I dun think gentlebre is failed but I will say not good enough especially we put very high expectation
In fact, buyers oredy knows arroyo garden landscaping will be greener based on both sides master plan n we oso knows arroyo garden got higher land n slope, So, the view will be much much better.
Average price for arroyo garden rm100/sf vs gentlebre rm117/sf. I think is quite fair price coz the gentlebre fencing is nicer n it launched after one yrs plus arroyo garden garden.
The only thing I m curious is how come diff road plant diff type of tree 😂😂.

Boss, honestly speaking I would think that Cradleton would be better than SEH precint 1 but Gentlebre and Tenderfields likely will not or fairly hard to exceed SEH P3/P2. How I see SEH P3/P2 is that it is like putting the EM's Swan Lake and the gardens into it. Lol and that to me explains the better landscaped public area of EM compared to SEH. Anyway, for EM I tend to believe (but have to confirm upon seeing the end products) that each precints will be nicely done but the question then is how close / wide the gap between the actual vs the artist impression.

Btw, have you or other buyers lodge any complaint for any significant "mismatch" and how's the response?

Congrate to those who purchase the SEH P2/P3 then.

After this how? SEH P2/P3 have no more issue then?

EW should really consider to give away awards to some 'fully supporter' here for consistently endorsing EM regardless of the outcome. Main reason is that their big efforts to maintain & promoting the branding at LYN. Not an easy job.

Actually cradleton really quite nice compare with SEH P1. Gt nice fencing,guardhouse & lampost. I think backlane not so important as who want to walk at backlane to view ppl cooking meh..haha

Well it's too late now to complain, didn't really have time to gather people's attention on this until it's too late or people just waited too long. Seeing is believing although it's just a few photos and some can still disregard it as nothing. I guess best now is sit down and relax, there won't be any last minute major changes. Just relax and enjoy CNY, get some rest and tackle this issue once it's VP.

Gentlebre is not so bad and having nice fencing & guardhouse. Just Gentlebre dun have so many lake as SEH P3 and those land surrounding the lake is not belong to public ppl only. Of coz if ppl want compare it v SEH P3..SEH P3 is more nice in term of more lake landscaping and higher land.

I think Precinct 1 SEH easily 50 - 60% (more than 300 houses) already occupied at the moment, even just one year after VP, can be considered one of the fastest occupied housing project within Semenyih I presume. In another 2 years, I think not difficult to reach 80 - 90% occupancy.

Wondering GVH or SEH more ghost now...

Haha..their fencing sure no nice as EM as EM is majestic concept but PIDS fencing is quite safe to prevent intruders. I more prefer nice view then nice fencing if for own stay..hehe

the main problem now is
SEH done nicely inside precint but EM r in public area

owner expectation high or EW downgrade their deliveries or promises? if craddleton landscape is EW standard, then tan sri cannot claim EcoWorld Class already, can only claim Economy Class. Reputation need to be earned, not self claimed in the first place. Honestly, craddleton landscape is too plain, quite boring and not inviting at all. Wondering who is EW Landscape Consultant with such lousy design?

Whatever Eco World are delivering are the new definition of Beauty. Less is more, not easy to deliver such impressive landscape at no elements, that's aots of efforts by Eco World.
Eco World have set a benchmark for THE OTHER developers have to compete and match Eco World standard for the next 10 years. They have successfully CRAFTED our landscape like Tan Sri always says "No one are doing it, we are doing it because we are Eco World".
I think that's what eco world class, the new standard of landscape.

They have really created tomorrow and beyond. I am freaking impressive... ... No wonder Tan Sri is Tan Sri... He see the different tomorrow than us ordinary peoples and THE OTHER developers.

Indeed I understand that the security system of EM fencing is also with PIDS feature (not Agile though) but since backlane is the most important feature to talk about, PIDS or not is not important.

Beauty is in the eye of beholder.
Personally I think that's the most beautiful backlane I ever seen so far (before the completion of Merrydale and Mellowood)... I am pretty sure that's what EW been selling to me.

No any developer are able to craft such landscape. Only they could, because they're Eco World.

If the back lane turn out to be too different from the marketing artist impression photo.....Can't the buyers sue on the basis of misleading marketing material?
I understand the artist impression can be different from the real end product BUT it can't turn out to be totally different, right?

So obvious brochure not same with actual still can accept?

