Nearer to KL city anyway Better research more. I can confirm even though I have moved to kajang this week, travel time is the same from kajang > kl compare to bmc > kl. most importantly, I can leave he house at 6.15 and still travel smoothly and less stress. In bmc, I left house 5.50am already jam and stress like crazy. I used to stay in jalan penghulu section 3. Cannot tahan jam just moved this week. |

QUOTE(ming^_^ @ May 21 2015, 08:18 AM) As I already mentioned. Further but no traffic like that, definitely choose further. U 90km/h strolling down the highway, still less fuel consumption than u stuck in the horrible 'up to jusco' jam. Furthermore, u can leave house later yet still arrive on time. But 1 thing cannot deny. Bmc is food heaven. Will still go there for food once a while This post has been edited by 666devil: May 21 2015, 08:43 AM |

QUOTE(riku2replica @ May 21 2015, 08:41 AM) I haven't include the BMC Jam which could take out (10-20 minutes of queue-ing) in that part you know. U know what is the worse part? There is No solution in sight now that the mrt flyover has been built there. Last time can still propose flyover to kl direction. No more such tales. Delay dowan to do anything, this is what happened. So with no solution in near future , it's a matter of time one have to leave house at 5am to avoid jam. I lived in bmc 7 yrs, last time used to leave house 6.30am reach right up to the "strike to open road junction" intersection without jam. Those were the good times... So simple math calculation need how many more years then have to leave house at 5am This post has been edited by 666devil: May 21 2015, 08:50 AM |

I already know the need to wake up earlier to avoid traffic jam, remember there was once raise on news paper, cheras residents spend at least 3 hours of driving/traffic congestion travelling back and forth to work/home? That was few years ago... So with no solution in near future , it's a matter of time one have to leave house at 5am to avoid jam. I had mentioned before, BMC air is not as refreshing as the last time, and its getting hotter each night. |

There are three unique features in Sungai Long that other township does not has:1) The only red/clay brick township in Malaysia+ greenery + fenced & guarded 2) The only signature (Jack Nicklaus) golf course in Malaysia+ sports and event facilities 3) The only campus for UTAR in Klang Valley (10,000 strong students)---high demand for rental market |

Can't compare at all with Sungai Long which is less than 15 years of establishment..SEH and EM is a new township developed now. The developer is very experience in township planning and execution. They knows the current trend for house buyers not solely on house anymore, they need infra, landscape, security etc.. This is why the planning for SEH and EM is much better than many other projects in the vicinity. Setia Alam and Setia EcoPark started with nothing in the surrounding, while SEH and EM is much more fortunate since there already a number of amenities / facilities in the surrounding, such as hypermarkets, university, eateries, banks etc. The development pace of SEH/EM I presume will be much faster than Setia Alam/Ecopark.. In terms of Landscape and greenery, I presume SEH / EM already in the top notch group within Klang valley. With the new development infra, I have shown that it only takes around 15 minutes from Lekas Semenyih toll till Batu 11 toll, even during peak hour, which I presume slightly a few minutes more compare to Sungai Long resident.. Generally, the property prices in Semenyih still lower compare to Sungai Long, which I believe shall have a lot more room to grow.. Time will tell though.. QUOTE(samkps @ May 21 2015, 10:26 AM) Semenyih old town already there for more than 30 years, planning wise is very poor. Road condition is bad, many busy junctions and countless traffic lights.. Can't compare at all with Sungai Long which is less than 15 years of establishment.. Understand that first batch of bungalow, semiD and terrace houses VPed in 1994 & 1995, 20 years already old taman lor.SEH and EM is a new township developed now. QUOTE(doomdoom @ May 21 2015, 10:36 AM) good things for home buyers, will get more choices in future for landed. Sg Long & BMC almost fully develop, not much land available compared to SEH & EM.forsee SEH adn EM will overtake sg long and mahkota cheras in near future become the top choices for KL southen part for landed choices...the access road planning is much more better compare to sglong and mahkota cheras, direct link to highway without traffic light. mahkota cheras is suffering on the traffic light junction for nearly 10 years already..now still suffering... sg long is better even though lots of traffic lights but the timing still manageable and one good news is another new access road to silk highway will open soon at sg long... Hopefully after the second link completed, traffic will be better, then push for flyover to KL/Balakong direction for Sg Long folk |

