QUOTE(hpteoh88 @ Jul 21 2015, 12:17 PM)
Bukit Bintang project to launch first phase in December 2015 Published: 21 July 2015 10:21 AM Despite signs of a slowdown in the property market, the Bukit Bintang City Centre (BBCC) project, which is spearheaded by a consortium of UDA Holdings Bhd, Eco World Development Group Bhd and the Employees Provident Fund (EPF), is gathering steam. UDA chairman Datuk Johari Abdul Ghani (pic) told The Edge Financial Daily that the Kuala Lumpur City Hall (DBKL) had granted the development order (DO) for the master plan layout this month. “We will be starting site clearance to build our show gallery by the end of this month. It will take three months to complete. We will launch our first phase of the project sometime in December,” said Johari. googletag.cmd.push(function() {googletag.display('div-gpt-ad-1400601790726-3');}); With that, Johari expects the first phase of the mega development, which sits on the tract of former Pudu Prison, to be launched by year end. Also, he revealed that once the DBKL grants the detailed DO, tenders for the construction works will also start soon. Johari anticipates to obtain detailed DOs for each individual component of the project, namely shopping malls, strata offices, hotels and high-rise residence units, which are planned for the first phase. UDA has pledged to have half of the construction works of the development to be given to bumiputera companies. Johari said the value of the construction job to be awarded for the first phase has not been finalised yet. Over the span of eight years, the BBCC project will have an estimated total development cost of RM5 billion. It has a gross development value of RM8 billion. Should things pan out as planned, the mega project could be another reservoir of construction jobs in town, analysts said. Both Eco World and UDA hold a 40% equity stake in the special purpose vehicle (SPV) that undertakes the development project on a 19.4-acre (7.85ha) piece of prime land, which is strategically located between Jalan Pudu and Jalan Hang Tuah near the bustling Bukit Bintang area. The EPF holds 20%. Being the landowner, UDA will receive RM1 billion as development rights from the SPV for the redevelopment. Meanwhile, Johari noted that the joint-venture (JV) agreement with the EPF is in its final stage of due diligence. “We expect the EPF to firm up by August.” “The agreement with the mall operator and JV partner, Mitsui Fudosan Co Ltd, the owner of Premium Oulets in Sepang, is currently in the final stage. The same thing goes for the agreement with Sony’s subsidiary Zepp Entertainment,” he added. He noted that technical specifications of the mall and entertainment centre will also be finalised soon. The proposed BBCC will include a 2,500-capacity live event hall under Sony’s Zepp branding as its entertainment component. Zepp is a subsidiary of Sony Music Entertainment (Japan) Inc. It currently has six concert halls in Japan, which play host to many international artists. – The Edge Markets, July 21, 2015. - See more at: http://www.themalaysianinsider.com/busines...h.qdF78Jdf.dpuf
See...Ecoworld in the news again ....BB launching year end Dec 15. ....how can they cope with so many projects and how do they maintain quality assurance on all the houses sold to purchasers....?

This is long planned in their development pine-line. Not for us to worry.
Nothing bad for a company to seek for grater development.
In versa, you should be worry if they are sitting there and expecting all revenues from EM sales to cover their entire operating cost.
They will have to squeeze us dry if we are the only income source.

Poor management for one specific event is poor management for that particular event.
Don't roll it too big.

They have numbers of great events there, don't play pointing fingers game too harsh if one particular event are not organised well.
If this really happens, we are not the one to upset.
In fact, EW should be upset of us cause we are so forgotten. Just one failure and we are behave like we are losing all our confident on them?
We took all the pass successful events as granted?

Just because one event, now you are not happy they have great development out there?

Well, firstly we have to be sure that whether EW can deliver quality products shall be separated from the rather poor crowd control during the opening of the Windmills event. I reckon that EW is fast rising with high publicity in a number of newly launched projects particularly this year. While I share the similar concer whether it is expanding too fast, I reckon too that the team comprises of experienced personnel with established track records. It is not unusual for big developers to manage few projects in hand at one time. Financially, with completion of the Group corporate exercise in 2Q15 and the impending listing of EWI, this shall not be an issue, at least for funding of its current developments (which are also aptly funded by the end financings from the brisk sales). What matter is whether it has stringent QC in place and to be followed strictly. Based on my conversation with the SA, I was told that the management sets high standards (higher than the place where they come from)(incl the building quality) and they are serious in achieving the goal. I can't tell how true it is but based on the efforts and achievements EW has made, I believe there are some truth in it.

