not necessary actually... his first property use on lower pricing property with bigger potential for cap appreciation better than those private projects price 400k (some smaller size) and above with lesser potential to appreciate anyway even after 10 years.... and if he is looking for own stay... WIP/PRIMA is consider wiser choice....

yea... bear by owner themselves... usually free MOT will only provided for those landed projects at outskirt locations... KL high-rises so far no developer provide such package... they will only provide more cash rebate aje to cover for the increase in SPA price....

if the property you bought is below 500k and first time house buyer... you can get a discount... but if not mistaken citizen 1 dont have any unit below 500k SPA price... so just have to pay the full....
