Village Grocer is coming into Citta mall early 2016. is Village grocer better than presto?

Up to this date, there will be two grocers in AD in 2016.

Rumors that TESCO extra will be closed in year end .

A simple process can be setup to verify owners/future tenants. Unit numbers & full names can be taken. This is not official so not very accurate but it serve its purpose.

It is the most expensive PSF condo in ara damansara after ara green in the area. I've been therewhen first launch. No rebates, no nothing. SA of shc is very chill. Heard SHC ada standard. Nice layout design I like.

this is what happens when buyers buy overpriced properties.. the furnishing is worth more than 100k.. existing buyer who bot without furniture will lose big time esp in rental market.. i seen d furniture and its top notch.. will defo help in rental market..

I wouldn't consider that as "all buyers".

Sorry I wasn't aware, and I was one of the early buyers as well. During my time, they charged the same furnishing package price for both large and small units. The designs match the show units at the sales gallery. Buyers of larger units benefited most as they got a LOT more for the furnishing package paid.

It is only for units less than 1k sqft. Now, optional furnishing package is available for larger units.

Agreed, I think it is kinda fair to those who forked out RM30k for optional furnishing package earlier. I heard the used-to-be RM30k become "free", which actually is included in the property price now?

Now they offer optional furnishing (price already included in the spa).
Go to the showroom to see the package (in photo of course). it is not as good as the showroom, only the basics.

For the larger units Type A, B, C, only partial furnishings available whilst Type D, E, F, G & H is given fully furnish option. biggrin.gif

Just to go slightly off tangent, went to Citta Mall over the weekend, and the basement car park was flooded!

Out of curiosity I googled it, and noticed that it has happened quite a few times before.

The kicker is, Management continues to allow people to park there, and continues to charge them for it.

Anybody can explain why progress on certain blocks ie block A, C, D, G etc are much much faster than the rest? I mean block A is already 13-14th floor while others ie block E, F are still stucked at carpark floors.

The construction of the POTPOURRI is using Modular formwork (like Lego), this method is more systematic, reusable and better quality. I'm guessing it's more cost effective for main contractor to build block A, B, C and G first, after these 4 blocks are done, they move the Modular formwork to block D, E, F, and H.

No worry, block A, B, C and G are almost done, I'm guessing they will move to block D, E, F, and H very soon.

Thank you, it made sense.

I thought the reason to build those blocks first is more towards public relation. Those blocks are the most front, closer to showroom and by having front blocks erected higher will give better impression and confidence for visitors (although hiding behind are other much lower blocks). Just a thought.

Looks like Potpourri has completed far more ahead of H2o though the estimated scheduled completion date for H2o is months earlier than potpourri.

H2o does look much simpler in terms of structure/engineering(no cantilever bridge unit/hanging deck) in comparison to Potpourri so it can pick up the pace at a much faster rate now after finishing the podium level? Just guessing

partly furnished 1266 sqft
designed unit i think was around 1266 sqft or bigger

nah, furnishing cant worth 150k for a 1000 sqft condo.
at most 50k.

this is like near to 1000RM/sqft.... is there really any buyer for this now?


anyway- any further news on Citta mall redevelopment?

i've ben to the mock up show room, during the launch.
I've also been to the real unit which made to show room in Block A and block G, last week.

I can let u know, it is not worth.

More than 50k lor.... rclxm9.gif ....Less than 100k i think. Electric appliances easily 15-20k with the brand BOSCH. Those fitting cabinet in the room and living room easily 50-70k. Fan and lighting if you buy urself and ask ppl install 5-10k it depends on your taste of the lights. Some more now got GST le.

Yes, weekend storm with strong wind hit damansara area caused Crane at Block E to fall. Head there was hail too. Citta mall was closed partially for damaged crane evacuation. No sure if it damaged any blocks when it fell.

Another crane also fell nearby along the same road at Rapid KL depot, that was more serious as it fell across the 10 floor building in construction.

H2O fence collapsed as trees fell on them, roads were partially closed too. Trees were seen uprooted or fell on roads.

The Monday morning after the storm has disrupted lifes of many people at the area especially road users.

Crazy weather these days...

Nicely reno ownself would requires quite some effort to the kind of details as shown at actual unit, most likely needing interior designer, imagine describing the concept of SHC kitchen U-box (rotatable storage/racks at kitchen) to contractor. Well, I can honestly tell you it's not worth 150k.

A neat touch yes, but I could get the same thing for less than 150k.