Too early to draw conclusions of the quality of their deliveries. Time will tell. We shall see wink.gif

I quite agree with what Chris boss said in post #298 (as partly appended below). EW could have done nothing to please the existing purchasers but just continue selling. Although one may argue that the events organized are also served as marketing and publicity purpose, EW can just give no "privilege" to existing purchasers. All these are sth extra though we have high expectations on these additional efforts too.

Great. All of us still having good trust on EW from beginning and wish they will set up corporate office here as first township and biggest land bank here 1500 acres.

I supposed they are very proud of unexpected overcrowded turn out due to previous impressive publicity and grand invents. Ecomajestic buyers grow very fast up to 1500 buyers compared to last year may has only 800.

Wish they will plan future events in bigger scale to cope up with the growth. Greet

The Sat event:
- Food was limited. Most of the food was finished by 7.45pm.
- Imagine need to queue up for nasi lemak. Queue up for more than half hour and saw the queue hardly move so gave up. Why would you want to have 3 people serving nasi lemak and the queue hardly move. Should not the nasi lemak be in package form to be given immediately?
- Before the event started at 6.30pm the Ecoworld gallery was pack wth people waiting to get in the Swan Lake. Females toilets was so packed wth the queue that some aunties came over to the Male's Toilet to used the Male's Toilet .....imagine this....
- No food control and the event was organized badly as food was very insufficient and can over hear some family conversation that they should have eaten outside before coming over.
- Saw a lot of babies, infants there with the family struggling to get food for their family and children.
- Durians.....don't need to talk about them cos stalls serving popcorns and fluffy candy was so so very slow. My niece was waiting number 5 and still need to wait more than half hour. Probably the guy serving the popcorns were picking each popcorn to put in the container for the customer. Just used a cup and dig into the popcorn and pour into the container for the customer. How hard can this be?
- Lack of water to drink until at 8 pm a buggy came up to serve bottle water.

I feel Ecoworld is expanding too fast wth launching in Penang, Kota Kemuning and Semenyih. There are launching UK and Australia market also in the near future. Over expansion too fast is bad for existing and future customer.

Sometimes they don't update pictures for the construction is not to show to people the material used in their construction sites.

Alamak, about the food again?

IMO, the special event was mainly stated as "Under the Windmills " and we are cordially invited to the Grand Opening of Under the Windmills and plus, we can enjoy some of the foods stated on the invitation card. But it seems more ppl discuss hardly on the food rather than the actual theme, Windmills. I think I am not see-ing wrongly on the card if it was stated " Grand Opening Foods under the Windmills Restaurant by Eco World " with free makan makan.

Even I wanted to organize my party ( wedding, party, farewell, whatsover ), I will order 200 pax food and standby 50 pax of foods if there are 250-300 attendees, as statistically from my friend of a long time event organizer, most of her clients who ordered the pax of food same as per attendees, 9 /10 of the events were totally plenty of foods remaining.

True, definitely, there are things we can certainly blame as we endured a disastrous or horrendous event where we may attend the event and thought we could have lively event with great makan makan session with full stomach. But unfortunately, this is not an event of 100-200 pax but more then 2000 pax and yet now, the event organizer has themselves to blame due to alllowing multiple of non purchasers who took, ate, bungkus and wasted some of the foods.

I had few properties under construction now and yet, in this 2 years, I never blame all the other developers for never organize any single cheapskate event, any cheapskate fried meehoon event, any first come first serve nasi lemak bungkus event or any single freebie at all.

Although I unable to attend the event or missed the free foods, I still appreciate for the eventful "willing" and "initiative" to organize by the property developer and they are not a professional food or makan organizer.

If the delivery of the house is late and the quality of the house is quite compromise, then I will make my noise at EW Gallery. But of coz, I can sense my expectation is medium high but not as high as most purchasers bcz I keep remind myself, I only bought a RM 600k terrace house and not a RM 1.5mil semi-d or bungalow.

Boss, agree with it.

Btw, to recall, I am still very touch of the event of the Eco World New Gallery opening then and that was a very heavy rain night.

Too bad I couldn't attend that event.
The lake surface projection and the fireworks look stunning in the video. How I wish I was there.

Mainly to the find out the reactive classifications which mean the movement level reacting to moisture change.

Beside that, we can also know whether the soil would have hidden chemical that could probably damage the building.
