If you look into other project, for e.g. KLTS gombak, unit that facing HTC is priced cheaper, and unit which facing it and nearer is also even cheaper than those facing the other side...

but i think seruang at 1000 sqft less than 400k is something that we cant find in PJ, SJ, KL area. lol... maybe what i can think of is people who are from KK or Klang would be happy to stay there because of familiarity and proximity.

The Rimbayu sales agents told me. Based on their masterplan, IJM plan to build some big blocks commercial along the areas highlighted in red.
Some of these will be by the big lakes together with high rise residential. These are for the distant future as infrastructure improves.

they keep building residential and commertial without expanding the road or build additional connection to highway, i can imagine how jam it is in next 5-10 yrs

Future very hard to predict, now everything on private fund.

But who knows, maybe LKSA/WCE will extend till KLIA & Sendayan..

Canal City have 2x the houses compared to Kota Kemuning...

15 yrs ago KK was awesome... 5 years ago the traffic is hell... now its better with the enlarged 1st roundabout

and if i were to move to a landed house in the future, will there be any potential for it to be sold off say 5-10yrs fr now?

If you're willing to sell for a lesser price haha. Iinm, parque is selling lower than initial selling price now.

Parque buyer is more to own stay upgrader from nearby area
Yes it will fetch higher price in the future after the town grown

Frnkly i feel condo potential for this area would be limited.

KK, for the longest time, only have 1 condo (and some low cost apartments). Hence that condo was very well taken up. However, in Canal City, there seems to be much more available condos, not sure how would the future take up look like

I've been browsing around and I found some comments about land sinking issue in Canal City.

Should I be worry about Parque since it is a high rise?

Why not just rent parque for now? I'm sure there are sufficient units going for low price if u ask.

When u try to sell ur parque 5-10 years from now expect depreciation or significantly lower appreciation than equivalent projects elsewhere.

I don't think you have that issue at Parque. Besides, Parque has been VP'ed for a while now.
Any land settlement issue will be very clear to you or your home inspector as you walk around the building.

Anyway, land settlement issue is not isolated to Canal city.
Many other townships have the same issue too when they first started including Subang, Puchong, Setia Alam, etc.
In Canal city, we know it affect a few houses at Bandar Rimbayu Chimes.

Good luck shopping for your new home.
