This is value buy since frm rm390k excluding the traffic congestion and future congestion from other developments. Anyway, which part of KL not congested? Everywhere the same. This probably slightly closer to MRT then Henge by 100m...hahaha

The RM390,000 and above here are Private Home, Non Affordable Homes.

The 90k(minimum) gap price between the two categories seems smaller as compared to the price gap of Henge vs its affordable units.

1st timer buyer can always go for that gov Mydeposit scheme which give max 10% of price or rm30k whichever lower....

This development would definitely be another round of crazy queuing over several days.....

If I'm Henge buyer phase 2 drop loh, if they got no binding terms....even if burn few k I rather do it, can save so much more which can be use for renovation later....only risk is u have to que again...hahahah sweat.gif

Henge may have to come out emergency plan to stop buyers dropping out.....maybe furnishing package...hahahah

Hopefully 390k is not Bumi unit and before any rebate n discount.
390k with 5% rebate with 2 parking n basic facilities ( a swimming pool n gym room) is more than enough.Than for sure is another BBB. Project. thumbup.gif

Guys, this is 900-1,025 sq ft range. Let us dont compare Henge lah. Most people buying here have to be own stay-cum-long-term-investment looking at the density.

Why shouldn't we compare? The future price ll be directly affect each other given its similar segment, price range, products, density etc. Time has changed. Now buy first doesnt mean has first mover advantage. Those couldnt get the Henge, now is the best opportunity...for ownstay or investment. Interesting.

Buyers need to spend a little more time to study this project. Defeinitley more appealing than the neighbour. Have heard many boast that Henge offers this and that but didn't realise a lot of what Henge claims is airy fairy eg CCTV and 24/7 Security as facilities! doh.gif

if singapore, this policy is follow.

But Malaysia, anybody can cover something with money.

Therefore, never buy things from agent. But I know there are good small agency around which they pay basic salary.

Let's say 5 projects x 3000 units each = 15,000 units

Can you imagine 30 block of 40+ stories apartment block the whole area/view ?
You are surrounded by a great wall without any sunshine.
No car park, traffic jam, rubbish and noise pollution will be a nightmare when all project completed.

No development property no increase value. Those affordable would have already bought landed isn't?
I know you wish to pay installment Rm3500++ just for 600k-700k++ property.
Else don't stay KL City. You may stay KL South like Serdang/Nilai or KL North like Semenyih/Selayang/Rawang LOL

Tadmax Resources Bhd that own the developer Wawasan Metro Bina Sdn Bhd was link to the 1MDB scandal and Port Klang Free Zone (PKFZ) scandal.

MP SPEAKS Deputy Finance Minister Chua Tee Yong confirmed in Parliament on Monday evening that “the government has given a ‘letter of support’ to Exim Bank for a loan by 1MDB”. He however, refused to disclosed the detailed terms of the loan citing banking secrecy.

The above US$150 million (RM560 million) loan was believed to have been granted in March this year, and was used to pay for a piece of 310-acre land from Tadmax Resources Bhd (Tadmax) located in Pulau Indah which was purchased on Feb 20, 2014.

Tadmax was formerly known as Wijaya Baru Global Bhd prior to November 2013. The group was infamous for their complicity in the RM12.5 billion Port Klang Free Zone (PKFZ) scandal which has caused massive losses for the Malaysian government.

Kuala Dimensi Sdn Bhd (KDSB), which was appointed the turnkey developer by Port Klang Authority (PKA) for PKFZ, is a subsidiary of Wijaya Baru Global Bhd (Tadmax). KDSB also sold the controversial 753-acre piece of land in Pulau Indah to PKA at the astronomical price of RM1.09 billion in 2004.

Tadmax’s single largest shareholder then was Tiong King Sing, who was also the chief executive officer of KDSB. He has however sold his 30.15 percent equity in Tadmax in 2011, and holds only a 5.53 percent interest in the company today. The directors of Tadmax include its chairperson, Abdul Azim Zabidi, the former treasurer for Umno, and its chief executive officer, Faizal Abdullah who is the deputy chairperson of Kapar Umno division.

The above loan by Exim Bank is an abuse of power because Exim Bank is not mandated to provide loan for domestic property purchases. This was admitted by the deputy finance minister himself, despite providing a vague exception to companies involved in strategic investment for Malaysia.

