The voucher not so fast, they already say is during the stage when our 15k booking fee return. Not sure if stage 2B or what, something like that.

Went to sign loan agreement last Saturday, did not take picture of sales chart just look at it for awhile, I can roughly say around 70%, seems like mostly corner unit (Big unit) is the one which left over.

Correct, 1 is Loan Stamp Duty (Depends on amount of loan you get) and another is for Strata Title (This will be around RM20k+ according to the lawyer).


This is the example fee need to pay when you signing Loan Agreement.

Just visited the showroom for signing the S&P. The binastra staff told me its 80% sold. By the way, a bit disappointed because I just realized those facing east (Kuchai / Midvalley) will get the view blocked by the upcoming services apartment and my unit is facing east.

Mine at level 20th floor, the M&E room located at floor 19th. They even have a unit beside this M&E room at the same floor of 19th. They said won't produce anything harmful or noise.

IMO its quite worth it, if they follow similar to what shown in the show room.
But after considering, furniture later all unit who take this package will look the same, not unique anymore and it will limit my renovation design later, so I save this 30k and get my own design better tongue.gif

1) 4 x AC (they claim it will be a Branded AC)
2) Kitchen Cabinets by Signature (dry and wet kitchen)
3) Hob and Stove
4) Big ass Oven
5) Wardrobe in each room

etc..something like that...cant remember all....but for 30k probably worth it...cos from my estimation
1) wardrobes and kitchen cabinets probably : RM15-20k
2) AC : about 10k

and if you take furnish then dont have to worry about AC guys messing up your walls during installation

Hmm, from the photos, the kitchen looks not bad but the problem is what quality bcz this is the bigger price portion.
If normal melamine doors and hard wood top, it doesnt costs much and not good in long term endurance.

I alwas prefer free air cons as long as not giving those unknown brands and do it properly. 4 x air cons easily costs RM 10k inclusive installations and air con wiring & concealed.

Hob, stove and oven also depends on brand. If branded low spec, it would be about RM 2.5k -3k max.

Above furnishes is ideal for intention of rental. Not needed to do much things upon VP to let out.

If own stay, I will save the RM 30k just bcz I prefer own designs of kitchen cabinet, where hob and hood will move to wet kitchen ( yard ) if applicable and dry kitchen use 3G glass or better melamine wood doors with soft hinges and importantly, solid surface top if not Quartz.

Just curious...at today's glut, u have Z residence being let go at 520-550psf, kiara 2 as low as rm 500. Why would someone pay so much for citizen? I live nearby in atman Yarl, the location is crap, the jam is horrible, the road design n planning gives little fix to the already screwed up congestion...over n above, thanks to our corrupt dbkl, u have another project coming next to it n I w t discount the sports centre eventually be developed. Why pay so much for that location? Curious....especially for those taking loan as investment when rents for big units around that location is going for 1.4 to 1.8k only.

Why pay so much for that location? Curious....especially for those taking loan as investment when rents for big units around that location is going for 1.4 to 1.8k only.

Different comparison lah bosskiara 2 and z residence are bugger size units. I think the smallest of these 2 already bugger than the largest unit in citizen if i am not mistaken.
And its different product altogether in terms of location.
If you want to compare i would say compare z res and kiara 2 against seringin and the uoa project instead.
Citizen is more like compact sizes and somewhat ktm play for small families and urban executives.
Z resi and kiara 2 is more on targetting families.
Thats my humble 2 c lah.
Lastly 2 different locales lah. Even though somewhat near but still different demography altogether.
On the other hand, i like tmn yarl a lot. Think that it may just started its mini upleg. Cheers.

I was told by the agent that it would be refunded once the bank charges buyer with the first interest repayment, maybe other buyers here can share their view smile.gif

i got the letter from lawyer mention this 10% already paid to developer, and got the call from my bank saying already first drawdown and i need to pay RM230 processing fee.

No doubt Citizen is very strategic and good for investment! But I am very concerned about the noise level of Tower Melody (tower A) because it's facing NPE. And I hope this is not a poor workmanship project with inferior quality like Pearl Suria. E.g. lousy lifts, low quality fittings & finishes etc. In return, investors and owners of this project will be very upset with the developer. Don't forget OKR is flooded with many new projects! Quality is very important to reign the supreme.

On workmanship, I'm banging on hopes that Binastra was the main contractor for Exsim's projects and Exsim's project (The Treez) which garner positive reviews on the workmanship. On Melody/tower A, unfortunately which building that faces the highway is quiet? Unless there's no cars passing by which is unlikely and those mat rempits or cars speeding or honking, definitely you'll hear it. I think it should be fine if you shut the balcony doors (double layer of doors for units facing NPE) and window with thicker curtains for rooms. Hoping that as the floors goes up, the noise impact will be lesser.

They are also building The Reach, Titiwangsa and Green Rescidence, Cheras now. Here's one of their 4 projects that is going to be completed soon, Cybersquare. Perhaps that could be used as a benchmark of what to be expected.

