Ouch rm2 to rm2.5 per trip. Look like EM people will opt to use the ecohill exit as it's only rm1.30.

True, that's why the EcoCave roundabout in Ecohill is a 2 tier roundabout.

EM new lekas interchange should be more useful for the residents in Ecohill 2. Nonetheless, it is a good development, since the residents have more choice of road commutation as well.

The Lekas-EM interchange is in between Pajam and Semenyih exit. By looking at the toll rate from Pajam and Semenyih to Kajang Selatan of RM3.40 and RM1.30 respectively, I think the range of RM2.00 - RM2.50 is a fair estimation for the toll charge for EM-Kajang Selatan distance.

I find that the interchange is further south. The earlier phases are at northen part of EM. Hence i would be better to come in via the EH interchange and the bridge to EM from north.

Yeap. But considering that this is a big township with land size of 1089 acres, it needs more access roads top connect to the outside world. With the interchange ready by August 2016, left only the "south gate" ie the access from SEH2 to form a complete "north south east west gateways". laugh.gif
What I hope to realize soon is the connectivity to PLUS from the east, and the EKVE.

I'm curious over the Lekas - North South Highway link too.
I remember previously that Evon mentioning about the possibilities if they manage to secure a land near to the NSE so that they can link both the highways.

Looking at the map, comparing the Lekas & NSE, I think possible mentioned land might moving towards Bangi, unless further South that will be Nilai.

Boss, I know the BIG people but they don't know me kicikmeow. The connection to Plus needs the buy-in from other developers / landowners that's beyond EW's control. Maybe next time go to EM sales gallery can ask ask whether any +be updates.

Err... Unfortunately I'm not taikor, so I want that few 10k leh!
Anyway, the selling price would have been inflated easily by few tens of thousands if the project is covered by the grant.

If things go smooth as planned, Cradleton and Tenderfields are expected to be handed over by 4Q16 and 1Q17. Well, perhaps it's a little bit earlier now but would like to initiate a discussion of what would be your expectation on EW upon delivery of vacant possession?

Let me start sth with the following:
- before handling over the houses, EM to do a thorough check on the workmanship of each and every unit to minimize the defect rectification later. Check the water pressure, the gutter, uneven flooring / wall, water leaking, paint, wall crack, hollow tiles, smooth opening of windows etc.

But few things for sure ie there will be some programmes (eg talk) arranges before vp and the Residence Club (pic below took weeks ago still not yet ready) will be used to handle the vp related matters and there could be some services / contacts given afaik.

Anyway, the intention for initiating this discussion is not play play but to reflect to EM / EW for their considerations. Also I will compile the ideas and when near vp bring it out again for further discussion.

Same practice. SEH also built a new CEC center to deal with all the VP and defects rectification matters, separated from the sales gallery.

My wishlist is they constantly update the progress from the leasing team. After Cradleton and Tenderfield VP, there are more than 2000 unit of houses in SEH/EM township already. In another one more year, Merrydale and SEH phase 2 units will VP, add in another 1 - 1.5k units in the township. Following year will be Parkhome and SEH Superlink. Subsequent year will be all the highrises and Setia Ecohill 2 first phase VP.

I think both SEH and EM should pay full attention on the commercial development now, not only building the shoplots but the leasing team should engage with quality tenants and bring them into the township.

In another 3 years time, there will be 10k - 15k of landed and highrise unit ready in SEH/EM/SEH 2. Commercial development must be able to tally with such population and keep the momentum rolling.

Couldn't agree more... I think timing wise Ivoris, Brighton and SEH Taipan will be adequate in the next few years as it takes time for the occupancy too. More and more from the Majestic City will be revealed and launched to meet the growing demand amidst the growth in population. rclxm9.gif

As shown at the recent launch of ESC shoplots, EW open the units to existing buyers first as a sign of appreciation and reward to their existing customers, such practice should be extended to the grant also...

Hmmm... boss, they need to take care of their bottom line. The grants sounds a great idea but it definitely has already been factored in their pricing - not a secret in biz world as I believe no free lunch in most of the time. So, it really takes a bold step for EW if it allows the grant to apply in Ivoris and Brighton.