You forgot to calculate on the fact that since they are doing renovation by bulk, the cost of raw materials required would be lower as well.

Agreed 50k<Fully Furnished Pckg<100k, lots of carpentry work in the fully furnished package including the shelves in toilet. Not to mention the signature U-box storage in kitchen, pretty cool. Bed frame fitting also got. Type E small room or study room table comes fitted with cabinet, shelves and bed frame with storage, chair etc. So much so that may collect dust? bangwall.gif

Yes I would think its not 150k too. around 75k maybe if were to do it yourself, but DIY will cost more than what it looks since they do bulk right? so...anyway the U-box is copyrighted but who cares, intellectual properties is a myth in Malaysia hehe

Actually most importantly its hassle free. Just a thought, too many of us had bad experience when it comes to dealing with contractors. No need to wait a few months for reno, no argument on warranty period etc.

Agreed, hassle free is very important.
I enjoyed a lot when u furnish up my first house. But now on this 2nd unit, a bit lazy liao. Don't have that much time and interest, especially not for own stay.
So- is there is option to let SHC ( or their appointed contractor to do it up) , I will seriously consider.

Hearsay before that their SA was feeling very pressured cuz no sales and in turn got scolding from his superior that why should the SA abw worried of not hitting sales target when the superior himself is not worried and never pressure him.

Yeap, this one sibeh risky la. Planned to get this as a halfway house before I get a landed property in the future.

Got people say the malls will develop at AD, till today apa pun tarak except for Jaya Grocer / Village Grocer

Sadly, I found a nice landed forest before time.

Supervisor no need takut. SHC will pay their salary no problem. Give 6 months bonus also tak rasa.

Highly doubt developers will ever get desparate. They have one of the strongest holding power, if you don't buy someone else will buy kind of mentality.

yeah... i believe they wont be desperate also.... know their financials very well.... although this SHC is not the listed company one... and they kinda despise the paramount's family side... but they are also loaded like hell... biggrin.gif biggrin.gif

despite of all the new launches...I find AD is a good enuf address for own stay......commercial not as vibrant but you still can get what you want...within short drive. Banks are well represented...LRT is here, NON TOLLED roads and highways within reached.....TOLLED highway also closed by.........sandwiched by new and older townships........

BEST OF BOTH WORLDS...........

Now just need to wait for Sri Primoor to drop price.......(dream on) or when I strike lottery

I agree. AD is a good area if purchased for own stay. Will not augur well if purchase hoping to get good rental while waiting to flip.... unless you have good holding power

Haha...IMHO invest early lo, always watch out for new upcoming projects around where u'r interested in...Potpourri's soft launch or first phase price still boleh lagi around RM800 psf back in 2014.

Anyone here did actually went to the show room and check out the prices at potpourri at soft launch back then? its 3 years ago, time flies... console.gif

I think back then doesn't have rebate/discount during launch. Fully furnish package have to pay cash RM30k upfront to Damansara Uptown Interior Design.

If i remember correctly typical 900sqft (type D, E?) units started selling around RM750-RM800 psf, only a few smallest units around 600sqft sold for close to RM1k psf, that's why advertised minimum price is RM600k.

Someone been to its booth at Starling and SA said price increased some more recently??? Crazy...btw Starling also built by SHC, I like how they built underground tunnels for pedestrians linking main roads to inside of mall, could use some during rainy days.

I remembered vaguely got rebate.

Initially was empty units.

Then for buyers who bought earlier, they offered the 30k for full furnish.

That's if I am not mistaken.

Yeah, i was there during the soft launch.
not exactly on the first day, but was during the initial launch time. Infact wanted to go to check out H2O, but pass by this Potpourri on the way.
din know about this development prior of this.

wife made an impulsive decision, 90% because of SHC name.
until now... still wondering if a decision well made.

IMHO H2O seems too ordinary with price psf not far less than Pot's, and its a bare unit. Looking at the construction progress H2O is quite far behind compared to Pot's (Whispers from insider), depending on batches of purchases, H2o SPA written VP end of 2017. H2O construction has barely begun in the first 1.5 yrs due to some complication and lots of complaints arise, Titijaya ended up having to issue letter to selected buyers to reaffirm that the project is not stopped (I've seen that letter) Can check it out at H2o thread in lowyat forum.

My 900sqft unit priced at RM810psf with no rebate, plus 1 floor up is RM5k, my unit is barely down below, hahaha....1200sqft huge! rclxms.gif Type A? Does it comes with fully furnish package?

