You just walk in and ask any SA about landscape or backlane garden. I asked twice. Their response very consistent.
That's so wrong if they did promised different 2-3 years ago. So wrong.EcoMajestic @ Semenyih (VERSION 15), Gentlebre VP-ed & Cradleton next (soon!)

QUOTE(Diver Lim @ Jan 14 2017, 05:11 PM) Well it's too late now to complain, didn't really have time to gather people's attention on this until it's too late or people just waited too long. Seeing is believing although it's just a few photos and some can still disregard it as nothing. I guess best now is sit down and relax, there won't be any last minute major changes. Just relax and enjoy CNY, get some rest and tackle this issue once it's VP.This post has been edited by shawnk: Jan 14 2017, 07:09 PM |

QUOTE(willyboy88 @ Jan 15 2017, 01:47 PM) I am not a buyer here and no plan to buy. Just kpc only. Unfortunately, it will affect the value of the property which affects the existing purchaser. I guess some here (especially those for short term investment) is doing a risk management to calm down some of the purchasers here. How EW handle this will determine if I am going invest in a EW home in the future. For existing EM buyers, as long as it is not VP it is not considered as final product. Just wait for house to be VP and determine the next steps lor. In the meantime buyers should organize themselves be it in fb group or whatsapp group and be ready to negotiate as a group rather than as an individual. I have nothing more to say. Good Luck to all buyers. My suggestion for those Cradleton buyers, do what you think is right and not listen to others with vested interest and with different interest from yours. |

QUOTE(LTFan @ Jan 15 2017, 05:02 PM) i am surprised that EW is not taking proactive actions to communicate to the buyers since they are aware of the expectations.. it leaves the issue open for so long and everyone is making their own guess. Remain silent while continue paying with its brand's goodwill doesnt look like a good strategy. I'm sure by now they are aware of the discussion in the forum or at least brought to their attention through some of the buyer that has communicated their dissatisfaction of Cradleton that's going to VP soon. Agree with you it's not a good strategy if they continue to ignore the buyers' concern sooner or later all their hard work of branding/marketing will go to waste when the product didn't turn out as good especially in this modern world where things get spread quickly through internet social media. The cost of a nice backlane/landscape that they promised versus the budget they spent on branding (e.g. concert, professional talks, food events and etc) is minimal. Anyone please correct me if i'm wrong especially those experience or in the construction line. |

QUOTE(tenderfield @ Jan 16 2017, 10:07 AM) i wonder why i can get info and cradleton buyers didnt ... Which info? Where the back lane has plants?very fishy .... complain here but dare not ask SA ? For the back lane issue is related to the planter box and landscaping around it that they promised at the early stage and showed an illustration picture of it which was well circulates in this forum. And recently according to some that asked, EW is saying buyer is having too high expectation when they are merely expecting what they were sold. |

QUOTE(max2k @ Jan 29 2017, 10:00 AM) well, i would say most ppl who have visit EM will say nice.... close to 600K for such environment in KV its limited... only prob its the distance and fight for traffic for those work in KL / PJ Partly why the price remains low when compared to KL but remains premium in Semenyih area. SEH is lower in pricing and so far the precinct area has more premium feel compared to EM's precinct area (to be fair still under construction). The sports complex in SEH is nicest or biggest in KV? EM's remains to be seen whether is better or not.As for the exterior or public area, EM definitely better. |

Just received a red newsletter from EW and EM. On Cradleton's project, it says "our promise Delivered" in big font size. They really think they have delivered as promised, I don't think those Cradleton buyers will get any chance of planter box as promised. Not trying to stir old shit up but to me the issue was never cleared or compensated to the Cradleton buyer.
I really hope the Cradleton buyers should take action rather than letting it die down just like that on false promises. I would support as an EM purchaser to avoid getting the same false promises. |

