Actually the bank will control the Housing development account which the withdrawal of money can be used for payment like architecture fee, main construction works,10%marketing cost of the whole development, agent fees and legal fee or quit rent.. the bank need supporting documents (certified true copy) so that the bank will allow to issue the cheque to developer.. the bank control the HDA is strict..even after the project got the letter of ccc still need to apply for a MOH letter in order to withdraw the whole money and stakeholders fund will be retained until the defect liability period. If you really so worry about new launch project. Just go for sub sales if you have many cash in hand... if u need more info, go to popular there buy the HDA book.. i feel after Talam's case, the govt put more control to these developers and strata will get upon vp unlike old projects will get the strata title later after vp for few years.
Im one of the purchaser from one maxim project(sentul) and before i buy, i did much survey like you but sometimes you have to trust who you buy from. I believed this developer have much cash in hand since one of their subsidiary(Platinum Victory)was did so well in developing the whole setapak areas and previous past track records were well..

Merger and acquisitions always happen anytime and it is inevitable...

Agree but not 4%. Max is 2.95-3.15%.. 3.68 max interest given by public bank and need to lock up to 6 mths... aiya.. for me.. suggest to do pre loan before pass the cheque to agent lo...

Actually what projects now are high density 1..not joke.. low density with better facilities and prime location sure above 700k 1... haha high density need to see which area... Kepong is near to Damansara... worth ba..

This is true. The existing condo are near with empty lands will develop one day or in the future.. this is happen every where in KL and not only this project...
