for those who bought here... just ask yourself how long you can stay without basic amenities within 5-10 mins driving distance (unless u consider those shops at kampung as amenities then im speechless)... and how long KK has took to develop into a self sustaining township or at least township with basic amenities... and there u go... imagine yourself whenever you wanna buy groceries, have an outside meal occasionally, wanna go see clinic and etc... u have to drive more than 10 mins to nearest matured town by using kampung roads (if you dont want pay toll)...

The latest information is that the Waterfront will be ready together with the phrase 1 VP, which is like end of the year. And guess all will have to spend some times to reno the house b4 moving in. So i guess, the waterfront will be having some anchor tenant moving in.

Those who buy during the initial lanching, easily has earn 4-6% comparing to current rate.

who will be the anchor tenant? confirmed signed TA already? your first phase maybe less than 100 houses will be VP... and less than 40% will be moved in within the first 3 years... u think those tenants can tahan how long with such low volume business... unless gamuda subsidized them 9 9 to stay there... lol...

4-6% paper gain dont say la xiao jie... all properties in klang valley easily got more than that paper gain....

jade hills ada commercials ka... sei lo... didnt really realized despite visited my fren few times there....

but anyhow... its really tough luck to survive here... imagine after you have kids... u have no schools within near distance to send to also... even SK also tak ada... dont talk about international skul or whatnot... sweat.gif sweat.gif

I guess thats the downside of moving to a new township, need to have the patience untill the its develop... till then you need to make the extra mile move by going to rawang.. plan your shopping in KL/damansara... need to be smart in that..

Everything cant be favor for everyone... one man's meal, another man's poison...

For own stay, nearest place you can look for food is either Kuang town or Kampung Baru Kundang. Which both are easily 15 Minutes Drive away.
For daily grocery shopping needs, 99 speedmart and 711 is located at Kampung Baru Kundang, which is also 15 minutes drive from GG. Currently no petrol station nearby, have to drive all the way to Bandar Tasik for nearest, for Banking need also same. You can find SK at Kuang. SJK© either at Kuang or Kundang.

At night those kampung roads dark dark one some more... only plus point is near to NSE.... cook at home and stock up lor..smile.gif

there are new townships that still have basic amenities ready and still not matured one... sweat.gif like semenyih for example... there are alot newly develop townships... and still can have banks, schools, petrol stations, groceries shopping and etc within less than 10 mins driving radius... and the price of landed there almost similar like GG....

SA told me the tenants are not confirmed yet. The shops are sold to 3rd party and thereafter not managed by gamuda.

Actually lot of shoplots are sapued by the same directors and its yee mah ku cheh wan.....especially the strqtegic located units......

These units will be the 1st movers amongst the rest, if any

Yeah!!! Honestly if can afford; for sure would want to choose those mature, luxury, good environment, with lots of retail mall...

And, i'm currently staying and working around kepong area. i think i must be crazy/ stupid if i were to buy at semenyih/ kajang; then spend 2 - 3 hrs travelling to come to work at kepong instead of now spending 15 mins and in future maybe 30mins... What can i say is, everyone/ anyone will have their own preference over the selection of location or house or design or whatever reason...

i just do not understand why "critisized' ppl choice and personal attack by calling me "xiao jie"... i like being called as "mei nu" more than "xiao jie" please... biggrin.gif

And well, now online shopping/ grocery/ grab food is so convenient, i think i can TAHAN and able to SURVIVE by using those techs for time being (maybe 10 years) b4 the town matured... Honestly, i dont know how our surroundings neighbourhood's, how they survive so far... maybe they plant or self-sustain themselves... hmm.gif