QUOTE(brando_w @ Feb 6 2017, 11:01 PM) Nice pics; yeah grass for common areas better not be cow grass... in fact, the grass outside of the fence within the house plot (adjacent to the car porch) should be carpet grass as well (though this may seem like a far-fetched wishful thinking)... If this has too much premium feel, they would have to at least match it for future SD or cluster launches. |

QUOTE(Rabel @ Feb 13 2017, 10:53 AM) Yes boss, u r right. Tis is the question I voice up to EM. How r they going to ensure all buyers will happy since they plant diff type of tree? Diff ppl diff expectation. Some more internal buyers area get nicer tree. External buyers sure will unhappy. Then ppl will start talking EM double standard. Not only that. One of the reason people bought into strata landed property is the consistent looks of the same type. It would be a new bad surprise to me if the landscaping is not consistent.Actly I voice up this issue to them I consider is good to EM management if wiling take more serious attention. I foreseen future buyers will unhappy as well if they continue practice tis. By the way, look like they only finding excuse to .... |

QUOTE(Jasoncat @ Feb 13 2017, 11:18 AM) I personally think that landscaping could be different a bit to add more varieties and the attractiveness (and I welcome so) but it will be difficult to convince the buyers that they are all treated fairly. I don't mind good varieties either but it's a vast difference in terms of quality then that's not good IMO |

QUOTE(Jasoncat @ Feb 21 2017, 02:30 PM) Hehe... when your Cradleton VP, you pretend as non-owner who looks for subsale - see whether the guard let you in or not. If they are not doing their job especially on security then we should really kick their ass but likewise we should encourage them when they do and that means some inconvenience especially to visitor that needs to register and what not. |

QUOTE(Diver Lim @ Mar 19 2017, 04:04 PM) Not managed to take photos. Grats for you man. Seems like a real positive moments. I hope Tendersfield have similar upgrades Overall a very good session. Trees in front of 1A was told would not skip. One tree in front of every house. So, we shall wait and see. Cradleton water features roundabout was actually considered as upgrade. So thanks for all buyers raised to have roundabout according to booklet earlier. Meanwhile, Perimeter fencing have upgraded to 10 feets with CCTV. Double boom gate anti-tailing. INTERCOM Free 1 year Unifi subscription. Cradleton backlane only shrubs. They were saying not possible for trees and etc. Reason we already know, sewerage piping are at the back (for Cradleton). However, landscape and facilities within Cradleton I assume above average. Hence, I rest my case for backlane. EW apps provide residents services like school bus, house cleaning, newspaper, TM, Astro and etc. Most of the application including apply for new vehicle tag, submit renovation application and so on can be done with the app. |

QUOTE(Diver Lim @ Mar 20 2017, 01:45 PM) Yes, overall good. Surprise to hear Cradleton has intercom as well. Free upgrade?Cradleton got some very good value upgrades. Backlane still gone but at least they made it at the side lane. Side lane I think above average, above my expectations. Good features and facilities. Nice soft floor mat, nice playground and facilities... Nice entrance roundabout and entrance driveway landscape at both sides. Nice management office behind guard house. Intercoms. Double boom-gate. CCTV 10ft height perimeter fencing. Cradleton in whole, I would rate it above average. A value buy. Don't feel so low specs anymore. |

I really hope the workmanship turns out good, externally and internally in the structure itself. Hope proper QA is conducted but I lost that confidence when I saw tendersfield have cracks here and there in the Feb progress update. By now it's too late to change anything if there ever was a chance.
Finger crossed. My wish list is better security systems and landscaping other than the workmanship mentioned about. It's not a big ask for Tendersfield buyers. |

QUOTE(max2k @ Mar 30 2017, 06:46 AM) Actually whats the point having many guards ? If the front gate manage well and on duty guard alert enough theres no such need having 8 guards at 1 shift. Its a gated residential area right... what you guys think ? To a certain extend. The intruder can come from the fence area where there's no guard station hence we'll need patrol to monitor those "blind spots". |