Run business need to spend money ma, good product wont sell by just putting it inside the shelf. Giving the grant just part of the A&P expenses. Once the township growth mature they can earn few hundred fold of profit from their future phases.

Understand EW needs to protect their bottom line but if they have launch this program, then I'm sure they would have budgeted for it. The number of units for I and B is not too many and maybe not all will be eligible so the impact may not be too hard on EW bottom line.

Moreover, the positive sentiment gain and publicity among current buyers and future buyers far out weight the small impact to their bottom line. Could also consider this as part of A&P which they spend so much on.

EW is pioneering this facilities and it is really an eye opener as previously only government grants are available to SME. Good that a large private sector now does this... thumbsup.gif although the motive may be profit driven. With this, EW may have some influence on the tenant mix of it's commercial which is a good thing to create the necessary environment.

I was at the KLCC Park. Having seen these musical fountain remind me of Swan Lake (perhaps the Majestic Park in the future too) - would it be nice if EM replicate or have sth similar rather then just a water jet shooting up high (plus few small watee jets shoot to the center)? hmm.gif

And this is Tenderfields (2F - if I got it right).
Also notice that the 3 "pillars" at the entrance of Tenderfields precint is also WIP which you can already see the shape if you pass by.

Went to EW this afternoon and it was heavy rain during the visit. Understand from SA that they will upgrade the security system for Cradleton fencing wall, just like Tenderfields. Is that true? Wondering what is the security feature before that?

Plus, understand EW management is now considering to allow Cradleton buyer to change the main gate, if the buyer wish too (of course, EW will later provide few designs for selection). It seems to me EW is listening to us smile.gif

Meantime, also witnessing the main water piping installation work is in progress now. Great smile.gif

Wow! Thanks for the good news! The security system I also wonder what the feature is as last time (it was quite some time last year sweat.gif) I understand it wasn't finalised when I talked to one of the SAs.

If i remember correctly , Cradleton fencing are not equip with CCTV. Perhaps they are upgrading the spec?

Regarding the gate, i hope they only offer few more upgradeable gate design instead of allow buyer to change their own gate. Losing the meaning of Strata Tittle.

Yeah, there are no CCTVs along the perimeter fencing if I remember correctly.

As for the gate, if they do allow buyer to change, I'm pretty sure there will only be selected models for them to choose. Anyway, personally I still prefer EM to change it now for all the units instead of giving the option to buyers - but I believe no matter how good the design of the new gate, it may not be able to satisfy all the buyers.

The terms G&G only means fencing + guard as the baisc security features but does not imply the existence of CCTV surveillance. For Cradleton, if I remember correctly (Cradleton buyers pls correct me if I got it wrong) the original plan was CCTV at the entrance but not surrounding the fence wall. The subsequent precints are all with CCTVs surrounding the perimeter.

If EW really listen to buyers of Cradelton and change the gate in an attempt to resolve the unhappiness of its buyers, I really salute them.
They then deserve an A+ for the effort.

Whatever design they offer or even a minor or major improvement, it is unlikely to satisfied everyone but the effort is commendable.

Hopefully it really materialise

Wondering when would we able to see progress of landscaping/ facilities instead of only on houses itself.
Since the VP are expected on Q4 2016, i believe they should have some progress on "hard phrase"of the landscaping, no?

Yes, usually landscape works run concurrently when infra works i.e sewerage, drains, roads are being done. Right now, the works are still mainly focusing on the structures themselves

Option? Meaning owners need to upgrade the gates at their own cost?

Preferably EM should come out with ONE better looking design and install the newly designed gates FOC. Maintain the uniformity of the whole facade.

By far, i think it's no hope to amend the design anymore.
They already make up for the ugly face (proceed with the painting).

Let's cross fingers and hope for the best.

We need to have faith that this "Eco Majestic Signature Gate" would be overshadow or cover up by the overall environment/quality of Cradleton.

Hopefully they really recognize the need to add on value for their 1st few phrase buyer and really do more FOC upgrade for Cradleton... I am selfish pray for Cradleton only. biggrin.gif

The Swan Lake part I believe that could be temporary as I don't think EM will let it to continue for long as this is EM "signature" lake / park at the moment.

