Booking fee RM15k payable to lawyer. Forms part of your 10% downpayment. There is no such thing as undertable or whatever in RUMAWIP.

Your booking fee is Fully Refundable by Developer within 1 month if you are not successful in the selection process by DBKL, who will invite you to the balloting event.

10 years start from SPA Date.
Household income for husband and wife applicant is RM10k. Individual applicant income is RM6k.

Comes with sports facilities like futsal and badminton as well.

SkyWorld has potential projects all around KL worth RM2 billion this year. The company is acquiring another 150-180 acres of land around KL for estimated GDV of RM8billion or more beyond 2016. Sister company of Zalam Group.

1) the KL CityLights next door is also how many floors already..No KLCC view at all.... biggrin.gif
only view you could see is Batu caves provided Panorama sentul is not blocking it tongue.gif

2) price mmg awesome.......but T&C....hurmmm.mmg utk own stay blush.gif
this one is more like PR1MA in my opinion rclxms.gif

3) location wise thumbup.gif go out 7-8am, straigt away jam. from there to Petronas is about 30minutes.if wanna uTurn, there in Petron ...u can imagine sweat.gif

4) the road instead of 2lanes......needs to be 3lanes already........ mad.gif

5) not far from this place is the Bicycle route Dataran-BatuCaves.....next to the PPR batu is nearest to this project..below 1km.....

Just a note. Please visit the site before making decisions. There are high tension cable nearby. Other than that, I would think this is a good place to buy.

I have call and ask the developer,they said can withdraw money from KWSP from account 2. But thew account 2 must have at least 30k only can withdraw the money out. I also plan to withdraw moeny from kwsp but too sad not enough. sad.gif((

from what my agent said,tower A reserved for developer and DBKL ppl, Tower B just opened for balooting last week but out of sudden dunno why dbkl so kind hearted let us choose. So now tower C will be reveal balooting soon in the mid of April and who knows DBKL might be letting the new tenants to choose their fav unit number??

Btw im waiting for TOwer C too.... paid booking fees d....

I called skyworld office.

here is what i got:

sold out: block B
open : A C D

next balloting: he said dunno, wait dbkl
I also ask they will open 1 block or open all block for balloting
he said dunno oso, depend on dbkl

need to register + 15k then you'll be put in the queue.

Heard from SA block c n d will be released. Only shortlisted with DBKL letter allowed in. All units number will be put inside a box and they will call name and u go n ballot ur unit. Cant choose unit. Depends on luck oni.

Tower A was selection event opened to all who submitted and must be present on that day with queue number.

I said if balloting or selection event. It is up to developer if now all must go through ballot or just one block. Let's hear from what they say.

Hi, Just saw this thread as I was wondering what happened to the balloting of the Sky Awani units. I've actually went to have a look at the developer's office in Excella Ampang in April and was told to wait (without even having to pay for the down payment) for June or July for the balloting. But until now no news so I called up the developer's office and they said that my name was not registered and that the balloting is going on now itself.

So can anyone tell me what is happening here? Am ready to put in the downpayment and do whatever as well to secure a unit as I did receive the initial invitation to the viewing.

Depends. Got 2 type. Type A is intermediate while B corner. Also need to see his/her unit number. Some face facilities while other face Maxim Citilight condo..

The scale model looks nice with those light, but in reality the facade will looks like low cost high density flats like oug parklane!!!!

Yap. Rumah ini adalah utk duduk bukan utk flipping. Definitely ada ramai org kaya or high class people "who claim they are" akan bagi pelbagai komen bukan bukan.

It is a flat with all low class people lousy maintenance sampah every where lift rosak facilities not jaga properly security teruk. Tapi they still concern n give comment. Haha human is so funny.

i think no much things can see even block A,B,C and D. better to have the pool or garden view. not sure how scary if look from the high floor but i scare of the water pressure problem later. Hahaaa just a point of my view. anywhere i got unit 30th floor.. can touch the sky now huh..

actually someone told 30th floor not really high after minus the 7 floors retails shop and car park

Maxim is 34 floor.. But they have many block with low density. If urs facing maxim, there is still chance to have klcc view if lucky..

