There is a commercial lot reserved for hyper market in Merchant Park, however unless at least 40,000 people (critical mass for a vibrant township based on some property guru) moved into BSS otherwise these hyper market won't sustain.

Based on Matrix's master plan, when BSS matured around 2023 ie population reach 120,000, Icon Park will be built next to TUDM/ opposite Kip Mart. If BSS can reach 120,000 residents + S2 80,000 already 200,000 people live within 5km radius, + future Sime Darby project at Labu then this 100+ acres Icon Park can succeed.

Currently BSS has about 28,000 residents while Seremban 2 has 50,000+ based on report in newspaper.

Seremban District has about 500k+ people ie Seremban town/surrounding 300k+ and Nilai 200k+, not that impressive even Subang Jaya has more population with 700k+ people therefore commercial there is good.

I believe when there is job opportunities (high value one), population will follow. Sendayan Tech Valley is a correct step, or invite a reputable university to set up campus in BSS like UTAR to Sg Long & Xiamen University to Sun Suria City, it will boost up the market value and commercial activities in BSS I suppose.

34 acre Extreme Park will be in operation early next year, Negeri Sembilan State Government will promote it extensively rclxms.gif

There are many oversea participants for Cycle Sendayan 2016 eg Japan, Thailand and 20 from Indonesia.

Apart from cycle track that build in accordance to international standard, there is futsall court, BMX, driving range, venue for camping, hut etc suitable for team building, family activities for various organisation.

Matrix advertise extensively in Sin Chew yesterday, saw the following map, notice that the location of SKLIA is different from HCS's map which I share here in July 2016. Seem that Matrix is building the connecting road which is I supposed at least 3 to 5km in distance, good job rclxms.gif

Also additional industrial area appear on the map (lower right corner) near by the Malay Reserve land that supposed to be orchard/agricultural land, is it Sendayan Tech Park?

Besides there is a additional residential Kota Gadong Perdana appear at north side of Sendayan Tech Valley (upper left corner).

According to China Press, rental for double storey in BSS is ranging from RM1,000 (bare unit)-RM1,400 (furnished unit)

Anyone got more or lower rental that what China Press reported?


芙蓉地區新興城鎮的花園住宅區的購屋者多來自巴生谷地區,他們是在芙蓉購置房產投資,而非自住。
因此他們購置的房產多數是出租,並作為長遠的房屋投資。
一般上,屋主在招租前都會先了解附近地區的租金是多少,而不至于把租金訂在太高價位。

目前,芙蓉新城及達城地區的雙層排屋屋租介于1200令吉至1400令吉之間,這是包括屋內已有基本設施,至于空屋的租金則約1000令吉。
一些急于把屋子出租的屋主,很多時候都願意把租金調低,因為這至少在償還銀行房貸方面幫補到。
其實租金高低有時是看地區而定,如果附近地區交通發達、有學校、人潮多等,屋子租金是可以高一些。

From information gathered, this is a private medical centre sad.gif it would be nicer if government hospital can be build here..
