobe, no bathtub, no bathroom accessories
Balcony is purely steel railing, no glass
Electricity and water bill under commercial rate

Pros:
Low maintenance fees
Deferment package offer
2 cp side by side except type A

Will add if I think of anything else.

What is lacking and agree with you is the cheap balcony facade, design of the condo and density per floor.

Other than that i am pretty happy with my investment.

Staff told me that the main road between the lake and WD will be extended from 2+3 lanes to 3+4 lanes. I think this is really good news.

Yes type D2, too bad its not facing the lake.

I thought of waiting for tower B but the price increase may not justify it..

I don't like type E layout and lowest floor available is from 39++.This also translates to almost 200k increase compared to type D lower floor.

Type D seems to me is more practical in terms of layout and also not facing WD.

The gap is more than 5ft between both walls and not directly facing another unit's window. Should not be an issue.

Serene definitely is not for rental (not very near to any amenities, LRT or mall). Most buyers are buying for own stay..

For rental, acruz (did i get the name correctly) or panorama is better option imo.