Hopefully what you say is true. With the current economy condition, I hope they will not sacrifice quality just for the sake of maintaining their tight budget! Sometimes being a developer is really different from being a main con. I sincerely hope they will manage this project well for long term survival.

Yes the developer is making good progress on the construction of Citizen @ Old Klang Road based on the photos. Not only are the foundation and piling works completed but they have reached the second floor of the building. This is no doubt as a result of the vibrant sales of the project. Upon our checking with the sales office, more than 80% of the units in Citizen are sold todate. We also noticed that the selling price is still very reasonable since it's official launch in October 2015. Therefore the project remains an excellent proposition even to late comers to the game.

Repeat question, anyone know distance between the towers? Ie, units facing facilities or pool, how close is the other building ar? It looks pretty far la..just want to know the real distance

If remember correctly

The one with swimming pool is 50m apart cos the pool is 50m pool

The other one with futsal court should b about the same too. I could be wrong though

I ask the same question at the showroom but I can't recall the futsal part

Thank you, the distance between the two buildings are different? Not the same? From the scale model in the gallery, as I remember they are the same.

Btw, is the Monorail station next the LCW center still in the plan? Hope so smile.gif

the distance between a-b towers are much wider than b-c.

if the lap pool is 50m, then a-b distance is probably 60m+ (pool + walkways + landscape strips area). a-b could probably be less than 50m? i copy and paste in ms paint and drag the lap pool over. the distance between b-c cannot accommodate even the lap pool.

Last I checked, left only 33rd floor to 35th floor units available. I'd say less than 10% from what I saw at the show room. However, I believe there are rejected loan units available but those are reserved under agents. So you'll need to try your luck with agents there.

I just booked one unit last week. biggrin.gif

Hi, is any buyer taking Maybank's loan? Is it mandatory to take their Etiqa Takaful fire insurance as I was told it's already taken care by the developer. So it's now double charged for both buyer and developer. Anyone facing the same case?

Booking is RM10k now. Current rebate is 9% off. We just pay the 1% dp which is included in booking.

give them an official notification.
i think even email shall suffice.
if no reply, send a reminder.
then last reminder.
then report to consumer tribunal and/or housing tribunal.

yea, asked but havent got the reimbursement back. that $$ suppose use it to pay interest, now gonna use own $$ pay 1st. haiz..

only thing we can do is everyday call the developer till thy beh tahan..lol brows.gif

it would be better if it's related to a common date and the date is revealed as well.

if assuming the data is all on a common date, then the most interesting notion would be d sands 50 units sold even though it launched much much earlier than citizen which still manage to chalk up more than 50% take up rate?

petalz is brutal. almost 100%. southbank also power gila!

a lot of times, units are blocked and counted as sold by the developer. it could be held by the directors or VIP.
then 'resale' in the future.

I am extremely disappointed with the lawyer and developer because semi furnished freebies are not stated in the stamped contract at all. Honestly, I felt like being conned! Hopefully they can give me a satisfying reply next week.

I am just wondering why don't they attached together in the Appendix. It seems like they have something to hide... Same goes to rebates, I have not received any updates from developer despite of my numerous follow up. Is it difficult to issue a CN?

Lawyer told me they will send another email about this matter. Well! As long as they stated it in black and white then I think it is acceptable.

i did not receive letter or whatsoever SMS from them. I paid my interest like 1 month ago. How much need to pay is depend how much u loan from the bank. They also told me "ALOT" of people get back the rebate cheque d.. they told me since January 2016. I also being told that, once bank release payment to developer and piling done, developer will return the cheque immediately. Gonna call them again this weekend and see what lousy excuse they gonna give me

1) fill and submitted the form on 15/3
2) Cheque ready and collected today 25/3


So it was pretty fast. Do submit the form to get ur refund. Call them and they'll email u the form. I guess those waiting didn't know there is a form to fill?

Having big headache considering which project to go for.. Aquata or Citizen OKR. What would you guys suggest, the pros and cons. I am planning to stay myself, instead of renting it out or for investment purpose. And this is my first ever property purchase, so I really hope I don't make the wrong choice. Personally, I wanna stay in OKR or Kuchai area as I have been staying here for quite some time, so I'm not considering projects at other areas.

In terms of working place, not much issue coz I travel through KESAS to Shah Alam (my office). Both places can access KESAS easily.

Aquata: 3 bedrooms at 839sf, residential title, low density 400+ units, lower maintenance fee but only bare unit. Aircon and water heater point not given too.

Citizen: 2 bedrooms at 852sf, commercial title, higher density 700+ units, higher maintenance fee but comes with semi furnished and ac/water heater point.

Price is very very similar tho. Tough choice to make, I've booked both units already but haven't submitted my loan. Gotta decide within this week.

strictly speaking, a 839sf with 3 bedrooms sounds tempting but in reality, the space allocated (due to fitting in 3 bedrooms) may cause congestion at other areas.
try studying the layout.

lower density of course better than higher density so long it's not too low. and density needs to be measured against the size of land. but since one is commercial titled vs residential, obviously the residential title development should be lower in density lah.

no ac and heater point provided. ouch! if appliances not given, ok lah. but if point also don't give, jialat.

