Just thinking out loud, are we moving backwards as a country?

We are building so so many rumahwip in kl... mostly at matured area. And although more and more people can afford a home, but is it of quality?

what is your impression of rumahwip when its completed? Could it turn out like those flats that we see now? Example, the flat behind glomac centro. All double parking, full with rempits of 14years old riding bike without helmet. thats just an example to illustrate the lifestyle/culture that affordable home will create.

Are we populating more of these cultures?

What about selangor? Never see affordable home at hot area. All hot area is expensive by top developer. Could this actually segregate selangor and kl even further in 2020? Where the lesser income are seen staying in kl, and the higher income in selangor. Altho it may seem u r rich when you stay in kl, bcuz our capital city is kl ... but in reality, it might be the other way round.

KUALA LUMPUR (April 18): SkyWorld Development Group has invested RM3.8 million to set up a 13,000 sq ft facility called the SkyWorld Quality Centre to showcase the quality of construction of the developer’s projects.

According to SkyWorld founder and group managing director Datuk Ng Thien Phing, the Quality Centre signifies the developer’s commitment to QLASSIC and CONQUAS quality assessments.

“Purchasers are becoming more savvy and selective. So besides offering innovative, location-centric projects with various facilities and amenities, another important aspect is quality assurance to provide quality homes for our buyers and investors,” he said at the ground-breaking ceremony of the Quality Centre at SkyArena in Setapak today.

“SkyWorld will provide a showcase of quality workmanship such as wall or floor evenness versus uneven wall or floor surfaces. The SkyWorld Quality Centre will help you to identify defects that you might not be able to see,” he said.

Ng added that the Quality Centre can also be used as a training ground for SkyWorld’s staff as well as a sharing hub for its consultants and engineers, university students, prospective homebuyers and also for the public who want to know more about the various aspects of construction quality.

Also present at the event today was Works Minister Datuk Seri Fadillah Yusof, Setiawangsa Member of Parliament Datuk Ahmad Fauzi Zahari, SkyWorld chief operating officer Lee Chee Seng and SkyWorld chief financial officer Siew Chee Seng.

The Quality Centre is earmarked for completion in September and boasts 10 functional areas such as the SkyWorld lounge, a mini auditorium and a show unit.

On upcoming launches, Ng said there will be a few residential launches offering homes tagged at an average price of between RM500,000 and RM700,000 per unit in 2H2017. The developer has set a target of RM1.6 billion worth of launches for this year.

“We are very optimistic about the market especially for the second half [of 2017]; if the market is good, we will launch the projects,” added Ng.

The end is near my friend. Market is saturated with RUMAHWIP. Also not able to sell out. Needless to say those same price smaller condo, or higher price same size condo. Just waiting to die.

u been over thinking... there is still some difference comparing ppl hu can own a 300k condo vs a low cost apartment.... its affordable home... not cheap home... with strata title management... as long as the mentality of the residence is good.... its never been a problem... looking at my fren's pandanmas neighbours... they are off different standard type of owners than those you saw in the low cost apartment.... dont lump everything together in a bucket...

selangor is actually able to standalone on its own already... KL is just the old city center.... but u can choose not to stay so near to the city center if you dont like it.... selangor's hot areas been developing too fast even before the government able to launch their rumah selangorku programme... now they can only implement it on newer townships developments lands....

the rule said minimum is 800sqft... but, yes....rule is still set by human. anytime can change.
for people who want to buy then need to act quick. this is Malaysian benefit, and it is equally to all race, as long as you are 1st time buyer, grad one unit. dont wait.

yea.... next government can chg it to 750 or 700.... really wanna get a rumawip... better get it fast before rulings change again.... those got the 900 sq ft ones reli not bad.... i think the earlier ones some are residential title land.... lately the new rumawip all commercial titles.....

Extremely high density. Based on the proposed plan there's at least 2 phases. The 1.900 units is only first phase. Guess that will at least double. The rumors I read on the forums was that the approved plan included 4-5k units. Hope they scale down a bit.
If you can stand the high density, the building and the facilites is Good!
But 1 pool for 4k units? I can't really imagine how that would work? Better swim early morning:-) Hopefully they put in 1 pool per phase at least, but doesn't look like it in the plan drawings.
Best tip I have. Go visit the location. The Google Street View of the area looks horrible, awful, but hopefully they demolish the old slum already.