What is so strategic’ about 1MDB’s land purchase in Pulau Indah, especially in the light that 1MDB is winding down and disposing of much, if not all of its key assets?

In addition, why did the government provide a letter of support for a US$150 million loan which was more than double the RM262 million outstanding amount payable to Tadmax for the property purchase? Isn’t this an abuse which is not only to provide 1MDB with desperately needed cashflow, but will in the end only increase the company’s debts and liabilities?

Despite the on-going ‘rationalisation exercise’, Chua insisted that 1MDB had to still pay for the land because the sales and purchase agreement was signed before the company’s strategic review in February this year.

Immense strain on company’s cashflow
It is not difficult for 1MDB to terminate the above transaction and cut losses on its investments which are creating an immense strain on the company’s cashflow. This is especially since the land was only valued at RM9.93 per square feet (psf) by Tadmax itself in August 2011 but was sold to 1MDB for a massive profit at RM21.80psf.

However, the acquisition proceeded with the explicit support of the finance minister because it represents a double-bailout of not only 1MDB, but also Tadmax.

Tadmax CEO Faizal had previously admitted that the sale will ease the debt burden for the company which has only RM124,000 in cash reserves against borrowings of RM220.5 million as at September 2013. Tadmax is bleeding financially with a net loss of RM8.52 million on revenue of only RM3.55 million over the same period.

Hence, despite the immense scrutiny on 1MDB today and the financial crisis it is facing, Najib Abdul Razak has moved to issue the controversial second ‘letter of support’ for 1MDB to rescue 1MDB with additional cashflow funds as well as Tadmax to pay off its debts.

Opposition MP Tony Pua today chided Prime Minister Najib Razak for issuing a controversial second ‘letter of support’ for 1Malaysia Development Berhad (1MDB) despite the company being under immense scrutiny and facing financial meltdown.
He added that the Deputy Finance Minister Chua Tee Yong’s confirmation to Parliament on Monday that a previously undisclosed US$150 million ‘letter of support’ had been given in favour of 1MDB proves beyond doubt that the Cabinet had abused its powers to carry out a double bailout of 1MDB and Tadmax Resources Bhd.
According to Pua, EXIM Bank had in March this year granted 1MDB a US$150 million loan to enable 1MDB to purchase a 310-acre plot of land in Pulau Indah from Tadmax Resources Berhad. Tadmax ,Pua said, was linked to Kuala Dimensi Sdn Bhd, the company embroiled in the Port Klang Free Zone scandal which had previously caused massive losses to the government.
Pua alleged that the loan by EXIM Bank constituted an abuse of power because the bank was not mandated to provide loans for domestic property purchases.
The PJ Utara MP claimed that even if EXIM Bank was permitted to grant loans to companies for ‘strategic’ investments as claimed by the Deputy Minister, 1MDB would still not qualify.
“What is so ‘strategic’ about 1MDB’s land purchase in Pulau Indah, especially in the light that 1MDB is winding down and disposing of much, if not all, of its key assets,” Pua asked.
“In addition, why did the Government provide a letter of support for a US$150 million loan which was more than double the RM262 million outstanding amount payable to Tadmax for the property purchase,” he queried.
“Isn’t this an abuse,” he asked adding that in the end the loan would only serve to increase 1MDB’s debts and liabilities.
Pua also questioned why the government had allowed the transaction to go through despite the on-going 1MDB ‘rationalisation exercise,’ pointing out that it would not have been difficult to terminate the transaction and cut its losses on investments.
Instead, he suggested that the acquisition proceeded with the explicit support of the Minister of Finance because it represented a double bail-out of 1MDB and also Tadmax.
“Tadmax CEO Faizal (Abdullah) had previously admitted that the sale will ease the debt burden for the company which has only RM124,000 in cash reserves against borrowings of RM220.5 million as at September 2013,” Pua noted.

The key to making decision would be the Infrastructure Plans and whether got Public Transport, which in this case will be still walking distance to MRT Metro Prima or 5mins driving distance to 4 stations in Kepong.

PETALING JAYA: Property and plantation firm Tadmax Resources Bhd is forking out RM42mil for the remaining shares in property developer Wawasan Metro Bina Sdn Bhd because of the huge potential of Wawasan Metro’s project in Kepong.