Although the accessibility is similar, the surrounding is very different.

Aquata is literally in a kampong which is a malay reserve land and likely not to be developed..

Citizen location is better in that terms plus potential for future development (shops/commercial areas) in the surrounding area..

Has anyone got back their deposit refunds (RM15,000)? I signed my S&P back in December, and got the so called interest deducted in my bank for the loan, and yet I still havent received my deposit refunds despite so many times of chasing on the agent.

Try calling the dev's office @ Tel: 03 - 8998 7666 / 7555 and enquire about the refund cheque, I called few weeks back and they say processing, then I asked again when collecting the Jusco voucher yesterday, just received a call from them this morning saying it's ready for collection smile.gif

We already receive the RM1k voucher hmm.gif when you bought your unit? Last Saturday and Sunday is one of the weekend to get the voucher, the next 1 I not sure when. Try call binastra office and look for Ms Kelly Ho or Mr Tony Lee. They are incharge in the Rm1k voucher.

I think you need to ask again, because if you are taking lesser loan than rebates, some of the money may only come back during VP, can't remember but its something along that line

I got the info from my sales person dy, it seems that the 2% that I was saying will only be return when we get the keys after project completion.

I signed spa since October. My agent asked me to ask developer then the developer asked me to refer back to agent. I received a letter from developer to redeem the voucher but there is an expired date. When the time I received the letter it's oledi passed the date. I was wonder why the hell on earth the marketing now don't know how to use phone or email to notify buyers. Really genius.

Not too sure about you but I got the letter to get the voucher much earlier than the date, perhaps you can try visiting their showroom at Old Klang road to get the voucher?

Have you also gotten your rebate cheque?

I think they only reduce the rebate, price still remain. Anyways, heard all the small units sold out.
I also notice Binastra is going to run a hotel for their new project called TRION, there's another topic on it already.

I can't answer the plug point because I don't have my S&P with me now but as far as I rmb, there is not grill gate provided, just wooden door...and the AC are not installed by dev, needa settle yourself smile.gif

The grill gate... when the first time I visited the show unit (end of 2015), the SA said not included. 2nd time I went (mid March), SA said included. The 3rd time I went (BMW event), the SA said ada.

As for AC, I asked everytime and the answer was constantly stating that the dev will install them.

Yet, u will only find out when u get ur keys. Fingers crossed.

Yea that time when I visit the show unit 2 weeks back, the SA that attended me say grill gate is provided. Then last week when I go back to the show unit to have a look again before I book a unit, the another SA that attended me say no grill gate. blink.gif

The air cond, SA say developer won't help us to install, so we have to install ourself. dry.gif Not sure about others buyer package, (maybe different).

The only thing that SA not sure is how many Electrical Points is provided, as there is no detail mentioned in the brochure. Only in S&P it will mention.

Well, I got removed when I choose not to disclose my personal information to the administrators. I believe one has the right to remain private unless dealing with authorities for a legal purpose. I have ownership in other housing projects too and they are not being moderated in this manner, truly disappointed.

given that both are a closed group, believe a genuine owner would lean towards the more secured group albeit giving out certain information of their ownership. although there are practically no way one can know it's true or not the information furnished.
but of course, if one is phobia or private details, it's great that there is an alternative avenue for owners to join.

Hey guys I received my stamped snp today but I noticed the copy of furnished items such as

1) kitchen cabinets
2) airconds
3 wardrobes and etc

Is not stated in there...I remembered seeing a copy of the furnished stuffs... Do u guys have idea if it was part of the snp or a separate sheet?

I can't seem to find the "separate sheet" either

Not sure, cause I'm not in the owner's page. I checked with the agent, unfurnished units does not come with concealed water heater, I guess not too expensive to install, prolly 1 or 2k

I passed by the site over the weekend. Progressing quite well, seems to have reached podium level. Block C is slightly advance, may have reached level 8.

I did ask the same question too, but developer told me that as BP and each unit's allocated car park lot has been submitted and approved by relevant authorities, it isn't possible for them to sell car park unit separately. Not sure how true this is though hmm.gif

The smaller units are mostly sold out and there's a waiting list.

1090sqft is still available(depending on the layout) but you would have to go to the showroom to find out.

Block C should still be mostly available but they're on the expensive side thus Blocks A and B are mostly sold out.

yeah.. a door stopper will do, not an issue. I remembered the showunit 1 of the room's wardrobe is located different and dont think it is beside the door. so just add on 1 door stopper for 1 room smile.gif

Previously early bird was what package?

Last time, was told to choose from 9% rebates ( if partly furnished ) or 13% ( non furnished ).

Now it is also same at 9% or 13%, but not sure if the price psf has any changes.