How big the land size to fit this project?? KL Traders Square 17acres for 2.5k units if not mistaken, and Seasons Garden 6 acres for 1.5k units...

Ok, thanks, but have a look at the pictures on Rumawip website. The project clearly has at least 4 towers centered around a common court. It would surprise me a lot if the two phases are separated in terms of security and facilities. A problem with the design is that half of the units in phase 1 and 2, about 2k units, will be facing each other ( facing in to the common court) Have a look at the pictures on Rumawip website. Hopefully buyers would be able to pick units and not go through balloting.
If it's true that there's only 2 phases, and that the second phase is no bigger than the first. Then the number of units would be 3,8k (2x1900)

Worth 300k??? Suppose to be affordable housing but at a non affordable price tag. Just compare with nearby project. PV21 newly completed. 900 sqft asking 400k. Not much difference?

Anyway got plenty of other rumahwip choices, why choose this?

I am worried that with only single cp provided,
Where would be the extra car need to be parked?
Imaging average unit with 1.5 car (where usually will be 2),
There will be 2,000 car to be parked along the road side.
This development is not sustainable and may created some social issues to surrounding area.

The DBKL will be built the multi storey car park nearby there...
and SkyWorld also will buit the car park beside SkyAwani 3 ..

some rumahwip even without option to purchase additional CP because there is just not enough slots. Average family own 2 cars at the moment. So possible rumahwip = low cost flat double triple park outside by the roadside as long as there is space.

For skyawani 2, yes able to purchase additional CP. 25k if not mistaken. but same. you need to fork out the 10% price of CP as d/p. Not sure for this project tho.

The culture here is a bit weird.
Driver prefer road side parking rather than turning into multi-storey car park

tarc student was whacked and died, robbed and stabbed him on the head.

Rumours are that it will be near Skyarena / high school there. Logic considering the availability of land around that area. Skyworld also pandai. Put other launches on hold first in Skyarena.

Premium prices?? It used to be selling at 200-300k for 1.3k sf but now 500k for 1k sf... Quality shud be similar only..

Want to compare very fast only la...5mins can settle.
In summary, u want cheaper, bigger size, no facilities or minimal; go for the other projects.

You want decent size, with 3 tier security, and full condo facilities, go for skyawani 3.

Options are out there, see what is your requirement and most importantly the value.
Alot of people always compare price only, but seldom they compare what's the value a project bring to them.

My 2cents.

I been told that booking fee rm5k must write Chang.Haryaty in the banker cheque. SA told me must put the "dot" in the Pername name. Anyone pay the booking fee before? Is it same name Chang.Haryaty or Chang Haryaty without the dot?

Anyone can confirm on this? Scare scam.

Actually if you use bank in method, there will be no dot allow in the name.

So I just transfer to them without the dot and they already proceed with my application...

But not really sure for bank cheque...

Why not just transfer?

The correct one is CHANG.HARYATY
Tis is because need to follow the account name.
Without the 'dot' will be rejected by bank, and at the end, u will need to issue a new cheque again.

For convenience, transfer directly better.

I don't know...It depends on whether which view you want, you hate the sun or not etc...

The lucky number will only be given on that day itself, which starts at 8.00am...

No need to queue so early, as even you get number 1, you will still possible be last place as the turn you select the unit is lucky draw instead...

So is like a diff method of balloting...

But we get free breakfast? So that's that...

I managed to get "klcc" view,mid floor. When it was my turn there were only few last units available. anyway when i study the location view again i think no direct view de...Block B look more "direct" view so Zoo Negara also good enough...just worry facing facilities too dark no sunlights...

I wanted unit 13 but finished d when it was my turn. But I was lucky enough to get unit 12. The reason is because there is a high voltage electric pole near block A KLCC view, the nearer to the lift, the nearer to the pole. So my priority is 13 > 12 > 11 etc. Am really thankful to get unit 12. Hoho, hello to future neighbours =)

you so lucky! But i guess not everyone mind about the electric pole because when it was my turn, 8,9 already all taken anyway, maybe cause chinese likes Number 8
but myself personally prefer not too close to the lift.