The project, Mizumi Residences, has a gross development value (GDV) of close to RM1bil.

“The move is part of Tadmax’s efforts to improve its bottom line at the group level. We aim to have a strong presence in property development and construction.

“And now that the development order for the project has been issued on July 12, 2016, we have moved to have a complete control over Wawasan Metro, making it a wholly-owned subsidiary,” said Tadmax executive director Aldillan Anuar.

Tadmax said in a filing with Bursa Malaysia on July 22 that it is proposing to acquire the remaining 45% interest in Wawasan Metro for RM42mil. Tadmax had acquired a 55% interest in the property firm at par for RM550,000 in March.

According to Wawasan Metro managing director Datuk Gan Seong Liam, the company’s maiden project, Mizumi Residences, faces a 200 acre lake and is located at the Kepong Metropolitan Lake Gardens. “Mizumi means lake in Japanese,” he said.

Despite the GDV of close to RM1bil, the project has been targeted at the affordable segment of the market, with units of around 900 sq ft being priced at below RM400,000.


“There will be 1,512 units in the first phase of development and each unit comes with a practical layout and comfortable size plus two car parks. Earthworks should begin soon and the project is expected to be completed in four years,” Gan explains.

“The project will be made up of three blocks and include a swimming pool, jacuzzi, gym, badminton and basketball courts, sauna rooms and a cafeteria,” he added.


No newcomer to the property development scene, 60-year civil engineer Gan has been in the industry since the early 1980s.

His private development firm Maxim Holdings Sdn Bhd’s recent projects include Maxim City Lights in Sentul and Maxim Residences in Alam Damai, both progressing ahead of schedule.

The fully sold projects have GDVs of around RM700mil and RM260mil respectively.

City Lights, which is expected to be completed by the end of September, will be 10 months ahead of schedule while Residences is targeted for completion next January, which will be five months ahead, said Gan.

Its latest project, One Maxim, also in Sentul, has obtained 90% reservation rates during its recent informal launch.

One of the three parties selling their shares in Wawasan Metro to Tadmax, Gan will remain as the managing director of Wawasan Metro together with his son Jayden, an executive director of Wawasan Metro.


Gan has provided a personal guarantee for bank borrowings to be taken up by Wawasan Metro to fund the Mizumi Residences project.

Gan added that Wawasan Metro has appointed Hartamas Real Estate as the marketing agent for the project for which they hope to secure the advertising permit and developer licence soon.

“The registration process is on-going and the response has been overwhelming,” he said, adding that they hope to launch the project officially in October.

actually hor... even if indeed RM360k pricing, one needs RM1.5k rental to achieve 5% gross yield. not taking into account misc cost such as maintenance, etc.
nowadays prop investment really challenging.

Just came back from the sales gallery. IMHO, this project is same as the Henge.

1. They are equally high density
2. They are selling the same price (in terms of PSF)
3. They are just side by side.

However, i would like to compare this 2 project with Fortune Perdana (Which is completing soon, latest by 2017)

I would choose Fortune Perdana because :

1. It has lower density (3 Blocks total unit 600+ only)
2. Fortune Perdana is completing soon.
3. It is more strategic, nearer to MRT, Aeon, Jusco
4. Investor will like because it has more potential. (MUCH lesser unit)
5. Home buyer will prefer because residence will be better (lesser crowd, lesser problem)

High density is coming everywhere, frankly speaking.

- Based on our research, approx. 12,779 units may or may not come up in this part of Kepong, but they are staggered over the next 5 to 8 years. Not all units will be in direct comparison with Mizumi because 5,804 units are RUMAWIP/PPA1M affordable homes, including Mizumi's next-door affordable home component, which are meant for own stay only and are price-controlled, the other 3,567 units are serviced apartments built on commercial land which now has higher average PSF, leaving the remaining 3,408 residential-titled condominiums. Out of 3,408 units, only Mizumi's 1,512 units have 901 sq ft to 1,027 sq ft (4 bedder), still smaller compared to The Henge which has a minimum size of 1,100 sq ft.

- As such, Mizumi is purely a residential development and it will not have any commercial component to attract outsiders to its compound. In comparison, The Henge, even though residential-titled, will have 35 units of 2-storey shoplots boulevard known as The Henge Boulevard that is open to public and public carpark.