I didnt get any unit. I do hope I can get any unit but im not entitle. U all should grab this opportunity as gov not always offer something like this in KL town.
those time gov affordable need pay kopi duit le.
I still remember the house was selling 46k but the kopi duit need 15k le. Considered out skirt but now it become town la.

During early March I was paying 5% downpayment, I been told that all Rumawip project is free legal fee in SnP side as well as in bank side. We buyer only need to bare the stamp duty and disbursement fee.

However, now, July, they change their word, saying only bare legal fee for SnP, and we need to take out money from our own pocket for bank legal fee. Anyone has any idea how come they can change like this? is DBKL decision or SkyWorld decision?

Buyers feel like cheated...

Anyway, can anyone confirm SNP and loan legal fee is free?

I applied loan with Maybank and the mortgage consultant applied for me 90% + 5 % (MRTA + legal).
then my MRTA only 32 years cos he said max only can cap 5% of 300K.
So my MRTA is only 12k then plus 2.5k legal fees

Is this OK??

Hi Mr Accetera. I registered under RUMAWIP and this is my first house. Do we need to bring along 10% d/p this Saturday? What if we want to use gov loan still need to pay 10% first? Coz 30k is a big number to dig in 2 days tho 😔😔😔

Salesperson told me they still got 60 units left due to eligible candidates not able to pay the d/p etc..can straight apply through the Sales Office at Excella Business Park - and they'll liaise with DBKL/RUMAWIP - This should make for faster turnaround time.

Any person who owing more than 1 property but DBKL allowed to buy? I dont know should try or not because i didnt buy any property but my parent added my name into their property so is it considered i purchased??im interested this project.

Pro is the location is in KL and cheap. You can get high ROI if you "rent" it. School is a walk distance.

The Con is, that is if you plan to live there, the street is connected direct from Batu Caves to Sentul. By 7 a.m. confirm jam one. Got schools and pasar sentul on the way to KL city.

Oh yeah, the land built were from filled rubbish plot. Also once there was a lake there. So probably the land texture isn't great. RUMAWIP in long term you may suffer same as PPR. Plus they collab with DBKL. So please dont expect the same benefit as other condo. The lift may become unusable in long term.

Water pressure will also be an issue. The water pressure around taman housing is low and will be even lower when condo is finished. PPR is famous with interrupted water supply even you paid RM50 a month. Dont know about RUMAWIP.

I know because i grow up there. But still, its up to you. cool2.gif

Details of the Youth Housing Scheme (YHS)

Youth Housing Scheme is a first-time home ownership scheme for married youth aged between 25 to 40 years with household income not exceeding RM 10,000 per month. For your information , this will going to have submit ur personal info to DBKL to get approval ,( if u fail to fulfill DBKL requirement , The RM 5k is fully refund within a month ) . The parking lot is allocated , so no parking lot ballot . Once you going to ballot , mean u have a unit on hand already and depend which unit u kena only .

1. A lot tenant not paying maintenance.
2. Uneducated people (i think most pppl know who i mean) pee/shit/f**k at the staircase to become smelly.
3. People wearing shirts/baju kurung/jean to swimming pools.
4. Vandalism like graffiti or shoes step on the wall.
5. Safety of the place (Break in/stealing shoes etc).

PPA1M bukit jalil is just a medium cost apartment. Reflected in the price 150k at 850sqft. 300k at 1500 sqft.
For PPA1M with condo standard is PPA1M Bayu Andaman. Also reflected in the price. 300k for 1000 sqft.

Pandanmas 1 and Sentulmas and Puchongmas is a 300k condo (puchongmas at 260k). Just like the pricing of SkyAwani 1. Condo standard.

visited pandanmas 1.... workmanship not bad actually... better than mah sing... there are defects here and there... same as what you gonna expected from other even reputable developers... at least no waterfall and flood in pandanmas 1.... the price and the quality is even better than YTL's midfield project...

