seems like a slightly better location than BTP.... using the same exit from aeon rawang?
*
There's a new exit being constructed immediately after the PLUS Rawang Selatan toll. called the Serai Interchange. This will lead directly to the Bandar Serai / Gamuda Gardens township and subsequently to Tmn. Kundang Jaya and BTP / Rawang.

Much more nearer to KL/PJ!

Rawang have been hot since last few year. Don't kniw when will hot until bukit beruntung. Lol

This location is supposedly more nearer to Kuang than Rawang, not sure though why Gamuda Gardens is associated with Rawang.

A new signboard had been erected. One leads to PLUS Ipoh/KL and the other leads to a upcoming place called 'Serai Perdana'.

Kundang Estates = Near to KL? I don't think so. Either way this area has to pass by the bottleneck at the Pekan Cina Kundang and need to take the LATAR toll as well. Alternatively, once the BTP LATAR had been opened, some of them will be routed over there.

Gamuda Gardens = Nearer to KL? Agreed. With the opening of the new interchange, this area will be directed straight to the PLUS Rawang (S) toll. From there to KL Jln Duta takes about 25mins.

yeah generally the interchange make this location quite desirable.... just that came at a later time.... haha.... but during peak hours.... will the PLUS very jam?
*
Say if you are travelling to KL via the new Gamuda Gardens interchange, there will be some jam at the toll plaza due to the pathetic number toll booths - only four. Then, another 'usual' bottleneck after the Jln.Duta toll.

Gamuda Garden is Leasehold Strata Title project, with 50 acres Centre Park

20x75 from 700k
22x75 from 800k

Futher information please PM me.
*
Woah, very pricey for a leasehold property.

At least Azalea Homes which is 3mins away from that place is much better with freehold title, 22x70 and RM540k after 0% DP promo. PM me for a cashback promo! wink.gif

u dun need to go thru rawang toll to reach this kundang area....

this township got waterfall leh..........and its not man-made.
*
Gamuda Gardens - direct link to PLUS highway.
One can simply enter/exit highway via their new Serai interchange without the need to pay those extra Guthrie/Latar tolls (unless you want to head over to the Kuala Selangor side).

Apart from that, this area is very much closer to KTM kuang and subsequently closer to Sungai Buloh (MRT etc.). So far no jam or anything - this isn't really at 'Rawang' as it sits right at the border of Sungai Buloh / Kundang

Main drawback of this project, totally new township, no commercial/shop lot area at all. Those nearby also some distance away.

You will need to really wait for it to built up
*
QUOTE(aaron1717 @ Jun 20 2017, 12:39 PM)
are there any basic shoplots or commercial that able to fulfill most of the basic needs of the residents in less than 5km radius? if i wanna buy some basic foods or grocery also need to drive more than that distance to get it.... doesnt make much sense actually....
*
Less than 5km? Definitely. The Kuang Old town and Kundang China town have some basic shops like 7-eleven, 99 speedmart and some kedai runcits. They also have a row of makan shops consisting mostly Chinese stalls and Indian stalls.

The drawback of this area for now:
1) Lack of petrol station - nearest will be the one in Country Homes or Kuang Caltex/Petronas
2) Lack of ATM - again, nearest for now is the one in Country Homes

I've personally haven't explored Tasik Puteri yet so I can't comment anything about it.

QUOTE(bearbear @ Jun 20 2017, 08:40 PM)
direct link? linked via LATAR is it?

KTM kuang also come out....I stay Rawang also dont dare to say near Sg Buloh MRT, this one another 10km is "close"

win

how many units you buy?
*
Linked via PLUS Rawang Selatan.

You stay in Rawang, of course la Sg. Buloh MRT is far for you. I don't understand the logic here.
Gamuda Gardens area and KTM Kuang is just like 3mins away and I mentioned 'subsequently' because Sg.Buloh MRT is just a station away from KTM Kuang.

Facts, please.

around this area -  only Sime Darby Saujana Utama and Bandar Seri Coalfields are freehold?
*
The new housing project just beside GG is freehold i believe. But i guess all the houses have been snapped up and only subsale units are available for sale.

I don't think this is new. It has been there before GG and phase 1 already completed if not mistaken. Further more this more nearer to kundang estate project rather than GG.
*
Yes, this is around 3 ~ 4 years I guess.

It is very close to GG, I would say less than 5mins away from GG's main entrance and showhouse. Kundang Estate is a bit further as need to pass by the Kundang Chinatown and go via the BTP road.

Hey , did you all notice the u turn at the rawang Selatan toll is closed most of the time. Means future gamuda resident no longer able to access to guthrie highway or access to gamuda from Guthrie highway.
*
It was closed due to complaints received from LATAR as many drivers tend to skip their Kuang Barat(or Timur, i canโ€™t remember) toll by u-turning upon exiting from Gamuda interchange to go to Guthrie.

The rawang selatan toll always jammed. Sometimes it takes about 10-15 mins of queuing. I think the same interchange used by people in puncak alam and bandar tasik putri to go to PLUS highway... thatโ€™s why the traffic always heavy at the toll plaza. Imagine when GG residents got VP and going to work in KL everyday. ๐Ÿคฆโ€โ™‚๏ธ
*
Yeah, mostly jammed for TnG users. For SmartTAG users, they can simply squeeze in to go to the far right.

I suppose even people from BTP are using this exit for the sake of skipping the LATAR tolls - so that may explain the heavy number of vehicles in Rawang Selatan toll. Not sure if PLUS / Guthrie have any plans to expand this in the near future hmm.gif

There will be new interchange to latar and Guthrie. Already approved by state gov. But you need to wait another 1-2 years completed I think ๐Ÿ˜…๐Ÿ˜…๐Ÿ˜…๐Ÿ˜…
*
I think this will be built nearby the PKNS apartments (Kuang Raya).. let's see how fast the progress goes..

If I'm right, this will lead directly near (or before) the Paya Jaras Guthrie toll exit right?