- No commercial activity means it will significantly reduce traffic bottleneck and double parking issues.

- As per plan, Mizumi has parapet wall fencing to make it self-contained only for its residents and they will enjoy over 2 acres of facilities and landscaping area.

- The developer has reserved another 1+ acres for Taman Rekreasi / Park (open to public) segregated out from the development compound but next to its Grand Entrance.

- The biggest concern on high density is the management of the condominiums in the future. For this, there is no guarantee in any developments that it will be well managed accordingly to house rules or even whether the rules will be enforced strictly.

- Jalan Metro Perdana Barat has been proposed to contain 4 lanes, or dual-carriageway (next post topic).

Hi Experts,

I have an enquiry on the road planning. As mentioned on the previous post, It is going to get higher density. When getting out of Mizumi, is everyone sharing the same small alley (sort of behind aeon big, Jalan metro perdana barat) and a single lane out to MRR2 using the road built by Henge? Are there other alternative road?

How about future development properties around the area, are they sharing the same road as well?

If all sharing the same road will it be impossible to get out of the building during peak hours in the morning and evening? Jam for at least 1 hour to out from Henge and Mizumi itself?

Is price increase for every floor? RM1k/ floor?

There is a rubbish dump site near the lake right? It smell bad every time I drive pass the lake at MRR2 if I open the window.

Im actually very interested with this project since the price is very okay compare the other project nearby.

correction... tadmax already acquired the remaining interest from Maxim

i got an funny experience that time staying in penang time square. That parking is up to 10 or 12 floor cannot remmeber clearly.
1 day when i drive back at night after party, next day morning i wanna drive out but i found my parking lot is empty. bye.gif

In my view nowadays 7 levels of parking is quite common. As all units are provided 2 carpark bays and developer needs to provide sufficient visitor parking, hence the parking footprint becomes big giving 7 levels above ground and one level of lower ground (not basement).

The important part is to identify where is the ramp and the ramp design (slide ramp) to allow enough span for most cars. In Mizumi, you can clearly identify the main ramp in the scale model.

Most buyers go for 932 sq ft facing Lake. Est. from RM470k++ (before early bird) which is much cheaper than Henge's RM570k min for Folio units facing Lake.

Actually the bank will control the Housing development account which the withdrawal of money can be used for payment like architecture fee, main construction works,10%marketing cost of the whole development, agent fees and legal fee or quit rent.. the bank need supporting documents (certified true copy) so that the bank will allow to issue the cheque to developer.. the bank control the HDA is strict..even after the project got the letter of ccc still need to apply for a MOH letter in order to withdraw the whole money and stakeholders fund will be retained until the defect liability period. If you really so worry about new launch project. Just go for sub sales if you have many cash in hand... if u need more info, go to popular there buy the HDA book.. i feel after Talam's case, the govt put more control to these developers and strata will get upon vp unlike old projects will get the strata title later after vp for few years.
Im one of the purchaser from one maxim project(sentul) and before i buy, i did much survey like you but sometimes you have to trust who you buy from. I believed this developer have much cash in hand since one of their subsidiary(Platinum Victory)was did so well in developing the whole setapak areas and previous past track records were well..

Merger and acquisitions always happen anytime and it is inevitable...

I was told by my agent that the launch of this property or should i say unit selection day has been delayed to a later date.

that is fine with me but i was wondering why the initial booking fee of 5000 ,written to the appointed sales agency,which i wrote with a cheque,has already been redeemed(as in the cheque has been cashed out)?Is this a common practice? Agent say this is to reserve a spot in the queue.

I had the impression that they (the appointed sales agency) would only cash the cheque on the actual unit selection day. TIA for any explanation out there

The booking fee is of current date (not post-dated) by way of "earnest deposit" to the agent as stakeholder (refer to the agent appointment letter that you sign).

The concept is like subsale where a prospect purchaser places his earnest deposit to show his Commitment until the formal agreement is signed.

In all scenario, the earnest deposit to the agent will be refunded back to purchaser later once he selected his unit. As at when the purchaser decides to pull out, the earnest deposit will be refunded in full.

normally developer or sub-sale agent will not bank in the earliest deposit cheque until purchaser can secure a loan.

