I don't think this is new. It has been there before GG and phase 1 already completed if not mistaken. Further more this more nearer to kundang estate project rather than GG.

Yes, this is around 3 ~ 4 years I guess.

It is very close to GG, I would say less than 5mins away from GG's main entrance and showhouse. Kundang Estate is a bit further as need to pass by the Kundang Chinatown and go via the BTP road.

hi, actually this is nearer to GG. gate to gate is less than 2km drive. if u interested in azalea home. please let me know. i've few unit over there

Perhaps one of the selling point of this project is the close proximity to the mountains. From the illustration photos, the mountains and lakes look like taiping lake gardens. Got other projects within Klang valley offering this?

On another note, how much is GAIA? I rmb seeing the prices but i cant find it now.

Recently visited the sales gallery, the cheapest terrace variant (Agalia?) already sold out. While GAIA apartment starting price is around rm370k before rebate. The lower floors that were priced lower mostly sold out.

Here are my thoughts.

Pros:

1. Very hilly area, should look nice once the lakes and waterfalls are completed. There arent many areas in klang valley with such hills. They even plan to have hiking trails.

2. Their masterplan is a self sustainable township with schools, shops, offices and even a college. Dont need to go to rawang tesco. Also the college will be near GAIA, hence potential for student rental market.

3. Direct access from NSE. Dont need to go through the kampung at all once the flyover is built. Unlike eco grandeur and others at puncak alam, still need to pass through the bad roads if im not wrong.

4. People who are travelling at the NSE may stop by to visit the retail outlets next time.

Cons:

1. The surrounding areas are indeed very ulu. Not sure about the character of people there. I hope GG dont end up as a rempit hangout spot.

2. For it to be a self sustainable township, there needs to be people visiting the shops at least. Desa parkcity's retail success also rely on the massive kepong + sri damansara population. Here i dont know. It's not that near the old rawang town. Maybe target those from new townships such as M Aruna and people travelling at NSE. Or even the kampung population, maybe they are not that poor.

3. It will take time for GG to be self sustainable. For the time being, you need to travel far or pay toll to get basic ammenities.

7 yrs ago....buyers of one project in cyber said it will be dpc no. 2.

5 yrs ago....buyers of one project in semenyiih said it will be dpc no. 2

1 yr ago...buyers of one project in cheras said it will be dpc no. 2

now even Gamuda garden in kundang also wannabe dpc no. 2.

The problem wirh allthese townships. Is unlike dpc, which had maybe 2 other competing townships when it was launched. Ie, valencia and bukit jelutong. With maybe 2000 acres between them. At the moment there is easily 10000 acres of township being developed at an early stage. Probably a good dwal more.

This is on top of the oversupply in highraises

I'm wondering are you being like "cheated" to buy one of this properties? You sounds so "negative"... No offends, just curious.

Kundang Estates is located in Kundang, next to Bandar Baru Kundang and Kampung Baru Kundang/Latar Highway Kundang exit (Phone number start with 03-6034xxxx).

Gamuda Garden is located next to Kuang/Rawang Selatan Plus Highway Exit (Phone number start with 03-6037xxxx).

However, not all places can be built before the place has been redeveloped. Unfortunately, these are the places that cannot be redeveloped due to the demographics.

I live in a place around after the Matang Pagar area. There are only a row or two shoplots there, and the nearest private clinic is 4kms away. On the north is the KTM Kuang station. The housing estates there are built from 2003 onwards, and it is slightly established compared to the village houses (which is built with mostly wood).

And the majority of the road to the GG has no railings or fences. If you are sleepy in the morning this could cause you to almost swerve into the jungle. The streetlights on these places are very sparse.

The water there taste funny too. Since it is nearby industrial area, it is not surprising that the water could be polluted.

*its basically as per what i mentioned in this forum since i first visited here before, basically GG is on its own, and if there are good masterplan but no good population supporting it, it wont become another Setia alam*