Any SKYWORLD staffs here or insiders? I wonder the management of the condo will be under Skyworld or other company. Also, how if unit owners do not pay Maintenance fees. I'm kinda concerned if the property management company isn't doing fine. Then the condo eventually became not well-maintained. =)

1st year is under Skyworld manage ... after that will handover to JMB ...
JMB normally will appoint property management agency to manage it ...

If you submit though developer, then just follow up though developer...

One thing I afraid is that if you already submit though RumahWIP website, even if you resubmit though developer, will be a bit hard as some process needed...

Not sure about the term, but my banker from PBB told me that MRTA is financed together with home loan. Which means, the premium is included in the loan itself. In another words, the term is 35 years for my case. Nonetheless, MRTA is cheaper than MLTA. I'm afraid your banker is introducing MLTA to you, which you need to pay more in the premium.

I received a list of panel banks (selected branch only) via mail sent by Skyworld. You can find banker's contact in the list. Did you get the list? As for credit rating, my PBB banker told me to have high savings in order to get bank approval. Perhaps you can borrow and gather a pool of money first as saving and supporting. It's best to consult your banker as they know the bank's requirements.

PBB banker also told me same thing but.........to be honest hor.......if I am really that cash rich I might not opt to buy Rumawip lor..............I provided few amanah saham & few FDs to PBB also the rate not nice...approved but rate really not nice...so really no point guys.

Chang.Haryati staff told me that RM1,350 is refundable provided the purchaser is entitled for it. They need to seek approval from authorities and also do background checking. So it's free with terms and conditions. Coz buyers can say this is their first home but in fact that's not the case.

I'd signed too on 20th Jan 18. I believe not so soon, coz as per lawyer's explanation, they will wait the developer's instruction only then they will proceed to stamp the SPA. Besides, there are so many applications, which may take sometimes to get all buyers to sign SPA. Also, CNY is around and I believe some might only sign on March 18. So, I guess they will proceed to stamp by end of March 2018.

The same answer I get from SkyWorld staff as well...Around March...

Anyway do we need to pay anything for the S&P? Since fees are waived and bared by developers right?

They confused the buyer with amazing pictures in brochures while in reality, the condo looks like high end PPR flat with super ugly brown+green colour. The balcony is super duper small, the yard door is made of plastic, the pipe at balcony is obvious, the design is truly like PKNS flat. You might want to check out Skyawani Residensi Sentul thread here to find out more. For those who intend to buy and have bought-PLEASE BACK OUT. This sakaiworld is truly a big con. Hi, I'm a purchase of Skyawani 3. Few questions I wanna ask and clarify:

1. Has Skyawani Residence fully completed? Have you got the key and VP done? Have you moved into your house?

2. Did you attend the Friday meeting? I heard that they organized a response event just to communicate with buyers to solve the issues. I heard the developer is listening to the buyers' feedback and conducted a poll on repainting.

3. Do you know the more you spoil the developer's reputation, the more Skyworld's property market value will be impacted? In future when you decide to sell your property, your buyers will search online reviews and noticed that all these negative comments and complaints, would you think your buyers would gonna buy your property? And do you know not only you are influencing your own property's market value, you are also spoiling other developer's property market value.

4. Have you communicated with the developers directly instead of just complaining and posting negative reviews publicly? Have you ever considered the consequences? Could you show some professionalism and at least a smart consumers?

I have been following the issue although I'm not a buyer of SA 1, I would say people are just too quickly jumping into the bandwagon and start complaining. While the property has not been completed yet. I noticed that some of you posted photos and the workers are still doing the painting job, but you guys are already complaining before the work is done. And also the guard house thing, everyone is just too quick to judge the developers while the rooftop thing was just temporary...

P/S: Please don't let people say RUMAWIP buyers are low class people. If you guys continue to act this way, I believe it's reasonable for people to say we are low class uneducated people. Be civilized and think before acting / saying a word. Thanks!!

SkyWorld is the second in rank most affected project complain given to the new government. Top rank is Aset Kayamas.
But I believe SkyWorld afford to pay any dues or penalty (if required). But as compare to Aset Kayamas that one is unknown.

I put a booking for this project last week and status now layak diproses. Lol. Agent told me might take about 2 or 3 months to be processed.