I rmb the price was already <RM1k psf in 2014 and it was sold out for smaller units, left the penthouses. I saw some constructions coming up behind uptown's police station, I think it is for the direct access flyover from Uptown to Sprint-NKVE, as I rmb that was part of the blue print, anyone knws?

Yea mainly Cimb and Maybank, Oasis oso got Affin bank. Public bank nearby Mayang isn't too far if use the underground tunnel after Evolve mall to go LDP.

70k is enough for a 1000 sq ft condo to have a decent move-in condition already (furnishing+renovation)...... u wanna make your condo looks like castle then sure not enough....

Pass by ARA this morning and I have to say that POTPOURRI is the most good looking Condo in ARA. But it seem H20 is picking up speed.

for me basic facilities like pool, children playground, gym and strict security is good for me already. I don't need a very high end condo.

Strict security fail for SHC dy.

They dun even have guards dedicated to each unit's lobby.

Cantara is just 5 minutes away from Potpurri.

Lumi is about 7~10 minutes away.

Both pricing way more competitive. But it's your money.

Cantara is closer to the LRT compared to SHC's Potpurri btw.

Was told that there WON'T be dedicated guards in each blocks.

They will patrol around the property but that's it.

Oooh..... yeah- then it is not too good, but let see how is their control point.
i might not be at every block, but if all entry points are covered then it is fine.

understand the lift need access card, and only goes to specific floor. so some added security i hope.

Based on S/P, I believe the completion is not due till 2018 around Feb-April depending on which month S/P was signed when it was first launched in 2014.

Judging from what we can see at the property, it is definitely possible to VP far ahead of schedule.

Indeed she's a priced possession now. When it was launched it was priced at approx. RM800+ per sqft. Rebates are for the later phases which has much higher price psf, which I think for those leftovers developers units? I can recall there wasn't many units left

visitor spend about 5-10mins each way for whole process of park first, queue up, registration, repark, wait for resident to come down to fetch etc, maybe more if long queue, and confusion on where to park. when visit is over, repeat the process again, resident escort down, repark the car, queue, deregister, then only can leave

owner told me that until now no solution because the building was built that way so always got complaints, arguement and even a few fights at the lobby, until they also paiseh to ask people to come visit them.

Ara landed those days subsales 4-500k . Ever since the shortcut open cut through tropicana and the market up up up now over 1mil. My client bought a place in urbana he fully furnished it can rent rm2500. Can cover installments not bad at all. If i met him earlier i think i’ll purchased with him. Ara is booming thanks to KD. Many prefer Ara becoz Kd price tag is higher and just 5 min away.

But when u go to pay ticket...the machine "Rosak" Nvm. Go inside the office to pay... the freaking ceiling got one big hole with water dripping all over the place... ( it was raining)... nvm.... months later... I went again... the freaking ceiling hole is still there! P.s T&G still "rosak"...How lah...

Sometimes not many ppl like crowded places. Commercial area dont really bother me actually. KD too crowded monday to sunday feel very restless. If u ask me i like saujana, nice place to stay. My cousin stay in SERAI nice condo n had a friend stay in Saujana bungalow those you buy land n built. Ara is a good place to stay if u ask me. I dont see this place as a failure. All property in KV should be good la.

but to say oasis will be the force to be reckon with within Ara.....I seriously have reservation, even when the current condo rush are all completed and vped.

granted, Citta mall may see increase in customers....

the entire citta mall only got one bakery.......

It used to be super easy to get parking there but nowadays especially during office hours I have to look a bit harder.
Even commercial places like Dataran Ara Damansara is becoming more crowded by the day. Go take a look yourself during office hours lunch time :-)

dataran AD only jammed because of the irresponsible drivers at chinese kopitiam there......

lunch time crowded bcos within the entire AD, not many kopitiams around........mamak stalls got few....but I dunno how crowded they are. I almost never go to oasis square for lunch, but banking yes. No problem finding carpark. A lot easier than taipan USJ or midvalley or menjalara......triple parking kau kau during lunch time,

I never tried Ara damansara LRT. I don't know they have 800 carpark lots there....I once went to Glenmarie bcos it looks big.....but to my dismay....not a single parking bay there after 9am. Even the illegal ones also difficult to find unless you want to illegally park outside the carpark compound.

Its ok if you feel upbeat about AD. I too find AD a good place to live or stay.....just that commercially, SiME darby......no high expectation.

One more thing, after 12am midnight.........you cant find any restaurant open for supper.......maybe McD24hrs at citta mall only.

