the management will provide some approved patterned grille if anyone interested to install.

but as far as I know...door cant change.....otherwise not uniformed lioa.....

but best to check with management.....

I presumed that many owners will be in real shock when comes to strata title properties......

I think grill for main doors can install but for windows it depends.
Reason for grill for main doors is sometime if we didn't switch on air-cond, the door should be open and it's like totally naked.

At least there is a grill if when we leave the door open.

For windows if you want.you may consider those invisible grill, grill are In between the grass or something if I am not mistaken,  of course it should be quite costly.

I will do this for my G&G area

u can install those security doors... way more secure... and looks classier than ordinary wooden door... that my own view... but the quality of the door and the locks very secure... 12 locks system... lol...  thumbup.gif  thumbup.gif

my 2 cents

Dont bother with security door for the main door, there are MUCH easier way to enter your house then thru the main door.

My defense system starts at the bedroom door, I think I outlined what I did and my reasoning in other posting...

no worries
after you get the keys you will surely meet the site supervisor
he will be hanging around.. supervising all the defect rectification,

actually when u install pump its not just the piping. the joints between leak due to higher pressure.
as for your friend, his contractor use SIRIM approved pipe but did he redo all the whole house internal piping? The house itself comes with a lot of internal water piping so if you install a pump do you want to hack and replace all the piping. Or just take your chances maybe won't leak. Also SIRIM approved doesn't mean all pipe can be used for all kind of plumbing installations. There is a rating of the pipe can withstand a certain amount of water pressure. The house water piping is built for normal use, so if you increase the water pressure, it could be out of spec and leaks start to occur.

i have been told by a builder NOT to install pump, their piping work not built for that.

so i just asked plumber to work some magic and reroute some water pipes. If you know what i mean. Even then, after i did this, many of the plumbing inlet hose start to leak. i had to fix them one by one. If i had put a pump, i dunno how much worse the leaks would have been.

Or maybe, I was just unlucky and the house was a shitty house.

sorry for the long reply. bored these days. tongue.gif

From my experience.... (and a few years in the civil engineering line)

Once your house gets to around 10~15 yrs old...water problem (leaks etc) will start to happen, doesnt matter if its a terrace or semi D or bungalow. The main culprit is not the water pressure... infact CONSTANT water pressure is fine.. the problem is when the water pressure alternates.. form strong then weak then strong... this constant vibration will loosen/wear out the joints (the pipe itself hardly every breaks).

That being said, I'm not taking any chances (for those of you who experienced leaks from underground piping u will know what I mean), for my next house, during reno time, I will try to relocate all my water piping externally (ofcourse hide it nicely, thats what the ID is for), for internals ones, I will install removable panels/tiles etc where the joints are. 1 time cost for a life time of headache free living...

I think If anyone simply own any strata condo before, they have some very general ideas on what they are heading.

Here and there maybe a bit of this and that we didn't think of it for Landed Strata..i assume not until stunt ba?

Actually SA does brief through during the sales process too.
*
Oh ya... u know those kerb parking around the housing estate...

You can forget about that in a strata landed...

This I believe based on enforcement? Residents can feedback, discuss/request ?
I been to some Strata residents, they still park their car outside.
Half car porch half roadside (day time). Maybe temporary only, night time must remove?

If fully based on condo standard, many cars need to park outside.

Some buyers priority on first and last roll, I still heard they said extra parking space during units selection. haha...
*
Everything can nego la...

But strata means outside of your house is shared land...

Anyway... for Tropicana Aman - Cheria, its gateless, so you can actually park 6 cars with your 2nd row of cars jutting out of your "gate", that is allowed.

However, IF you decide to build a gate, you cannot close your gate and park your car entirely outside of the gate.

There are some ppl who are very selfish, they want to keep their own porch empty while parking all around....

Management can still allocate certain shared land as general parking space/visitors parking space too if they agree and approve right?
*
Correct.

Provided there is such space.

Usually for strata landed, the visitor parking is clearly marked in the borchure/planning stages. While all other "free space" would have some landscaping etc being done on it.

Oh and just like Condo... if the management is strict, resident parking at visitor space will be subjected to clamping.

ID.... is to make sure the design flow, what you think looks best for each room might turn out nasty once it's all put together.

To save cost and have a fun ID experience... I would advice..
1. Let them do the coordination and supervision. Otherwise they are not responsible for your contractors workmanship.

2. Big item raw material, try source it yourself. Raw material sourcing will be hiked up 20% by ID, small items no problem big items ( aka tiles etc) would be painful

3. Get a proper ID, there are many so called ID who sucks

4. Just like there is good mechanic bad mechanic, good and bad doctors... same goes with ID. Get one that has the same view and design which suits your needs.