Already picked unit during booking. Klcc view all gone, outside view high floors mostly gone. I managed to get setapak view, middle floors. The downside is its facing west. If weather like it is now, got back from work is like going into oven. But aircond can always do the trick. Other reservations that I have is the access from genting klang which looks like hell every night i pass by the traffic light, and also 3 lifts serving 16 units per floor @ 50 odd floors.
Other than that, I like what it offers. The facade looks decent for rumawip. The layout is not typical affordable housing layout. If my application is successful, I dont think I'll have 2nd thought.

I think all your concerns are valid. The traffic, the lifts and density. Other than that, I think it's quite decent like what you said. But still having a ray of hope that one day MRT 3 will come in to Setapak, which predictably will be near to this condo. Otherwise, the traffic will be like hell.

I think 1900 is pretty high. And the area and it's surrounding currently is not the best. But this development is included or within skyworld's skysanctuary master plan. If they develop it like their illustration on the hoarding at the site it might turn out ok. But we all know better than to trust developer's artist impression. Lol.

Want to ask, if we looked at the imaginary image from the advertisement pamphlet, the road leading to skyawani 3 main entrance is beautiful, but are they gonna build a new road as per advertised? or they would just use the existing road near the PPR flat? (if i'm not mistaken, the main entrance of skywani 3 would be facing the PPR Flat, correct me if i'm wrong)

Hopefully they would make a beautiful road as per advertised and interconnect through their other project such as Skyawani 4, The Bennington, The Hubs and exit to the main road.

Well you can google search for the pamplet / brochere / sales ads for Ascenda Residences or Bennington. Stated very clearly that got work upgrading / expansion.
Then you take a drive to the road and see for yourself. Ascenda already completed yet zero nothing been down on that so call road upgrading outside. Remain the same road, small, bumpy with many holes.

FYI, the new road is complete. However, it is now still carpark lots for PPR residents for now. I believe when the project is completed, it will be made into road instead. You may pay a visit to the site as I went last week.

this is the reason, maybe this project does not fit my wishes.

when I wanted to buy an agent to treat me well, as there was no long line. I booked the highest unit facing pool+ extra car park total RM 270k loan pass + when I wanted to sign SPA RM 55k (kwsp withdraw) + cash 25 k for CP.

I have think again for this unit. during that period I was looking for another suitable project.

because I think the population density will be about 1900 units x 3 total = 3900 inmates.

I found a new project near, the new residency of the rampai 2, which was just launched.

units 308 = Rumawip (800sqf)
units 308 = medium cost (950 sqf)

I did this project because of low density, only 35 levels + 2 blocks, facing klcc
The facilities offered are not as great as Sky Awani 3, but it is enough for as a condominium. Ownership is not too crowded. estimated 616 units x 3 = 1848 inmates.

I have deal, price is not much different, (950 sqf) 4 room & 2 bath + 2 CP. RM 409k,
loan approved 90% + 10% upon sign SPA (kwsp withdraw)

Easy access to KLCC, you may choose the road, setapak access and semarak access

which is good not bound by the terms Rumawip.

I did this project because of low density, only 35 levels + 2 blocks, facing klcc
The facilities offered are not as great as Sky Awani 3, but it is enough for as a condominium. Ownership is not too crowded. estimated 616 units x 3 = 1848 inmates.

I have deal, price is not much different, (950 sqf) 4 room & 2 bath + 2 CP. RM 409k,
loan approved 90% + 10% upon sign SPA (kwsp withdraw)

Easy access to KLCC, you may choose the road, setapak access and semarak access

which is good not bound by the terms Rumawip.

Apparently you didn't do research on this project and around that area. If you visit that area, you will see there are massive developments in that area. It's true that there are lots of PPR, but they are building multi-level carpark and upgrading of roads around that area, which is good.

However, your point 2 and 3 are valid, it all depends on buyer's preference. FYI, there is another mixed-development project coming up around that area, i.e Kota Semarak by MRCB. If you take notice on that project, you will see they have allocated large portion of land for scenery and park developments. =)

Good thing is property value may increase in future due to the short distance from KL City Centre and all these massive developments. The bad thing is that the area would be very crowded and dense..

To be honest, that place full with Indon and bangla (work as construction worker), they stay at PPR, no regulations..

