Even though Matrix need to surrender 1,000 acres for part compensation of Felda settlers + 100 acres for Menteri Besar Incorporated

Land cost = RM363.6m / (5,233-1,000-100)
              = RM2.02 per square foot.

And Matrix sell to us at RM200 per square foot, good money!

haha of course bro... the RM200 per sq ft u have to deduct the construction cost, miscellaneous cost and bla bla bla... only u get the profit... although the construction cost have really increased over the years... but I dont think the developers' margin got press really hard... they just dont want to lost the margin... thats it...

Lol I didn't complain, in fact RM200 psf is very low liao, lower than its closest competitor IJM's S2, as far as I know Semenyih is selling over RM300 psf, what is EcoGradeur psf?

around rm300 plus also... haha... i think generally the outskirt klang valley area selling around this range... yea... matrix need to make their stamp with the price competitiveness... otherwise.. they cant sell at the same price as the more established developers in Msia...

People mistakenly think that SJK ( C) Kg Baru Parit Tinggi (to be renamed to SJKC BSS) in BSS is a private school because its modern architecture design is very different with traditional government school.

Based on Annual Report 2016:

Matrix fully funded the building of a new school, SJKC Kg Baru Parit Tinggi, next to Nusari Biz, Bandar Sri Sendayan in Negeri Sembilan. The total cost invested in the building of this school is approximately RM10 million fully borne by Matrix.
The school is built on six acres of land with a total built-up area of 58,229 sq ft.

It comprises three blocks:
1. An academic block which consists of a computer room, administrative office, 32 classrooms, and a fully air-conditioned library;
2. An auditorium and canteen; and
3. A multipurpose hall with three badminton and one basketball courts.

The school has 17 classes adopting the smart classroom system that employs modern teaching and learning technology. The smart classrooms are equipped with projectors and computers to create an interactive environment for the pupils to learn more effectively. The project was completed in November 2015, in time for its first academic year that officially commenced in January 2016.The school has a maximum capacity of 800 students.

Matrix has contributed land and assisted in the building of three national schools in its township to date: an integrated school, a Chinese school and a Tamil school. The Tamil school, which is currently in progress, will cost RM8 million. SJKC Bandar Sri Sendayan was completed within 11 months while the construction of the Tamil school began in early 2016. Six hectares of land had been earmarked for the construction of a national primary and secondary school in the township

I think is very likely for it to succeed, it's concept is quite comprehensive to be a self sustainable township.

Yes one of the plan to build IconPark that contain bigger size shopping complex than 1U. Now seem the merchant square phase 1 and 2 have been filled by a lot of shop. When this all completed including tudm (now seem 70% completed), sendayan hospital, hotel, shopping complex, vision valley and high speed rail train that very near to bdr sri sendayan will speedup this city as a damansara of seremban

The latest one, they in the progress developing extreme park infront of D'Tempat that contain also driving range golf facility with other extreme park facilities side by side, and beside hijayu 1-A1 matrix is currently build bigger merchant square

It needs population and high value job opportunities for BSS to achieve Damansara status.

In the initial plan, there is Matrix Tower opposite d'Tempat Country Club but this seem to be replaced by Extreme Park (25 acres). Not sure how many job opportunities will be created.

In order to make BSS successful, Matrix should move its HQ to here, it certain stimulus the commercial activities and increase job opportunities in the township like what SP Setia did in Setia Alam. WIth TUDM moved in and more MNC start operation in Techvalley, BSS will get get more people to move in. Currently Hijayu 1 series has very low occupancy rate may be because most buyers are from Klang Valley.

With more population then only Icon Park can survive and BSS has fighting chance to become next Damansara.

Anyone in Sendayan using any broadband that can be apply for? I have checked that no Unifi but only streamyx. Even no Astro IPTV