When u remind about the tng,my heart boil..like u said just because the tng broken,we have to take ticket and the pay machine is not working,sometimes the cashier fell asleep need to wake them up,if unlucky,the machine at exit also broken. 😅

Potpourri is within walking distance, maybe debatable in present standard, but not for long. But again, with the money to blow on such a piece of property, you really expect resident to care if it is walking distance to LRT or not?

The road from Potpourri leading up to intersection at Ara Tre Residence is terrible! Worst during rainy days. Can't imagine one more development there.

subsales landed intermediate... partially furnished only 1.2m (subject to nego downwards)... size two times and more bigger than this condo... i can't see any worth to buy for own stay or for investment... for a 974sq ft condo... to make it fully furnished and nice to stay condition... only required around 100k reno+F&F cost.... means at bare unit... your house 900k for a 974 sq ft already... very overprice i would say....

Yea nearby properties are more comparable, i.e. H2o is a straight-up competitor about the same time potpourri started selling

If got 1mil and wanna invest then got plenty of choices.

Leasehold property usually generates higher rental yield due to lower buying price and tenants dont care about leasehold. But would be harder to sell and lower price in the future. For those who care about passing down property to next generations then freehold matter.

Ya maybe for your low-cost ppr flat. Other than that renewal is based on market value of the land price divided by the strata units. Many apartments getting acquired and redeveloped in singapore that not even reach 99-years, owners will get higher price if freehold!

he is mentioning for own stay purposes (even u rented out also considered as own stay)... not related to low cost ppr flat or what... even a luxury leasehold bungalow also the same... own stay in selangor... u can just renew the lease for 1k only... read the selangor lease renewal guideline... and dont compare singapore to here yet... if they wanna redevelop the best leasehold land... first one to go should be sunway... and alot of leasehold lands within 5km radius to KL CBD....

well everywhere pricing also boom... not only ara... boom to the extent of unaffordable anymore... imagine at matured areas... 300-400k nowadays can only get u a 600-700 sq ft condo in high density block (excluding those built by aset kayamas)

I once saw a Maxis app promo for 20% rebate on Uptown Residences early this year (or was it last year? Can't recall). Went to pay a visit to the sales gallery there and the developer staff mentioned that the price after the rebate is back to the launching price which was near 1 mil at that time. Didn't bother to ask further as it was way out of range for us.

I won't be surprised if See Hoy Chan does the same here, but I always wondered whether the fact that it (and other recently VP'ed condos such as Urbana, Verdana, etc.) is sandwiched between 2 golf courses and Tropicana's area nearby is the reason for the price premium. hmm.gif

Pass by Potpourri at nite just now i’ve to say the exterior look really class and they have some lightings on top floor to make it more up market. IMO potpourri is the best looking Condo in Ara dsara atm.

When to Citta mall for new year eve dinner, was jam pack getting in to the parking. After dinner pass by Potpourri again and make a de tour to the guard house and just stop to look at some of the units with light on. Can see many unit with the interior are all ready. Trying to peep the lobby and i have to say like 5 star hotel...really nice i have to say. Now lets see the finishing...anyone got the key already? please post some pict ya! Cheers!

Was there last weekend as well.

It does looks good. Classy and quality finishing.
Din manage to explore the club house, sky lounge and the other pool as yet.
Each block has it own waiting area and access card.

The only set back is probably the facility deck is surrounded by the 8 blocks of tall building, so we wont get the open air/space

Some blocks got the VP letter, that is to arrange for some final payment to developer and initial payment for service fees, deposit etc.

As heard the first batch of key will be issued out on 15th Jan.
Well, many of the unit are fully furnish/semi furnish, it wont be long before the first owner to move in.

SHC projects never really disappoint... they usually able to deliver at quite a high standard... just that their pricing also comes with the high level of their standard... haha... their ID team also not bad one actually....

the last time when i audited them... they already mentioned... few families branches have different mindsets on property development already.... and dont like to relate with each others although they can't control it... laugh.gif laugh.gif

Yes they are all related to the Teo family being famous for developing the entire Damansara One Utama. SHC who developed the potpourri is more towards developing Damansara uptown area though they are somehow related, anyone knows more detail? I heard from my friend who is a friend of SHC family, they are some of the most down to earth rich family who still lived in humble houses in Damansara Jaya, no supercars no ntg...