Maybe because i were always there in the wrong timing?
Cause as what i remember, i never see the water fountain running since my last few visit.

In brief, there is a fellow unhappy with the developer workmanship and also claimed that the developer "over bill" i.e bill before proper works had been done. So that fellow claimed to complaint to Bursa, at AGM, to LAM etc.

Most if not all of us (to my interpretation) as buyers agree thay we should protect our interest if the developer couldn't deliver up to the mark. Nevertheless, if you did read previous versions of EM threads then you would find that the fellow didn't seem to me looking for solution but sabotage...

I don't know the fellow attended or not but I guess not as I don't see any such news in the entertainment section of the paper. Lol. When I heard the fellow wanted to bring the issue to Bursa Malaysia, I can't stop laughing as someone who said know how to protect its own rights don't even know what the proper channel is.

If there is any quality issue, I don't need a joker to represent me.

Was using google map the the idea to check EM satellite map have flash to my mind.

Seen like the google maps have updated satelite map for EM too.


The Swan lake used to be green color and now it's brown color on Google satellite map:

i believe this is the quite recent update on landscape progress (highlighted red)
If you click in the photo, lake at Cradleton entrance are still green color, not sure would it turn brown like Swan Lake also later.

Question is will it affect the housing after it's developed and drain/sewerage systems put in place as it's next to the lake. Just curious if anyone knows about this.

Earlier they simply sell stupid idiot price, their strategy is to sell to Mainland buyers.

After that selangor revised the rule, increased minimum property price gate for foreigners to buy Selangor property.

Then all their property gone like shit... Chinese can not buy, local doesn't want at all...

after Selangor revised the rule, they had over 30% discount on their property.

The internal layout and the ID of the Semi-D earlier phase of Diamond City was unacceptable to me but I find that the new one (not sure launched already or not though show house is ready already) with the modern design is quite spacious and attractive.

No comment on Diamond City.
Saw from youtube some video of it but just don't seems to like it.
Feel abit fake and the short interview of 2 key person heading the project didn't impress me.
Too young and doesn't seems to know what they are talking about.
Lack local market research.

Going thru my Karisma CD and it's very very nice.

The CD contains detail drawing plans of all the units.
Architect drawings.
Also site plan and multi storey parking showing the width of the drive ways etc

Yea. Now enjoy looking at all concept of interior design; even though is too early...hehe. House smaller also good. Wouldn't tend to buy more unused things and store long time in house. No headache cleaning up the house.

Understand that we had discussed this before. I recently saw a pic of a roundabout in Jakarta which warrants me to repost it here. The centripetal water sprays at the roundabout in Jakarta are so obvious and clearly visible vis-a-vis the centripetal water sprays in EM which are too fine and microscopic. The folks at the engineering department gotta work extra hard now to make the centripetal water sprays more visible to the eyes.

Ermmm, i dont see the need ew need to do so, worst case it might spoilt the name. Moreover, it is ew's event and if one is interested on the car, the car dealer may just get the person to write down their name on the spot.

Hehe... me too very concerned about anything happen in EM. Normally how EW starts is to create awareness of the products that it's going to launch. So it won't be launched so soon, likely in 4Q16 in my view. The existing show units of Tenderfields had already been torn down and the construction of the show units of Stoneridge shall start very soon (if it's not started yet). Taking this into consideration and the fact that market takes time to recover and Tenderfields likely would have been sold off (now left very very little balance), 4Q16 is a realistic timeline.

- the opening of Majestic-Lekas Interchange in 3Q
- the launch of Harmoni in 3Q
- the launch of Mellowood conventional types

I'm still figuring out how they fit in so much built up area in 20x70 layout..because BR 1900 sq ft while Elmina Valley about 1850 sq ft..intermediate units..

Maybe generous balcony for master bedroom laugh.gif Either that or the 2231 figure is for corner lot which is usually wider biggrin.gif

The built up disclosed should be for intermediate unit - as far as I know. You are right that the balcony(-ies) and some other covered area shall make up the size. biggrin.gif

For Karisma, some buyers was there as early as 2.00 am

Harmoni has more units, 900 in total vs Karisma 750 units.
But sure got reserve units for business associates and staff.

