yes, when you sold your property after renewed lease and during the new lease period, state will recalculate the lease period again using PER YEAR calculation and you need to pay the sum before they approved the transfer of property to new owner.
if not, everybody will soong soong renew all leases (applied to landed only) for 40yrs or 60yrs, and turn around sell the property. who will rugi???? and I believe renew lease for second term state wont give you another 99 years.

part of Valencia is leasehold. Part freehold. FH and LH have nothing to do with what been built on top of land lah, in fact the opposite is true. for leasehold properties, either developer sells cheaper, or sell as expensive as FH but you get better value for your money by given you nice nice landscape streetscape and buildings.
the verdict is not out on FH and LH. there will always be FH and LH supporters.
