Agreed. The "old" SP Setia is now Ecoworld. Take a walk around some of the projects completed by the "old" SP Setia. Observe the quality of materials and workmanship of the common / public area. Unless the mind set of the people, with respect to project deliverables, has change completely, don't expect too much.

ermmm .. 1 of my friend just signed a residential loan with RHB, 4.3% interest rate. not clear on other info but the loan is below 1m.

initially i have the same predict like others on rising of interest rate for housing loan, it was based on the rising of FD rate. but it seems another way round now , lol....

my mom once told me the bank wants cash, so offering high FD rate to attract customer, and now the conclusion is, mom is always right

Yes your mom is correct that the banks need the money form depositors. The loan-to-deposit ratio of the banking system has been creeping up notwithstanding a slower loan growrh. Further, the banks needs the deposits for the Basel III requirements.

Pls note that the higher FD rates is temporary.
Most banks are offering higher rates for 3 to 6 months deposits only.

The push for higher interest rates is from US Fed. Res.
The US already mentioned that in 2016, the rates will be reviewed every qtr and increase gradually. Already increase once in late 2015.

Once they raise the rates, BNM will be under pressure to raise also. That's when banks will raise the BR and all of us will feel the pain. May not happen in 2016 but 2017 is very likely.

We all know it is not the loan amount that kills, it's the interest.
Normally if monthly installments is rm3000 per month, try to make sure you can afford to pay 3600 per mth I.e. 20% more.

This gives you some head room just in case interest goes up during the loan period or you pay more to reduce ur principle.

Also, with higher FD interest given recently, it also means higher cost of funds to banks. They may still be able to offer low interest now but once their old funds are use up, and they use their new funds to give out loans, then the rates will go up.

And yet EW continues to tease me...

If response of one launch is overwhelming, then probably will quickly get another launch to follow ' I'm just guessing / speculating. So far what I heard both will be launched one after another but could be quite near the date.

How must you respond so that they can speed up? I can only think of one way - you get your funds ready to buy en bloc

Haha, if u are ready then no worry. Once it is launch, just go and pick. Medium cost are generally more easier to select or book compare against those RM 500 psf above condo bcz of multiple sizes, orientation and types. Some condos, dev launch the Price range also can be differ RM 50k or RM 100k from bottom till top. Worst off, the response too good upon launching day and you dont have sufficient time to think much.

Maybe u visit EM for more info and find ur top ten units. If not mistaken, only 1-2 types or sizes per Karisma and Harmoni.

I anytime prefer medium high floor unit as long as not facing West.

The Mellowood homes are really nice...the concept and planning is excellent as well..

Spoke to SA on that. They've told me that the fence has to be re-built because of alignment issue (distance from corner lot etc) to ensure purchaser will get the correct land size.

Good indication of developer to deliver what they've promised

Whatever the case is, it shows how seriously EW looks into the issues and get rectified accordingly even though it may indicate that there was mistake in the early planning stage. Rather than seeing it negatively, I view it positively as there is no such thing as perfect housing project or developer

The width of artery road is 132' means distance in between two 10' height fencing and 100' for secondary road inclusive cycling and walking broadway and tree lining and dual carriage divider and internal house service road is 50' inclusive road shoulder and driveway. Wish all is according to provision. Greet.

I would prefer EM not to do a rush job in order to meet Q4 2016. They have ample time until 2017 to VP.

For the sake of EM beloved buyers, EM should do multiple round of inspections before actual VP, if possible. And when necessary, rectification works promptly done. Or else, there will be more lengthy "coffee sessions" with developer. Haha
