ii. Gamuda Land FB page was flooded with all the bad comments by Ambang Botanic residents. Accusing the sewerage failure remain unsolved from past 10 years till now.

Considering the potential flooded access, kampung neighborhood and developer reputation, would it be a good buy for both investment and own stay?

Agree!! U can't find any other places cheap. Look at SP & Eco project they are expensive too

Less than 5km? Definitely. The Kuang Old town and Kundang China town have some basic shops like 7-eleven, 99 speedmart and some kedai runcits. They also have a row of makan shops consisting mostly Chinese stalls and Indian stalls.

The drawback of this area for now:
1) Lack of petrol station - nearest will be the one in Country Homes or Kuang Caltex/Petronas
2) Lack of ATM - again, nearest for now is the one in Country Homes

I've personally haven't explored Tasik Puteri yet so I can't comment anything about it.

You stay in Rawang, of course la Sg. Buloh MRT is far for you. I don't understand the logic here.
Gamuda Gardens area and KTM Kuang is just like 3mins away and I mentioned 'subsequently' because Sg.Buloh MRT is just a station away from KTM Kuang.

Most nearest I guess is at Rawang for both petrol and atm

After all, I guess it depends on where is your working area and weekend activity. This is more important for you to travel from and to. If working area in Shah Alarm area, EG will be a good choice

Build quality is good so far. Access to amenities could be a problem now as the nearest will be 15 minutes drive to anggun city.

To KLCC, it u could depart 645am, it going to take 40 minute. If after 8am, it will take an hour