Good rental yield though judging from Urbana being the developer's first completed condo project and small project site. Pacific place, on the other hand far away from being 'nice' is fetching around RM2k, 900sqft for fully furnished unit.

well, if any small unit left also wont be a good choice, it must be due to certain in-desirable criteria.

Rent to Japanese, but i see many around this price and of coz is the furnishings also la. Some use all Cavennzi PVC sofa u see also no appetite than lower rental lor.my client quite decent furnished la. Furnishing with taste Spend less than 20k he told me.

I think the location is very central, near to KJ, Damansara Utama, BU, Subang Jaya, Tropicana, KD etc though traffic can be bad, but that is pretty much everywhere nowadays.

Also the back road passing by Ara to Tropicana/KD side or 1 tunnel to BU/Damansara Uptown/Utama side and the 2 tunnels to SS2 side/KJ Paradigm mall side make a lot of difference, if highways aren't preferred.

Facility wise, ADMC(sister of SJMC) is there, Citta Mall is good for F/N though ntg much with Village Grocer, Jaya Grocer, Hero market, Tesco is quite next to each other.

In the end, it depends on personal need.

See Hoy Chan Sdn Bhd Group ... pple always get them mixed up with the Bandar Utama development .. they are in fact very different ..

but that part of AD (assumed it is under AD), a bit chap. Only good thing is very walkable to LRT.

Yes all the cina kopitiams aren't active during weekend, weekdays there are extremely busy crowds for S11, face to face, doremi, lao you, happy restaurant etc.

Yalo boss, potpourri rental will be very high, mostly for small family own stay maybe? due to the fact that most smaller units only have max 2 rooms, biggest layout type A I think 3 rooms only?

the concern is will any one wanna rent at high price for 2 rooms units... not cheap also their two rooms unit... not to mentioned 3 rooms units... last time SHC offer to sell me at their staff price around 650 psf fully furnished 2 rooms unit... will there be alot of tenant who wanna rent a 2 rooms unit at 2k and above rental per month? as i see alot are buying for investment than for own stay....

I dunno is there any basic furnished. Because they come with fully furnished with a touch of ID. If iz just 2k then is real bargain as in URBANA are renting 2B fully furnished 2.5k.

There are many young expats working at symphony near Citta mall, Aegis is among the many companies hiring tons of foreign talents i.e. Koreans for their call center(but doubt they can afford high rental though)

Japanese school at Saujana is nearby too so I suspect there are expats nearby to a certain degree. Also heard from insider that a bulk deal at block B H2o was recently completed, buyer is a Japanese firm or some sort.

Korean stays at Pacific Place got la. That one quite accurate.

Maybe they would move. Maybe not. That remains speculative for now.

But my definition of expats are definitely those who are capable to pay for 3k rental without a hassle.

Those Korean are unlikely to be considered as expats in my definition :/

Yes. I know a few Japanese and Korean that like Ara because it's location close to multiple golf courses., close to Japanese school, close to Ara D medical center, LRT available, close to either 1U or Sunway Pyramid. One Japanese friend purposely choose Ara over Mt Kiara because Ara is closer to the Subang airport .e.g. He often take flights out of Subang airport to go to resorts and for his frequent snorkelling/scuba diving trips

Also Ara is still a tucked away township, non-peak hour traffic is a bliss, does not have the busyness like SJ but has its convenience. Too many new projects came up the recent years...many more r coming

Impossible to attract those from Pacific Place and Urbana to move in to Potpourri, from 2-2.5k jump to 3.5k. Unless owner willing to rent out at that price.

The pool of rich expats are very limited, kind of hard to attract them? Nearby saujana condo 3R also can't fetch 3.5k.

I wonder what would draw tenant to this place?

Hard to compare though, I think potpourri is on another level above other nearby projects, possibly the highest end one in Ara (maybe...?) in terms of dev reputation, design, convenience(direct access to mall) etc

potpouri has dedicated covered walkway to the mall?

anywhere Citta Mall only have very average makan place and one supermarket. I dont even catch movies there.....

There is a direct link bridge access between Block E and F connecting to Citta Mall. Some new restaurants have already opened up in Citta Mall eg The Barn, Curries and Claw, Gelate etc and Sushi Zanmai opening in April.

I go to the MBO pretty often not coz of its nice, coz good seats r always available anytime since it has got a lesser crowd, not always the case at bigger mall.

I thought citta has a good variety of F/B, guess it depends on person.

the FnB there short of one protein.........qua tak suka banyak......and mostly bcos its not your daily makan place.....wallet not fat enuf to such indulgence.