QUOTE(666devil @ May 21 2015, 08:50 AM) U know what is the worse part? There is No solution in sight now that the mrt flyover has been built there. Last time can still propose flyover to kl direction. No more such tales. Delay dowan to do anything, this is what happened. I think you are over described the traffic congestion in BMC. I still leave my house at 630am everyday and I managed to reach Bangsar by 730am and take LRT to KL City and reach my office by 8am. I think it is normal everywhere. So with no solution in near future , it's a matter of time one have to leave house at 5am to avoid jam. I lived in bmc 7 yrs, last time used to leave house 6.30am reach right up to the "strike to open road junction" intersection without jam. Those were the good times... So simple math calculation need how many more years then have to leave house at 5am |

QUOTE(samkps @ May 21 2015, 01:31 PM) It is indeed a good news bukit sungai long link is opened. If will help in diverting the traffic during evening rush hour.. But morning rush hour, it still remains at it is.. Building a flyover is much more comprehesive solution, and hope one day it can be realized.. For me morning rush hour still ok for me, almost at all time I reach GS Highway less than 15 minutes from Palmwalk which is 5.3km away. |

QUOTE(samkps @ May 21 2015, 01:25 PM) Lol.. I am referring the time for the township to take shape.. If talking about first VP, Kampung Baru Semenyih already exist since 1950s, more than 60 years old already.. Almost all the earlier houses are build around the Golf Course which has been open in 1995, that mean the township take shape more than 20 years already. Yeah, you are correct, I project Lekas one day will be jammed up as well.. But when Lekas is already jammed up, means Semenyih area is already developed.. Seri pajam township is still fairly small for the time being, when Semenyih is already developed, it will be their time to boom.. |

QUOTE(doomdoom @ May 21 2015, 01:50 PM) geographically, sg long is at cheras, there is no doubt...not really close to kajang... Saw the few past pages on postcode fighting. From what I know, Batu 9 (after toll) Suntex area already under Kajang 4xxxx. So, there is no way Sg. Long, Taman Rakan, BMC are under KL postcode starting with 5xxxx. Hence, it is under Selangor state 4xxxx.not sure why the postcode address is under kajang... malaysia goverment style... Politically, State wise, under Kajang. But Parliamentary Seat could be under Cheras/Hulu Langat? Unless there is delineation, as what my friend claim Cheras Damai Perdana is KL, but google maps still show outside the border. |

QUOTE(Palmwalker001 @ May 22 2015, 03:41 PM) Sungai Long is in Cheras area (Mukim Cheras), how come allocate Kajang postcode, obviously this is an error. Don't confuse Mukim Cheras with Cheras.Mukim Cheras is under Daerah Hulu Langat, hence Selangor postcode 4xxxx. Doesn't matter Kajang postcode or Dusun Tua, but start with four means Selangor. The usual Cheras in KL is not a Mukim, with postcode 5xxxx belongs to Federal Territory (Wilayah Persekutuan Kuala Lumpur) So, it is alright and correct if one is to put address as: 123, Jalan SL 2/2, Bandar Sungai Long Mukim Cheras 4xxxx Selangor But to put it this way as below is wrong (without the word Mukim): 123, Jalan SL 2/2, Bandar Sungai Long Cheras 4xxxx Selangor Of course, letters will still get delivered, as postman will use postcode and common sense (refer the postcode or location Sg. Long) |

Lol, I never dispute why 4xxxx not 5xxxx, I am alright with 43200 Cheras, Selangor or Cheras 432000 Selangor because it is correct, but why 43000 Kajang for Sungai Long, the fact is Sungai Long located in Cheras (Mukim Cheras) not Kajang (Mukim Kajang), that mean post office just ignore the land title fact but simply allocate a wrong code.Mukim Cheras is under Daerah Hulu Langat, hence Selangor postcode 4xxxx. Post Office coding (postcode) and Land Office are different. They don't necessary follow each another exactly. A post office could be very near the border of Sg. Long at Kajang Town, hence it is group there. Until Pos Malaysia built a new post-office and decide to re-categorize it to e.g. 43200 (same as BMC) or assign a new code, e.g. 43250 Edit: Just FYI, the place I stay was initially xx200. Recent years, POS Malaysia recategorize and now become xx100 However, not change on the land title, lot no., mukim, etc. This post has been edited by cute_boboi: May 22 2015, 05:25 PM |

