So i just tested a couple of apps today and the speed has indeed improved, but at a really small rate. Still considered very very slow. Not the kind of speed that we paid for using Unifi.

Damn it. Wished i saw this thread much earlier as I spent my whole freaking weekend troubleshooting it!
Unifi certain ports screw up, or their firewall blocking App Store dl speed. That is the only logical explanation.
Changing DNS won't help.
I use this workaround and it worked for me. Initiated the updates in 3G/lte, wait for the circle to go 1%. Then without pausing the download, enable wifi to connect unifi. The download speed will be Normal, and u save mobile data.

Keep reporting as many cases as u can. Unifi need to see our range of IPs or areas affected by this issue.

Okay guys so i tested a few downloads today and this is what I found:

Unifi 20

Speedtest by Ookla [19mb] - less than a minute
VLC Streamer [43mb] - less than a minute
Card Wars [333mb] - 6 minutes
Immortals [993mb] - 18 minutes

Therefore i think it is safe for me to conclude that my App Store download speed has returned to its original speed. Testing started from 1.33pm 17th August. Other victims, please check and report your findings. Hopefully the problem has been fixed for you guys as well. I'm going to restore my phone again and re-download all my apps to set my phone back. Will report when i'm done

Tested earlier around 10pm, can download now but not back to original speed yet. Probably at 20-30% of normal download speed only. Good thing is no more stuck at waiting.

Yeah i think the speed is back to normal again. Thanks to the users who reported this issue to TM. Knowing them if you guys hadn't said anything, they wouldn't acknowledge the problem and just leave it as it is. I'll just leave this thread open, just in case other users experience this problem in the future and use this thread as reference. Just refer to the previous pages for troubleshooting steps. Thanks again guys

I'll only be back in Malaysia on Friday so can't check my speeds yet,, but judging from the response here, I think it should all be good now. Big thanks to jin_akira for starting the thread and to the other posters for their responses.