Agree. from this pic both look ugly.
I saw the scale model once and some leaflet before...definitely the actual building is a lot more "yucks" then what i saw before.

alamak so high density, i think its taller than maxim citilights.. imagine all move in and occupy? maxim still got many empty units.. how much can skyawani fetch in terms of rental when maxim still struggling in terms of rental?

skyawani took initiative to change the color, but have to get majority vote baru can change. if many prefer this color, then it will remain.. lol. no racist here but i think chinese/malay have different color taste bud.

I heard skyawani 1 got so many other complaints. repainting takes 6 more months. backyard and balcony is super small compare to pandanmas, no duke or aeon, etc. truly sakaiworld. pity those buyers.

I thought residensi rampai 2 & vista wirajaya both sold out already. Now only left skyawani 3 higher chance to get bcos it got many units left. Dont u think if different main contractor, means different quality? They got qlassic some more, by right quality should be their priority?

As of today, both projects are still open for registration according to RUMAWIP official website.

Quality wise, can't say much until these projects are fully complete. We can assume based on their past projects though, however.

Indeed. Setapak area has a couple of RUMAWIP for potential buyers to choose from. Pretty much depends on what they need. Vista Wirajaya & Vista Wirajaya 2 - near to TARC and LRT station, Vista Langkawi - space (926 sf), Wangsa Meranti - low density (160 units), Inspiria/Hektar - public facilities (Mini UTC, clinic and shops).

Updates:

1. Developer would not repaint because of the voting result. and for sure majority did not vote at all.

2. The roof of Guardhouse would remain and they found nothing fact issue on it. Its normal if the actual should vary from the images in marketing's broucher and mock up display.

3. although Skyworld has good relationship with DBKL, but this shall related to many issue, they need to proper study with DBKL and ECOVEST and its might take years. The result may not positive at the end.

4. according to the response from Skyworld Representative in the meeting. The exposed pipe at balcony would not have any modification. there is too many units and too costy and too late to do enhancement. And the reason given by them is ridiculous, their attitude was good during the meeting so made the audience soft hearted.

5. The SkyConnect App, an ordinary app and still not fully function for ascenda until uptodate. just simply for you to lodge defect case and make vp appointment, book facilities and view e-documents & memo. Developer claimed they spent million to develop the app but seems like junior programmer could created better than it.

6. Skyworld would love to upgrade some accessories at common area such as handle and lights IF the complaints was loud enough. this is good.

7. for ascenda total 650 units, it took 6 months to done vp. off once in a week, only allowed few to vp per day. owners may have to wait for months to get the key, meanwhile paying the maintenance fee and full repayment amount during the waiting period.

Compared to other developer, Skyworld are still new in the industry and they always willing to listen to their customer.
But sometimes, willing to listen and willing to spend more to fullfill our request is different things."

What's the point of getting early if the building is ugly. The dev wanted maintenance fee early ma, that's why. You promise A, you do B and you expect people to be okay. So next time, people should be ok oso if they buy a unit with 3 bedrooms and get 2 and half maybe. Same logic.

well... im sure every owners group sure gt spies... to be fair spies could be the skyawani owner also... so they have the right to be in the owners group as well... actually to this manner we wont know...

but then first thing first... how all the buyers are made aware on the issues and how they enable the owners to vote... usually for high dense high rise like this... there could be more than 70% owners usually dont join owners group... dont follow up updates on fb... and dont even really bother even after keys are taken in some case...

I guess the below is why many buyers pulled out from SkyAwani 3 and caused them to ask buyers 1k just to book unit. Talking about cost saving with some ugly colours-now sakai will face the music.

Let the rental war begins along Jalan Sentul Pasar.
Skyawani 800sqft with 1CP going for rm1100 rental. Fair price considering Maxim Citylight just beside, bigger size is renting at rm1300.

This should be the worse perfoming completed rumahwip so far. All other completed rumahwip like pandanmas 1 & 2, razakmas, sentulmas, puchongmas and residensi rampai all fetching much higher rent.

many bitter prop investor comment on people renting their rumawip...not those people fault as there are no laws or regulations regarding'em...

it only stated in rumawip website at 1st, later minister said can rent out but not to foreigner..the s&p also side with the owners as no renting out rule is stated
