I'm looking to buy a unit in Parque Residence as well. The unit will be facing North, towards Tropicana Aman. There is an empty plot of land right in front of my potential unit. Does anybody know what that plot of land will be used as? Will it be a high rise?

What's the maintenance fee like in Parque?

Dear IJM Land/Eco World/Gamuda Land/Tropicana Aman, regarding the heavy traffic issues encounter by your residence in Bandar Rimbayu, Eco Sanctuary, 257, TA.

For your information, as a residence, we are facing increasing volume of traffic coming in and going out of your town everyday and its become really unbearable. Are you as developer of this town just gonna sit and watch and leave it to the authority? Please sit together find solutions to this heavy traffic coming into your town as it will also become your benefit and will be your main selling point.

It takes 20-30 minutes in the morning from your town to Elite/SKVE BSP exit.
It takes 40-60 minutes in the afternoon from KESAS Kemuning exit to your town.

Please look into this proposal :
1. Direct Exit to Elite and SKVE from your town.
2. Flyover from KESAS Kemuning exit to your town. or
3. Extension of LKSA Toll with flyover from Kota Kemuning to your town.
4. Putra Height LRT extension to your town.
5. Contribute and expedite Government Primary and Secondary School development.
6. Direct flyover from your town to Putra Height.
7. Replace all traffic lights, junctions and roundabout with u turn.
8. Reduce Roundabout.
9. Manual traffic control from police traffic/ remote traffic light.
10. All junctions, roundabout and u turn must have slip road.
11. Etc..

Well....I told you earlier my Hengdai and Cheemui will check out and check in this area, right?
They are all slowly discovering and moving here.
Now with the new Quayside mall open in addition to the ES mall, it is not as Sangkala/remote anymore.   (at least for me)

Nothing beats the safety and convenience of parking our cars in front of our landed home and not having to carry our groceries from condo car park->lifts-> home.

But mat rempit still an issue in this area... Nearby got kampung!

Those people u can avoid. But if one lives in a condo, to squeeze inside a lift with other people, very hard to avoid.
Due to Covid, some of my friends who live in condos, see people in the lift, like seeing a ghost (Cantonese)haha

Terraza maintenance fee is RM 500 + 10% sinking fund

I have to strongly agree with you on this... My apartment lifts are rather narrow, even when fitting 4 people, there is hardly any min 1 metre physical distancing at all.

Worst still, there are idiots who don't put on their masks even when the notice inside the lift says so - so it's true, I am seeing ghosts each time a stranger walks into the lifts, especially those who didn't wear masks!!   

Got keys to a subsale landed home just 2 weeks ago, awaiting renovation & will move in by Q2 2021. At least I no longer have to complain about seeing ghosts inside lifts, and have the convenience like what you say, park in front of your door, and carry groceries in directly!