Really good for Eco world to launch everything at within a short span of time...some townships the developer wait quite a while between launches cause worried about demand...but when that happens, the early buyers have to move in to an incomplete township where mostly empty land...and due to not many residents there, the commercial activity will be dead as well...really terrible...

But in ecomajestic case, thumbs up to the developer😀

Hmm... I think bro longshot may give you a better view & sharing (as he is one of the purchasers smile.gif)

I have some reservation on the sprout of the high rises in Semenyih which will definitely dent the rental given the competition. Having said that, Karisma / the high rise in township like EM would have its advantage as this is expected to be a well-planned, integrated township with nice living environment. Those who want to invest here may have to be prepared for long holding period and depressed rental in the early stage. Notwithstanding the potential of the township, I believe no magic will make it vibrant in day one - Rome is not built in one day.

Cyberjaya different case cause not one developer, many involved..though they have master developer..with that being said, cyberjaya is really picking up the past couple of years and with the new mrt confirmed , i think the developments will be quite rapid..

Yeap.
If you are hoping for positive rental cash flow in the first 3 years, then very likely you will be disappointed.
You need to top up for a few years but I look at it like buying a car. The top up amount is like car installment but after 5 years you are likely to get some capital gains or possibly positive cash flow.

As I mentioned in the past, you need holding power but it is not very high holding power as the entry price is low.
After 5 years the township mature and the commercial boom, you will reap the rewards.

Fingers crossed as I don't have a future seeing crystal ball.

The progress is very much dependent on which row the unit is. In general, some seems to be at quite advanced stage but some still at structural stage. Anyway, one thing for sure is that Cradleton and Tenderfields are getting closer to vp time rclxms.gif

Hi everyone, does anyone plan to stay in EM and work in Puchong? Any comments on the daily travel? Hows the traffic? Btw as my time is abit more flexible, i could choose to reach office (Puchong) by 8am or 9am or 10am. But prefer to go back EM by normal time (6-7pm).

I ask this because i m planning to buy a semi-D factory in Puchong and stay in EM. Not sure if this is a "good plan". Need your advice if any pls.

Currently the route i see and tested abit is something like LEKAS-Silk-SKVE-PersiaranPutrajaya. It is 40-50km expressway drive, probably 40-50min.

Personally really hope to stay in EM but business should stay in more developed place such as Puchong. For factory/business, i dont think it is best to be in Semenyih "yet", might need to wait for another 3-5 years for ppl to recognize it as "normal" place to travel and buy something from. Btw i want my factory to be able to "meet" ppl meaning it is not just factory but also having walk in / sales / showroom visits.

Parkhomes 7C was RM908k and 7D was RM978k during the launch but not sure whether any increase in price since then - if any just factor in around RM25k additional.

You are right - it's gated and guarded, strata-titled development governed under HDA Schedule H. In fact, I have seen it reported in media that EM is the largest gated and guarded development in Malaysia.

Hi jhbey. Ya ES seems more suitable. But the distance travel is exactly the same as to travel bck to EM from Puchong as the exit of expressway is not yet available for shortercut. However, Rimbayu is much nearer.

It is my fault that i bought a house before buying a factory! Will have to buy the Puchong factory and use first until Semenyih has more business activities then only get another factory (maybe bigger if my biz growing) near to EM for a "real" high quality lifestyle.

Traveling 40km+ per trip (90km per day minimum, Expressway), is it stupid? I said stupid because i m biz owner and i might have the options.

Everything can be workaround, work out or Solutioning.
My wife work in Puchong. She also worry her traveling time and traffic condition to office. And she don't have flexi working hours. So, worst case scenario, change job, find a new job in semenyih.

My factory at sg besar n yet I stay in Damansara area, I travel almost 118km daily, ya! It may sound silly but I happy with what I choose n decide, finally I choose EM at seminyeh for me n my family, is it bad choice? I not sure but one things for sure is me n my family will have a wonderful time staying in EM N I can't wait to have d keys on my hand 😊

I have a relative who has business in Puchong yet choose to stay in Semenyih. I think they stay there more than 10 years now. They like the serene environment in Semenyih, they claim that Puchong is a rock city because have very little trees. They as a business owner sure have other option too but they choose to settle down in Semenyih for a reason, so it really boil down to individual preferences.

