We leverage on each other's network and aim to monetarise the listing available from the primary to secondary market". Can you please change your name of the group as this is confusing? I meant to create for owners only. I can create one group in FB for owners only if many ppl agree. =) As for the older Potpourri lowyat forum, I think it is "open" again. A simple process can be setup to verify owners/future tenants. Unit numbers & full names can be taken. This is not official so not very accurate but it serve its purpose.

It is the most expensive PSF condo in ara damansara after ara green in the area. I've been therewhen first launch. No rebates, no nothing. SA of shc is very chill. Heard SHC ada standard. Nice layout design I like.

It is only for units less than 1k sqft. Now, optional furnishing package is available for larger units.

Agreed, I think it is kinda fair to those who forked out RM30k for optional furnishing package earlier. I heard the used-to-be RM30k become "free", which actually is included in the property price now? |

Now they offer optional furnishing (price already included in the spa).

Just to go slightly off tangent, went to Citta Mall over the weekend, and the basement car park was flooded!
Out of curiosity I googled it, and noticed that it has happened quite a few times before. The kicker is, Management continues to allow people to park there, and continues to charge them for it. |

Need some opinion on the package worth RM100 K, mine is block H and bought it empty, and as we are from outstation n don't know much of the ID mkt in PJ. Looks good with the showroom reno. unit, just asking is it worth taking it up ? Will it be lesser if take outside ?The only benefit to me is less travelling to view the property during reno. but whether do I pay much higher ? |

Thank you, it made sense.
I thought the reason to build those blocks first is more towards public relation. Those blocks are the most front, closer to showroom and by having front blocks erected higher will give better impression and confidence for visitors (although hiding behind are other much lower blocks). Agreed, hassle free is very important.
I enjoyed a lot when u furnish up my first house. But now on this 2nd unit, a bit lazy liao. Don't have that much time and interest, especially not for own stay. Hearsay before that their SA was feeling very pressured cuz no sales and in turn got scolding from his superior that why should the SA abw worried of not hitting sales target when the superior himself is not worried and never pressure him.

despite of all the new launches...I find AD is a good enuf address for own stay......commercial not as vibrant but you still can get what you want...within short drive. Banks are well represented...LRT is here, NON TOLLED roads and highways within reached.....TOLLED highway also closed by.........sandwiched by new and older townships........

I think got some rebate back then ( 3% or so, not much but more like gimmick la)If i remember correctly typical 900sqft (type D, E?) units started selling around RM750-RM800 psf, only a few smallest units around 600sqft sold for close to RM1k psf, that's why advertised minimum price is RM600k. Someone been to its booth at Starling and SA said price increased some more recently??? Crazy...btw Starling also built by SHC, I like how they built underground tunnels for pedestrians linking main roads to inside of mall, could use some during rainy days. i was pretty sure the 700-900 sqft would be around RM 950psf. Originally book 1, then change to 1200sqft which workd out to be 750psf. Starling... seems like a better investment. middle of commercial area, a decent mall. Wonder what was the psf back then.... |

When it was launched it was priced at approx. RM800+ per sqft. Rebates are for the later phases which has much higher price psf, which I think for those leftovers developers units? I can recall there wasn't many units left |

Ara landed those days subsales 4-500k . Ever since the shortcut open cut through tropicana and the market up up up now over 1mil. My client bought a place in urbana he fully furnished it can rent rm2500. Can cover installments not bad at all. If i met him earlier i think i’ll purchased with him. Ara is booming thanks to KD. Many prefer Ara becoz Kd price tag is higher and just 5 min away.

Sometimes not many ppl like crowded places. Commercial area dont really bother me actually. KD too crowded monday to sunday feel very restless. If u ask me i like saujana, nice place to stay. My cousin stay in SERAI nice condo n had a friend stay in Saujana bungalow those you buy land n built. Ara is a good place to stay if u ask me. I dont see this place as a failure. All property in KV should be good la.

I almost never go to oasis square for lunch, but banking yes. No problem finding carpark. A lot easier than taipan USJ or midvalley or menjalara......triple parking kau kau during lunch time, I never tried Ara damansara LRT. I don't know they have 800 carpark lots there....I once went to Glenmarie bcos it looks big.....but to my dismay....not a single parking bay there after 9am. Even the illegal ones also difficult to find unless you want to illegally park outside the carpark compound. Its ok if you feel upbeat about AD. I too find AD a good place to live or stay.....just that commercially, SiME darby......no high expectation. One more thing, after 12am midnight.........you cant find any restaurant open for supper.......maybe McD24hrs at citta mall only. |

Pass by Potpourri at nite just now i’ve to say the exterior look really class and they have some lightings on top floor to make it more up market. IMO potpourri is the best looking Condo in Ara dsara atm.

When to Citta mall for new year eve dinner, was jam pack getting in to the parking. After dinner pass by Potpourri again and make a de tour to the guard house and just stop to look at some of the units with light on. Can see many unit with the interior are all ready. Trying to peep the lobby and i have to say like 5 star hotel...really nice i have to say. Now lets see the finishing...anyone got the key already? please post some pict ya! Cheers!

Was there last weekend as well.
It does looks good. Classy and quality finishing. Din manage to explore the club house, sky lounge and the other pool as yet. Each block has it own waiting area and access card. Some blocks got the VP letter, that is to arrange for some final payment to developer and initial payment for service fees, deposit etc.
As heard the first batch of key will be issued out on 15th Jan. Well, many of the unit are fully furnish/semi furnish, it wont be long before the first owner to move in. |

SHC projects never really disappoint... they usually able to deliver at quite a high standard... just that their pricing also comes with the high level of their standard... haha... their ID team also not bad one actually....

this is the Uptown side of the family ... Impossible to attract those from Pacific Place and Urbana to move in to Potpourri, from 2-2.5k jump to 3.5k. Unless owner willing to rent out at that price.
The pool of rich expats are very limited, kind of hard to attract them? Nearby saujana condo 3R also can't fetch 3.5k. I wonder what would draw tenant to this place? |

There is a direct link bridge access between Block E and F connecting to Citta Mall. Some new restaurants have already opened up in Citta Mall eg The Barn, Curries and Claw, Gelate etc and Sushi Zanmai opening in April.