If earlier brochure show normal outdated backlane and we still buy then fair enough but now totally different

But EW should not have a misleading artist impression photo that mislead buyers in their ads.
You can tell the judge that you buy based on the misleading artist impression photos but the real product turn out totally different.
You should get compensated for that be it $20k, $30k,$50k

you show your lawyer
1) the photo in the ads
2) the real end product photo

ask you lawyer if the ads photo look the same or look different than the real end product photo lor.
If he say look the same, ask him how many % look the same.
If he say tree not mature...ask if it will look like artist impression photo when tree mature down the road lor. e.g. how many % same etc.

Then ask your lawyer got chance to sue or not lor..

You should not sue yourself la...combine all your buyers in a whatsapp or fb group and discuss among yourselves lor.
I are just an outsider but cant stand buyers being bullied by developers.

(I am not a lawyer but this is quite common sense mah)
The end product cannot look totally different from the artist impression photo.

Cradleton owners, do highlight your concern to EM when you have chance to drop by sales gallery. Demand for clarifications. They aware what's happening in the forum. Let them know that real buyers are serious on the quality of the final product.

One thing for sure is SA will divert the topic to their virtual expectations, like their township concept, bla bla bla... Stay focus, tell them what expectations n that they have crafted in the owner's mind by EW. I have done my part as the owner. Others, please do the same. Complaining in the forum, they will hear but not necessarily will take action. If the decide to be reactive mode and do nothing, then i will bombard EW officially upon VP.

Cradleton landscape is beautiful.
We not satisfy because we have too high expectations.

If those buyers manage their expectations well.
EW have actually delivered above their expectations.

If you collect all owners in the neighbourhood and 90% of owner put their signature stating they buy based on video/brochure presented to them during their visit to showroom instead of the SPA.
To me that's already a case for misleading advertisement.
Let see who the judge will side with?



Option two is for the all the owners to do battle with EW on social media write negative reviews online on their fb page, google reviews, youtube etc
If their future sales is affected, you think they will negotiate or compensate owners?

The problem now is like this:

For the VP precinct such as Gentlebre, purchaser (at least one from the forummers) mentions the landscape is okay, only have the trees variation issue, which the purchaser already lodged complaint to the developer and awaiting management decision.

Nonetheless, other precinct purchasers, based on a few pictures, claim that the landscape in Gentlebre precinct is no good, no ummph, not majestic enough and assume the same will happen on their precinct, although is not yet VP. So how?

That's why. Beauty is in the eye of beholder.
The landscape are so beautiful dy... I am not sure what they bising?

I am not a buyer here and no plan to buy. Just kpc only.
How EW handle this will determine if I am going invest in a EW home in the future.

For existing EM buyers, as long as it is not VP it is not considered as final product.
Just wait for house to be VP and determine the next steps lor.
In the meantime buyers should organize themselves be it in fb group or whatsapp group and be ready to negotiate as a group rather than as an individual.

No, not happy..selling time we happy everyone promote for us, but deliver time we want to keep it very secretly. As silent as possible.
Print on paper, speak on stage also we no need to be responsible and don't feel ashame, those peoples behind screen of course no need to be responsible. Thus we can't expect much from them.
We don't feel like want to know how they see our landscape.
EW said wait until VP, then we wait.
EW said nice, then we all feel nice also.

Unfortunately, it will affect the value of the property which affects the existing purchaser. I guess some here (especially those for short term investment) is doing a risk management to calm down some of the purchasers here.
My suggestion for those Cradleton buyers, do what you think is right and not listen to others with vested interest and with different interest from yours.

i am surprised that EW is not taking proactive actions to communicate to the buyers since they are aware of the expectations.. it leaves the issue open for so long and everyone is making their own guess. Remain silent while continue paying with its brand's goodwill doesnt look like a good strategy.

I'm sure by now they are aware of the discussion in the forum or at least brought to their attention through some of the buyer that has communicated their dissatisfaction of Cradleton that's going to VP soon. Agree with you it's not a good strategy if they continue to ignore the buyers' concern sooner or later all their hard work of branding/marketing will go to waste when the product didn't turn out as good especially in this modern world where things get spread quickly through internet social media. The cost of a nice backlane/landscape that they promised versus the budget they spent on branding (e.g. concert, professional talks, food events and etc) is minimal. Anyone please correct me if i'm wrong especially those experience or in the construction line.

For the back lane issue is related to the planter box and landscaping around it that they promised at the early stage and showed an illustration picture of it which was well circulates in this forum. And recently according to some that asked, EW is saying buyer is having too high expectation when they are merely expecting what they were sold.