I think if you don't have children yet or your children haven't reach age to go to school relocation should be easy anytime.

In the first place, EWRO mimics EURO (probably in conjunction with the Euro Cup too biggrin.gif). Different sales gallery shall have different theme (based on the Europe countries). Activities I'm not too sure but understand that there will be some for families to have fun together, and I believe there will be some hot spots for photos too. Heard it will be sth like Windmills in terms of the scale of the event.

Actually in real life, go those mid cost apartment and see. Really many luxury car, no surprise at all. Is own individual $ where to spend more.

I went Taman Pinggiran Putra, opposite equine park there, many estima, bmw and merc.

My current next door Neighbour 2 unit 5 series BMW, but renting the house. The house owner drive Asx moved to The Glades. LOL!!

Ya. I agreed on your view. Currently I stay at condo in setapak and noticed that some of my neighbour drive luxury car like BMW, Merc, Audi, Vellfire/Alphard. Maybe they prefer to have luxury car then luxury hse or old hse has better feng shui.

Still too early to say.
i believe very important is the landscape along the road upon entering EM toll.
For EM case, development along the TOL are later development, mostly are still in very early stage of development when the TOL ready.
Hence, along the road to sales gallery should be all dirt, sands and banner... nothing to impress.

It can be seen from the Ivoris back row of shops too as what I enquired / told last time. So, I belive it runs along Ivoris and Velveton - but again the question is how close.

Im worried about landscaping. It takes some time to grow plants, flowers and now till 4Q is less than months. I dont think they can do much to impress within such duration. Probably patches of flowers here and there with exposed soil and supports on plants. Not so nice to see i thk.

I share the same concern but I think other than trees which really needs time to grow big, flowers & shrubs and other small plants can be easily ready to form nice landscaping view. Hope EM can have a 1 day small event to let purchasers / public to enter into the precint (not entering the house though) to have a look before the delivery of vacant possession.

If i'm not mistaken PLUS highways are moving towards RFID by 2018. Maybe not all. PLUS did some testing already late last year. After all several highways in Klang Valley already moved to full electronic payment. Next step is RFID.

The toll one it will be great if it can be implemented but somehow this is beyond EW's control.

Yes RFID for precinct is within EM control. RFID for toll gate out of their control as they need to collaborate with PLUS. As we already know, this technology is still being tested and not implemented yet. That's why I'm curious why EM plan to implement it.

Last week I went to EM for the EWRO Fest event. I understand from them that actually EM/EW had already get the equipments ready & installed but the other side haven't ready doh.gif

This EWRO Fest @ Eco Majestic is a much smaller scale event vis-a-vis the Flower Show and just a few new photo shooting spots added. Having said that, it could be a good idea to have a leisure walk with family and have funs with some activities arranged by EM/EW.

The purchasers are given some goodies + duckling in a basket with the fabric mat for "picnic" in the Swan Lake.

The students / kids from SJK © Sim Ming school, SJK © Kg Baru Semenyih and Lotus Charity Orphan House were also invited to join the funs and lunch in the private lounge in the sales gallery. Good effort.

Keep in mind SEH's RSKs haven't launch yet..... Most probably will launch after all the MCAs are sold.

Okie dokie, if u say so. But I still think RSK is a competing product to MCA. Maybe I'm wrong cos am still a greenhorn in property investment, who knows...

From SEH 1 master plan, can see 4 blocks of apartments at the south of 20x65 dsl Pistia. That's d most likely place where RSK will be located.

Last time got ceremonies for drawing lots and signing SPA, now another one likely for VP - make me feel like VIP ony cool2.gif

I no want the ceremony, better use that fund to improve the facilities/ upgrade the specs.
We were playing good enough of crown, don't use us as marketing tool again.
Just want a peaceful home and comfortable living environment as what they promise.

We pay for our home, not paying for their marketing. laugh.gif

hahaha i dont mind being treated as VIP as well. But i believe that Ecoworld will do both since it will satisfy the buyers as well as increasing their exposure in media. biggrin.gif