Yup I know Taman Bukit Angsana, Taman Minang, Taman Sri Bahagia, Taman Suria Jaya etc even though located in Selangor but still follow 56000 KL postcode, it seem that post office coding is based on the post code of the nearest post office available. This post has been edited by Palmwalker001: May 22 2015, 06:26 PM |

QUOTE(Palmwalker001 @ May 23 2015, 11:25 AM) The workmanship is comparable with SHL products. The worst part is the houses are build on slope and Ph3 site is right opposite of Ph2 access. Ph 1 is better as it is built on flat land and close to guard house. Occupancy rate of Ph2 is very low. Mostly unoccupied. I have not seen end products from KH. But Wira Height Ph2 is selling at high price. Taming workmanship not bad. And they give good material for Taming Indah 2. Same material they used for Mutiara Indah. |

Nope, I've stress this regarding the over-developed SGL and BMC district. Last time it is quite clear the bad traffic right outside Taman Rakan 2 years ago. |

Ph 1 is better as it is built on flat land and close to guard house. Occupancy rate of Ph2 is very low. Mostly unoccupied. RM1.5m for SHL quality forget about it.I have not seen end products from KH. But Wira Height Ph2 is selling at high price. Taming workmanship not bad. And they give good material for Taming Indah 2. Same material they used for Mutiara Indah. |

QUOTE(riku2replica @ May 23 2015, 04:12 PM) Too late for you to post this. Why too late to post here? The press conference is tomorrow woSeems like MP or ADUN can't withstand the community pressure with their salary increase a lot. Nope, I've stress this regarding the over-developed SGL and BMC district. Last time it is quite clear the bad traffic right outside Taman Rakan 2 years ago. QUOTE(Palmwalker001 @ May 23 2015, 06:47 PM) One thing good for SHL is they can maximise build up even though smaller land size. 2391sft for 22x75. and 2600++ for 22x80 save you money for back extension also lower price for similar size house. Is there any agreement between SHL and purchasers to retain the facade after hand over? |

QUOTE(greenmoon @ May 25 2015, 12:18 PM) few months ago, according to DAP in newspaper, they accused MCA deliberately delay it because they know there will be no teacher to accomodate in this new school, In Malaysia it is easier to build an university than a chinese primary school so, they can only hold it to avoid blamed by the chinese community....i hope this is not true.... |

QUOTE(Palmwalker001 @ May 25 2015, 01:58 PM) Lee said the school will be ready to admit students next year.....I remember in 2013 he said next year, while in end of 2014 he said definately in 2015. Talk only no action. It is obvious that the project is not being managed properly. Why there are changes to the plans on refuse chamber, etc and the revised plans were not submitted for approval? Why there is no approval letters from TNB? |

According to link below: Traffic is smooth, at today 9 am, it only take 2 minute + from Mahkota Residence to reach Cheras-Kajang Expressway.
https://www.facebook.com/MahkotaCherasCommu...?type=2&theater I remember effective today MPKJ take over traffic light (75 second green light) at BMC exit, if so should try BMC route tomorrow. This post has been edited by Palmwalker001: May 26 2015, 09:32 AM |

the mahkota cheras junction to grand saga is hopeless at this moment.
only solution is to put longer green light period for those coming out from mahkota cheras...very simple only, just ask the traffic light contractor to prolong the timing, just like the sg long traffic junction at gradn saga highway, during peak hour, is long enough to let the traffic flow out. but again, this need some authority approval... |

Let see what Pos Malaysia can offer:
Today, Pos Malaysia has four Strategic Business Units - Pos Mel, Pos Laju and Pos Niaga and Pos International – and the logistics arm will be supporting the delivery operations of the core services. 1) Pos Mel --offers basic postal services which include standard and non-standard mail items. 2)Pos Laju---- provides domestic courier service and international courier service through its 50 dedicated courier centres, supported by Pos Malaysia's retail network. PosLaju also provides value-added services to complement its express services such as pick up service, insurance package, packaging solutions and web-based tracking. 3) Pos Niaga---- with its over 1000 network of outlets, including normal post offices, mini post offices, postal and stamp agents offer various services and products ranging from philatelic products, bill payments, financial products and services as well as online transaction services. 4) Pos International----is the international front for the Group’s cross-border business in mail and parcels. Through its international hub and gateway in KLIA, it is Pos Malaysia’s effort in connecting Malaysia to the world by providing domestic and international postal services that include mail, small packets and parcels. |