You will be surprise about the statistics about kidnapping, rape and robbery cases in this area..

Anyway, this is free country, everyone can live wherever they want, but my suggestion, there is far better rumawip, platinum splendor just nearby..

Another topic though, I noticed that the design of this condo a bit weird, like 3 blocks arranged into a triangle shape.

Design wise a bit unique as so far if not mistaken, no condo arrange like that.

But if this is the case, it means there will be no sunlight for those units which face the facility right?

Everyone can entitled to buy 1 unit of wip only assume he/she fulfill those criteria.

Same as private project, when it's over supply like now. Rumawip will be dying out and lelong like private unit as well.
Especially those high density, because we all know many of wip buyers (no intended to offence at all) are not financially strong. When can't rent out, they will not be table to hold ecen though it's 270k loan / 35 years old.

I don't think this kind of affordable housing plan is helping those who really/desperately need it...

PH should help B40 communities instead of keep continuing "affordable housing plan".

Agreed with you! PH should really think of other plans. But rumah wip might lower down the nearby area rental.

No one can help B40.. even federal/ state govt sell really cheap house, B40 still can't afford buy it.. because they rather have other commitment than housing loan..

Actually RUMAHWIP project is for those first time buyer that need a house to stay.

So my personal view is that these houses should not be treated as investment etc.

I suspect that the reason why this project all sold is because they removed the clause on non-renting, so suddenly all flippers come and buy the houses.

I recall government amended RUMAHWIP rules that only can sell back to government 10 years later if once choose to sell and there is ceiling buy back price.

The population of KL increasing drastically every year...
Other state in Malaysia only leftover with old / self employed entities.
Most youngsters already migrated into KL, ulu area ppl save money to spend in here as well.

Not really first home.. I have more than 10 properties in my name, but still can buy Rumawip because I sold off all my properties in KL when I bought Kiara Kasih Rumawip.

It's just last piece of property that I want to retain in KL.. not really investment, after 10 years only can sell..

Hm.. I think this area is worst than Jalan Sentul Pasar, Jalan Gombak, Jalan Kepong. There are existing PPR, SkyAwani 3 (1900 units), Sky Awani 4 (1700), MH Platinum (1800 units) and there are so many vacant land next to/opposite Selangor Petwer....

The Jalan Usahawan towards to Jalan Genting Klang how to cater the traffic???

And I tot new government is controlling the density of the project? Or they dont?

You know, sometimes I do wonders, when developers planning on housing projects, do they take into what will happen on the traffic after the project finished and all the 3k+ units of people moving in?

Yes, 3k+ is the total tally of SkyAwani 3 + SkyAwani 4. Plus the current surrounding SkyWorld project (the SkySantuary?)

I mean, even if just half of the units have cars (ya, count me in as well), there is a staggering extra of 1.5k cars on morning/evening traffic...

Well, hope that this developer will atleast make the road around nicer once they finish with the building?

I am aware of Ayer Panas Station, another one is?
I've been told by SA that MRT3 station will be around 300m from Skyawani 3 years back but dunno la now mcm mana.
Hopefully they will continue MRT3 project without sacrificing any of this nearby station. This area will becoming super dense soon, so MRT3 will be a superb solution for that

Thanks for the video!

So the delay I think is due to 8th floor is facility floor, so more precise works needed hence some delay. I think their normal progress is 2 floor per month though, so hopefully afterward the progress will be faster...

But wow, SkyAwani 4 just right beside SkyAwani 3, and Hub some more...

Without mrt3, sky awani 3 & 4 might the worst sky awani project ever. Super high density more than 3k units, plus 8 blocks ppr ayer panas n 6 blocks ppr semarak., about less 3km near to 12 blocks desa rejang flats.

For me not all people want mrt / lrt nearby. Most of them already have car / transport. Skyawani 3, 4 location is ok, nearby got alot of access. Just that the place is quite high dense.

The development will only begin on 1st Sep 2020, which is after RMCO...

Gosh, a whooping 6 months delay!

Prob is, we can't really claim on the delay right?

Here is the thing, later developer will said due to PKP so can't claim delay...

Hence the question, is there something we can do on this?

I'm currently renting house, so any delay will cause more spending...

Imagine expected due date is earlier 2022, sekali drag till end of 2022, more months of rental for me...