A bit abnormal agent have bank in the cheque so fast before unit selection day. If potential purchaser not able to select their desired unit, how fast the amount could be return to potential purchaser?

Agree but not 4%. Max is 2.95-3.15%.. 3.68 max interest given by public bank and need to lock up to 6 mths... aiya.. for me.. suggest to do pre loan before pass the cheque to agent lo...

Developer has "upgraded" visuals, facilities (now got 54), presentation and upcoming showunit (ready by mid December) and many other new upgrades. Value for money with a pretty decent low Gross and Net PSF.

To be honest, for own stay i will rather to buy a Condo in Metro Prima (beside Jusco) then those projects in Metropolitan even though those Condos are abit old but price wise i think much much more cheaper than it. Eg. Casa Magna Vista Magna now only selling at 350++ PSF.
Jusco just beside you, MRT 2 just opposite you.
Since both location also will be damn jam and damn alot of Malay/India/Bangkla in the future. If really have to choose one, i will choose Metro Prima at least i can see what it is now but for Metropolitan it is a big question mark there.

901sqf cost around 427500 before 7% rebate. Booked one unit yesterday. For 901 sqf anything from 9th to 19th floor is all booked if I am not wrong. Anyone here book their unit as well.

Mizumi come with 2 free car park. They have already block the MRT construction site and should be ready when Mizumi is ready(I think ..haha) . Too near to MRT station is not good as well imagine all the noise and vibration but I still within walking distance. rclxms.gif

Sorry for my mistake, the one we have to pay ourself is the loan stamping fee & disbursement. And I believe for fist time home buyer, they are entitle to 50% discount of loan stamping fee am I right?

For high density problem, if we want low density then we have to pay much much more for a that. So Mizumi is actually quite good for first time home buyer.

No penalty. If you have selected the unit, just show 2 bank loan rejection letters to your agency for full refund.

For those who have not selected unit, you need to write in an email to the agency.

cimb very slow. they did the system key in 0n 15th. bank told me need to wait till next tues or wed.
rhb approved my loan. loan amount 383,610 (MOA 95%).

Actually what projects now are high density 1..not joke.. low density with better facilities and prime location sure above 700k 1... haha high density need to see which area... Kepong is near to Damansara... worth ba..

I can onli say that pls buy within ur affordable price. Low density at prime location ties to high price. If u wana get ur 1st house then kepong area is actually a good choice to start with. Easy access to many places. For me, i always look for places near to food and mall with easy access to my working place

What is consider low density? 2 house at a floor? Then you can look for Li Villas only 2 unit at a floor but it cost more than 1 million per unit. For us who can only afford houses around 400k and we prefer the location so just go for it..haha

Beside that, the land is "lombong filled", can the land/piling work can support it?

The agent says 6,000+ units spread over 200+ acres parkland area. However, only the Henge and Mizumi units can be compared as others are RUMAWIP which are restricted properties.

Radius wise, he doesn't think will have low density in KL for such area coverage these days. There are more than 15,000 units in Mont Kiara alone with a much smaller radius area wise.

Mine loan approved by Affin Islamic. interest rate - 4.3%. Semi flexi. Advantage - loan can be cancelled and refund all the interest if the project did not materialize(abandoned).

my agent told me the APDL should release before CNY , and the loan offer letter will on hold for 3-6 month, and we can cancel the booking without any reason and get back our deposit if you dont wish to wait.

developer delay sign the SNP so that developer :
*can get more time to sell the project
*can get more time construction

but after you sign the SPA developer still can take some time for stamping the SPA,
SPA sign without stamping also no use.

this is very common nowadays coz all developer want sell fast fast so it will have super early bird launch, prelaunch event, soft launch, etc.....

Why? I thought it's should be 'do not sign spa before letter of offer'

Cos SPA is a legal binding between buyer and developer, meaning once sign, both parties must fulfill the agreement.

Where buyer can get loan or not is not relevant to SPA.

But LO is pre-conditional loan status, with potential buyer knows how much he can borrow.

Am I missing something here?

Sorry may I know what you would like to change ?
Our normal practice is just follow the booking form stated ( unit no, purchase price , land area, customer details) after customer signed letter offer and we will send a copy for lawyer to prepare spa

If a minor thing u want to change (example: lawyer firm) we still can issue a supplement letter offer