Are you refer to post office inside the rumah rehat of GS Highway KL direction? My goodness, those from Sg Long need to u-turn at Kajang exit then only can go there, very far and troublesome leh better go direct to Cheras Selatan post office. How to courier via mail box may you elaborate more. Anyway, based on the auto-reply Post Malaysia will reply me in 3 days time, let wait and see. |

Anyway, based on the auto-reply Post Malaysia will reply me in 3 days time, let wait and see. there is one company call mailboxes http://www.mbe.com.my/, they are agent for a few courier companies (DHL, citilink, postlaju... ...) they can help you send the courier, so far my office here have both post office and mailboxes, so i have no problem posting anything, just that new post office queuing system is very bad, waited for more than 1 hour just to pay bills. |

I still collect road tax documents at post office. However wherever post office you go sure will find full house in post office it show there are strong demand there be it public or company. It is good if Bandar Sungai Long has one post office save time for public and company. |

There are times i saw few police(2 max) on their motorcycle pass by BUT they didn't do anything to the traffic. Report on SR C Sg Long in today Nanyang Siang Pau.
No one understand why it take so long for building committee to submit the revised building plan which is so simple to do it. QUOTE(riku2replica @ May 28 2015, 05:53 PM) My current view of government is hopeless.... Unlike US, they fight for the post they do a better job serving the community. let's be fair here....I think everyone has done their job except MCA and particularly Mr.lee and his whole Committee...the federal gov has giv the permition to build the school, money had been given to the Committee..... Malaysia Culture? Fight for the post, do empty promise, secure a position in parliament, enjoy salary raise every year, claim everything from government, live luxuriously... Malaysia community tends to forget...and some of the government implementation failed drastically. Remember the last time Najib can enjoy to buy chicken for RM1? RM3 Lunch? Remember the two private company that runs AES and how much is the cost? Remember earlier this year, they wanted to inspect car plate number according to the permitted size? Ended up complained and not successfully executed and scrapped. The crony is endless.... mpkj also gave chances to the Committee and managed in a more flexible way so that the school can be operate as soon as possible... but the Committee which is chose and lead by MCA people did nothing in these 3 years.... the Committee main task is to build the school including handle the application to the education ministry......after 3 years, they still stucked with the pelan...until today still unable to submit the documents required by mpkj....the Committee leader Lee has to take full responsible in this case...in other hand, MCA didn't monitor the progress and their man properly which lead to the delay, they should be blamed as well.....MCA leader need to do something now.....swing the axe, kick this incompetent and irresponsible guy out and find someone better to take over the Committee.... I believe if they choose someone more educated, the problem can be settled within three months .... This post has been edited by greenmoon: May 28 2015, 06:57 PM |

QUOTE(greenmoon @ May 28 2015, 03:27 PM) About 80% of vehicles coming out from BMC main road are KL bound. The slip road from the junction to KL bound Cheras-Kajang Highway is quite narrow due to MRT work and traffic passing by this strectch is quite slow and affecting the traffic coming out from BMC. MPKJ is not wrong in that sense |

MPKJ is not wrong in that sense OK, it may slow down the car flow from BMC to cheras kajang highway....but that is not the main factor causing jam in BMC...when traffic light is off or got police, there is no jam....if the slip road is the problem, then the traffic sure will remain jam because all the cars will stuck at the slip road.....This post has been edited by greenmoon: May 28 2015, 07:46 PM |

QUOTE(greenmoon @ May 28 2015, 04:00 PM) they didn't do their homework, just gave some baseless statement and claimed it as report by specialist. 20% from SL? But I rarely see cars turn to BMC in the morning. Only during weekend a lot.they said the jam is caused by: 1. MRT project 2. 20% increase of cars from sg long the first one had been proven wrong when the traffic light was down few weeks ago the second one says increasing car from sg long,.... did they have any data before and after? when they took the data and where they took it how did they know the cars were come from sg long? unless they count it at the junction at sg long to BMC i think most of us can agree that the jam turned worse starting early of 2015 after the mahkota residence/ suria residence/ suria court project completed almost at the same time last year (suria court is earlier) and now the Mahkota Garden |

