Ya, forgotten we are the only low cost terrace house.
Low end residents, need gate to safe guard our house. Other high-end residents doesn't need.

actually if fully g&g...better use gateless concept to avoid gate design issue..For me..i will more prefer buy floris or grandlis superlink at SEH since the price is nearby 20x70 merrydale but can get superlink home at SEH plus gateless concept..

haha..diver bro be happy..maybe they will improved after see ur comment...As long as the security is good then ok lor..landscape & park can be improved time by time..SEH also keep doing some slightly upgrade for their park & landscape as i know..I believe EW will do the same since they are come from same team..

Btw guys... I heard that the staff of this developer dont wear their sales uniform by S M L XL size, they are all tailored and made to measurement

eco gate issue wasn't resolved still. . Y dun jz take off the gate then. ..
Some how. ..do feel tht ew treated us as guinea pig . If i were them, i die die oso want to showcase my first VP project n make it a role model....even with lesser profit. ..u failed for the first time, whatever marketing gimmicks u gave all this while are juz bull shit for buyer. .

Bro, low end precinct can not take off gate.
They don't even plan CCTV for us when they launch Cradleton but they already plan for others when they launch them, remember?

Now they throw some.coin for us dy, we bugger quickly collect with our bowl and.say Thank you la.

Bro, don't be so upset ler... There are a few points that we should consider also:

1.) If my memory serves me correctly, Cradleton first phase started from 586k, while Merrydale starting from 688k.

2.) We knew there will be gazebo and fountain in the Cradleton phase. In addition, according to the masterplan, we will have a linear park inside the fencing as well. The size seems like quite okay as well. Those line patterns I believe are jogging track / cycling path.

3.) There will be a pond/lake just outside the Cradleton main entrance, which I believe EW shall turn it into a beautiful lake park as well. Although it is accessible by public, but I think EM will keep on maintaining it.

4.) Units with different leveling is due to the land contour, some row will be more severe than others. Apparently, Merrydale plot contour is better than Cradleton.

5.) In terms of distance to STP, Merrdale north also very close too.

actually i feel EW launch too many project on same time..They should concentrate to develop existing project like EM, ES & Eco Sky instead of launch new township like Eco Ardence..Even SPS having strong financial background & headcount also do not launch so many new project on same time..

if merrydale selling extra 150-200k from cradleton sure nobody ll buy
especially in current market
overall Cradleton is great, just few row affected sloppy land
another question what buyer ll get with the extra 100k for merrydale?
extra 5 ft? slightly better design n bigger garden?
i think is not fair for every presint
everyone want their house is the best

GVH launching their second phase 60k - 70k cheaper than 1st phase.

Tropicana Heights Parkfield (2nd phase) is ~ 5% more expensive than average price of Fairfield (1st phase).

By the way, not sure if every rows of Merrydale will be on the flat land, especially the north part.. hmm.gif
