I think someone mentioned security tint/film. I did asked during the fair, typically, it will cost 2 to 3k for the whole house. It will block the infra heat + Security.

Just use screw driver can open ur casement window they no need break glass .
If ur house window frame is normal frame and not a multipoint lock then more jia lat + how many guards in the area ? and how height is the perimeter fencing ?

Prolly would be busy at some events in KL but I think I'll drop a visit this weekend for fun.

Check how tight the security is ... if the security r lenient then better do grill + alarm system + Cctv
If security very tight . All visitor must register and call owner before allow them enter then u can save grill money

The security glass/mesh comes with their own frame, normal/standard frame is a waste of time that that brittle latch.. sometimes u use some force to close it also patah...

As for number of guards, that all depends on the JMB/RA and budget liao lor....

I'm not sure about TH, but TA has something touted as "anti climb perimeter fencing".... they put broken bottles at the top of the fence ka?

Alarm system is provided by developer, pressure sensitive sensors on all windows. CCTV need to install ourselves.

I thought it's SOP for visitors to register and guardhouse call owner before allow entry? Funny thing is, with no intercom the guardhouse will instead call our mobile phone whenever got visitor or courier delivery. Pros and cons I guess.

Should write a letter to ask them to install the intercoms.

Technically, they have a panic button installed at the entrance and master bedroom.

Hard to believe they won't do an intercom since already prepared such infra.

CCTV for now I think not needed, security looks rather good for now.

I think mine in TA comes with CCTV... but good point on the intercom, not sure if we have it preinstalled.

But its a panasonic package, its plug and play so easy to add another unit of intercom i reckon, perhaps your JMB/RA can get a bulk purchase and see which house wants in.

Its VERY important to get an active RA in a strata situation...

CCTV is rather cheap nowadays, but I don't feel like expensing more money for such equipments when it's basically quite a weak deterrence compared to a good strong door / windows.

CCTV is to monitor your house when u are not around.

And to monitor your maid....

It doesnt deter anyone from breaking in at all haha

Also, strong door/window will also not stop anyone from breaking in... hence my setting up stronger bedroom door.. its to give me the 15 minutes I need ot get help/escape. Downstairs, given time, anyone can break thru whatever reasonable setup u have.

Oh but having some security is to deter yoru house being target... hope they deem your neighbour's place an easier target and leave you alone

I just hope TA didnt prebuy old units. Cause by the time the house is ready for this system, Panasonic might have upgraded units already.... currently their hub is limited to 4 cams... a tad annoying..

Regarding the alarm system / cabling provided by developer . Pls check the cable is Aluminum or fully copper and wat brand . Many cabling provided by developers will not last long .

some security guard just collect ID card
And let the visitor go in . They can use hp to call the owner .
My place is call owner first
If can't reached the owner then guard will go to house and check with owner first then only allow the visitor go in .
Fencing height also important
And if the fencing with barb wired , cctv and infracred laser beam then will be good