Based on the building consultant of SR C Bandar Sungai Long, the school won't be able to open if the trend continue, no one follow up with the authority such as TNB, Syabas etc, without TNB & Syabas approval alarm system and fire extinguisher system won't be able to be tested let alone obtain approval.

ministry of education never received any application
This post has been edited by anakkk: May 29 2015, 09:05 AM |

Just received a call from Post Office, she keen to open post office in Sg Long/BMC, however she prefers ground floor of shop lot and her budget is RM4 per square feet, anyone aware or has such offer?
I also recommend her to consider Aeon Mahkota Cheras since there are plenty empty units. She said will contact Aeon for that. This post has been edited by Palmwalker001: Aug 13 2015, 08:28 AM |

QUOTE(Palmwalker001 @ May 29 2015, 03:53 PM) But shop lot inside Aeon Mahkota Cheras does not enjoy good business, shop closed long time no replacement. The commercial area in BMC is too big to cater for residences at BMC and part of Sg Long. Many shoplots in BMC are empty but developers still building new shoplots. |

Really hope sg long can have a BRT system like bandar sunway, connecting to bukit dukung mrt station: stops should be along CHS's landmark, Taman Rakan, BMC commercial centre, and then Utar Sg Long.

every dev eloped city in the world has good public transport system. the failure of malaysians to understand this and the mentality that buses are for poor folks is laughable. in 10 years time, watch as the value of transport oriented developments lead the pack.

Permata Residence is a big let down, project start at least one year before Landmark II but seem almost no progress. Futhermore previously SA told me will be a direct road from main road of Tmn Rakan no need to pass by Tmn Suria, when ask to show me the approval letter then only said still applying/appealing.

I think because KH need to get consent and pay Silk+govt agencies while CHS only deal with gov agencies since Jalan Sg Long is a public road.during the construction of the ramp, the residents from sg long will have problem exit to highway Yup Jln Sg Long traffic jam will be worsen may consider u-turn at Twin Palms if condition become unbearable. We shall closely monitor it anything not follow regulation, report them gao gao. |

I don't see it make any difference. The requirement for own stay and investment is different. The most important is can attract students to rent. For own stay, definitely I care about the rock blasting issue. For investment, I am looking on the return of investment. Come from students point of view, as long as it is cheap, it does not matter since most of the time they are studying in the campus and I don't think rock blasting is performed at night time. So, it is the time to press hard hard the pricing. |

QUOTE(greenmoon @ Jun 2 2015, 09:26 AM) after the demonstration regarding the chinese school 2 weeks ago, how come still no any public statement made by the committee or MCA?are they going to buat buat tak tahu or what?so far, they only cleared the weeds and removed the banners...this one they were very efficient.lol The demonstration only attracted less than 100 people there not strong enough to attract attention, mainly due to insufficient notice and the person in charge lack of experience in organising this type of event. The organiser should contact all RA/RT chief especially those big taman near by such as SL6,7 and Palm Walk which has over 500,600 and 700 household units respectively. Banners need to be displayed at commercial area + morning market urge/mobilse everyone to attend the demonstration, if do it this way sure over 1,000 will attend the demonstration. QUOTE(danielisme @ Jun 2 2015, 05:54 PM) Yep, fish pond is still in business. The dirt road, that goes to BMC, next to the former seafood restaurant is still there but the gate is sometimes open, sometimes closed. Like today it was opened. Just be careful of cows and giant potholes. |

QUOTE(mclee1998 @ Jun 2 2015, 02:29 AM) May I know which condo aim for student rental? Try to find some but is too expensive eg flora Green. Can't cover the installment. Please englighten me if I post in wrong place. Thanks. Sorry if I misunderstand. You looking to rent or to invest? If invest, I think Forest Green Condo is good. The penthouse units has 6 rooms and enough space to partition probably another 3/4 more. Built-up is almost 2000 sqft. When I looked at this back in 2010, it was only 190k. Damn good investment if bought then and now rent out. Say 9 rooms at 250 each, wow! That's 2250 per mth. |

Found last year video on cross country biking from Sungai Long SL 1 to Bukit Enggang next to Palmwalk 3. Suspect the lorry appear in 1.15 minutes involved in sand mining, but can't see the plate number, anyone can see it?
