you sure ara prices are guided by KD???????? have you compared the landed price in KD vs ARA?

ARA being SIME Darby naturally failed big time in commercial......therefore residents there need Tropicana and KD (not KD per se, more trop and Sunway and Bostead) to rescue them.
*
The commercial area in AD may be 'quiet' today vs KD but I doubt it will continue to be quiet.
AD is becoming more crowded everyday e.g. with all the condo and apartment dwellers moving in and its commercial areas becoming more 'ong' with each passing day.
It's slow but it is a slow and steady increase of commercial activities.
SD is in the midst of moving their plantations, property and auto HQ to AD. I heard as many as 5k-10k staffs.
SD integrated Auto city is almost completed and will be filled with many automobile showrooms. e.g. will attract car shoppers crowd
The Oasis Mall blueprint looks cool also. Not that we need another mall here in AD LOL
The commercial area also fronting Jalan Lapangan Subang and will attract some budget travelers crowd.

just painfully watched the video.....the presenter speaks so slow that my hot kopi already becoming kopi ice jor half way thru the video.

when was the last time you been to Oasis?

Most of the current oasis offices are empty.....

the so called Oasis Square is dead......and even you go there at 11pm....you still need to pay parking.

the residences...the suites.....don't know how many years they have been completed...but my oh my.......very badly maintained.

Who will be the target audience or customers of ARA Oasis? ppl from beyond skypark? Glenmarie? ara damansara? what is the catchment?
*
Oasis square dead?
That's not true la bro..especially during the day time with the SD staffs around.
Got time you can go take a look for yourself la.
It used to be super easy to get parking there but nowadays especially during office hours I have to look a bit harder.
Even commercial places like Dataran Ara Damansara is becoming more crowded by the day. Go take a look yourself during office hours lunch time :-)
I cant comment on the residences and the suites.
The main target audience for the Oasis AD is the SD group of companies staffs and those people living in this area.
SD is in the midst of moving their plantation, property and auto subsidiaries HQ here. I heard as many as 5k - 10k SD workers are in the midst of moving here.
Uhmm...dont believe u can go take a look at the parking situation at the Ara Damansara mosque in front of Seri Pilmoor during Friday prayers time.
More if you include their cronies' companies.
SD is planning to build an office tower in the future here https://youtu.be/GsBLDiYuIyo?t=7m16s to house some of their plantations, property division support companies e.g. law firms, title companies, architect firms, engineering firms. All closeby to their plantation and property division HQ mah.

AD great public transport accessibility is helping with bringing in the crowd although slowly.
AD is accessible by 2 LRT stops with a third one near Dataran Prima LRT3 station coming in a few years. The AD station has approx 800 parking bays.
Folks staying here have the option park their car and ride the LRT into downtown KL, KL Sentral or PJ town within approx. 15-30 minutes.
Even the recently completed MRT1 help with the accessibility of AD with the feeder bus T807 service from Surian station.

With all the high-density condos/apartment under construction now, traffic is going to get worse by the day in this area.

No wor, many semi retired Jepun and korean at ARA wor. I've a few client that are staying there and they preferred Ara/Saujana because of the Golf Club. Some even invested a property in ARA just because of golf.  rclxub.gif  rclxub.gif

Yes. I know a few Japanese and Korean that like Ara because it's location close to multiple golf courses., close to Japanese school, close to Ara D medical center, LRT available, close to either 1U or Sunway Pyramid. One Japanese friend purposely choose Ara over Mt Kiara because Ara is closer to the Subang airport .e.g. He often take flights out of Subang airport to go to resorts and for his frequent snorkelling/scuba diving trips

AD location is quite strategic and infra also there but somehow it didnt fly high..landed did very well though.
*
Yes landed property e.g. Double storey link terrace house has been doing very well here in Ara Damansara e.g. high capital appreciation.

Infrastructure and road connectivities are excellent
New LRT 3 station at Dataran Prima(around Damansara lagenda housing area) is coming and it will link directly to 1U, Shah Alam and Klang in addition to the existing Lembah Subang LRT station and Ara Damansara LRT Station.
Feeder bus has been running to and from Ara Damansara and Tropicana neighbourhood to the Surian MRT station.

When the DASH highway completes, Tropicana and Ara Damansara residents will get a direct access to/from DASH into Penchala link through the Sunway Damansara interchange from Persiaran Tropicana on top of existing NKVE, LDP, Damansara link and Subang airport highway into Federal highway and Kelana subang flyover link into Kesas and NPE.

written like expert.... but nothing much to "wow"...
*
I am definitely not an expert and I am not trying to wow anybody here.
I am just sharing my personal opinion.

This area (Ara Damansara/Tropicana areas) has seen quite some improvements in infrastructure and accessibility over the recent years and it looks like it is continue to be improved. e.g DASH - Sunway damansara interchange, LRT3 stations at Dataran Prima/Damansara Lagenda and at Lien Hoe

We go from no public LRT/MRT service at all to as many as 4 LRT stations (2 current LRT stations at Lembah Subang and Ara Damansara and 2 more future LRT3 stations at Lien Hoe and Dataran prima) plus Surian MRT stations+ feeder buses T807. https://www.myrapid.com.my/traveling-with-u...r?routeid=T8070.
I like the idea of being able to go to 1Utama without having to drive my car in the future through LRT3 or currently through feeder bus and MRT.LRT3 will be the more convenient route in the future as I can just walk to the station without having to take a feeder bus.

The road linking Ara damansara and Tropicana is nice, the Subang Kelana flyover link to Kesas and NPE is nice.
The DASH - Sunway Damansara interchange is a also going to be a nice surprise as it will gives residents here an alternative route to go to/from LDP or to/from KL using Penchala link.

The LRT 3 station is at Dataran Prima or Damansara Legenda? Both are opposite side of NKVE. Btw... either also not exactly near to Potpourri?
*
It will be on Jalan 1a/1 just beside Damansara Lagenda.
The petrol station and fast food outlet adjoining Damansara Legenda would be acquiredand there will be 600 parking bays and a park-and-ride plan. Heard that there will be pedestrian bridge from Dataran Prima to walk over NKVE to this LRT station (dont know how true)

You are right Potpourri is not near LRT station at all.
I was just commenting on Ara Damansara/Tropicana area in general.
I think Cantara by Sime Darby is within walking distance to LRT3 station at Dataran prima/Damansara Lagenda.

It’s quite devastating for Damansara Lagenda and the other Villa next to petronas (forgot the name). When I viewed Lagenda few years back, it was a great place. However the ones nearer to highway were quite noisy. Now it will be worse as the roads on nkve got widen...and now this LRT track and station.
*
Yes indeed. Some houses there already have to deal with the noisy NKVE, now have to deal with LRT3 and 600 car parks. Kesian.

*
Yea. Within walking distance to two different LRT lines.
One going to PJ/KL/Subang/Puchong
One going to Shah Alam/Klang/1U with connection to MRT1.
U ada hantam satu biji here? or still waiting for Seri Pilmoor hahaha
