I bring up an old post cos some say ara condo prices are running through the roof.

With LRT complete,

PSK prices are HALF of 800-900k
PNK is about 580k

Urbana which is a great product has hardly appreciated 7% since 2013 not taking into account vacancy, interest and the likes.

Now some say potpuri will do well at 1kpsf!!

📈📈📈📈📈

Superb valuation at 650-700 per sqft.

My investment in PSK just reached 800-900k!!

🎉🎉🎉

15 years ago, developer price was rm 200k and it stagnant for over 5-7 years. Now over 400% paper gain.

PSK can sell for 800/900K? Serious?! PNK can't even touch 600K yet...

What you think the price of PSK and PNK will be when Urbana start selling at rm 650 sqft?? 😎😎💰💰📈📈

Shhhhh......

Better to buy PNK/PSK? "Arbitrage Trading"?

807sf, after 5% discount is around 580k.
1033sf, pool view is around 750k+ before discount.

But all taken already, left bumi lots only!  shakehead.gif Next saturday releasing to public.  brows.gif

I've visited the Urbana 2R2B, but I find the design abit weird, the kitchen area has no window, so I was thinking if I'm going to cook then my whole unit will be very smelly. They still have some developer units left but the price is quite high, still consider about this

cannot expect too much when a unit is only 800 sqft. it's more or less a big 'studio' unit.

The problem is the whole living room will smell, tho. tongue.gif

Only the 1,065sf and above units have a yard where the owner can install an exhaust pipe to the yard. Wonder why the developer didn't think of creating a yard for all units, tho. Unless they assume that most who buy the smaller units are investors who will rent out the unit or turn it to an airbnb/homestay. hmm.gif

I stayed at such unit before and do cooking, it didn't smell at all after the door is open.

Heavy cooking I'm not sure though.

Appreciation is not much. If like the unit, can arrange loan. Bank can finance.

Leakage problem is caused by the unit above you.

Yes i know, i mean since wan to install water heater, if low pressure, i may need to get a water heater with pump, if good water pressure, i just get it without pump. So is the water pressure of urbana good ? For middle floor
