i got the letter from lawyer mention this 10% already paid to developer, and got the call from my bank saying already first drawdown and i need to pay RM230 processing fee.

Anyone got this?

They did say will reduce discount % for the post-launch sales, but that time it wasn't mentioned how much difference.

Btw I've gotten a 3rd amount on 27th Oct it says "TR to RENTAS" and "TR to C/A", what does that mean? (Using CIMB here)

The transaction "TR to C/A" is the same amount as the 2nd drawdown on 19th Oct, if this is the amount sent to bank, why does it add on to my negative balance?

Also, happen to come across propwall site, some 1094 sqf units are being listed for 578k, below the buying price??

My unit block C, not blocked, pretty good number but overall I bought for investment, but the rental is so low, even rented out also including maintenance I need to pay 1.7k monthly.

If one year is already 20k loss, even if rental raise next year, overall average 18k per year loss, if I sell it 5 years later, the price I doubt can go up another 100k, cut losses quick.

If own stay I would say it's still acceptable because the location is not bad, but with all the C2 and other things coming up, and mgmt, maintenance and security and always got problem with "gangsters" at the back alley...

Banyak hal la... we did not pay good price to get such quality. doh.gif

That's why, feel like kena lead into "fabulous deal" by agents... in beginning when we sign there were no mention of C2 or other subsequent, and around that area not as many development.

Now they saturate the location even more, and can't get a good renting price.

Auction units are a joke to the owners who spend premium price to buy.

my selling price same as my loan price, altho got some money back from early bird rebate, if you add the reno i put in and agent fees/lawyer fee and the interest I've paid, big loss.

Loan price was 90% of SPA price, SPA price is a big amount and diff people get diff rebates depending on the furnished/non furnished type and how early they bought it.

Highest 16% and lowest 8% from SPA

- to know the "actual" or more  realistic or more down to earth actual selling price, the loan amount will be approved by bank will the best Guideline or reference point !?  ohmy.gif

Loan approved by bank is one thing, actual paid is another.

My case was buyer paid a sum as "cash" for "furniture and reno" and the remaining amount bank loan due to easier to get lower loan.

Bank approved loan amount doesn't equal to true value
