There are three major events in 2015 will affect Sg Long

1) UTAR new campus (confirmed)--------------------------------open in June 2015
2) SRJK © Bandar Sungai Long (to be confirmed)--------------BIG QUESTION MARK!!
3) Access road-Bukit Sungai & Silk Highway--------------------ready by August 2015

Just rented a room in SL 7 for RM 250.
The jam going out of the area on saturday and sunday baffled me =w=

Will be studying in utar for the rest of two years.

Where is the location of this access in Sg long ?

This is a two lane road (each side)

With this exit, definately will push up Bkt Sg Long's property value, easier access for residents to and fro Silk.

welcome the less jam route out certainly, but hope that the condo ppl will remove their crazily parked cars or its going to be a chaotic road. 2 lane from highway become 1 after turning left.

I don't see much issue apart from the congestion due to illegal parking... Well, Malaysia culture. Having more traffic flow in and out at the outside of the taman may cause some issues in future. Now even though it looks abandoned, but I like the peaceful.

Taming Indah 1 which previously launched at 600k, and now it has been appreciated almost 250% even the access is still missing. So I don't think the new access will help to boost much high appreciation.

Definitely I am welcome to have a new access even I may need to pay RM 1 for the toll. In fact, I have consider twin palms for upgrade before.

I am from Bkt Sg Long. I welcome this access. It will help to ease the traffic no doubt.

The link road look abit deep . May not convinient for those staying outside and bmc

Just a survey to Sg. Long and BMC folks, what are the advantages to buy house for own stay in your area compare to other places like Semenyih/Kajang?

If you are Chinese, you will like BMC and SG long, more than 90% are Chinese and The commercial are very Chinese friendly...

i fully agree with doomdoom, if you are a chinese, you definitely will like to stay here...

the only main problem here is traffic...other than that are small problems unless you stay beside the quarry...

dontwe have a Polis stesen ady at the last, bottom row of the red brick shops? anyway sglong is much more convenient and dare i say, upmarket, than kajang or semenyih.

Sg long is the modal township for kajang...semenyih now can't beat SG long, but with the soon completion setia eco hill and eco majestic, then might start to see the differencw

ya of course when i said semenyih i meant old town semenyih not ecoworld and spsetias semenyih. im sure a 2nd setia alam is coming there. cant be considered model la though, the road access is poor.

Sg long is really modal toenship for kajang, read thr news sometimes ago

Thanks for the feedback! Will advise my friend to pick property in sg long/bmc now rather than kajang/semenyih if possible. Nearer to KL city anyway

Better research more.
I can confirm even though I have moved to kajang this week, travel time is the same from kajang > kl compare to bmc > kl. most importantly, I can leave he house at 6.15 and still travel smoothly and less stress. In bmc, I left house 5.50am already jam and stress like crazy.
I used to stay in jalan penghulu section 3. Cannot tahan jam just moved this week.

Good for u, to have less stress traffic.

Nearer? Going down KL sentral already need 45 mins, still call nearer?

What about those stay in sibeh far land?

As I already mentioned. Further but no traffic like that, definitely choose further. U 90km/h strolling down the highway, still less fuel consumption than u stuck in the horrible 'up to jusco' jam. Furthermore, u can leave house later yet still arrive on time.

But 1 thing cannot deny. Bmc is food heaven. Will still go there for food once a while but sure won't be during peak hours.

I haven't include the BMC Jam which could take out (10-20 minutes of queue-ing) in that part you know.

U know what is the worse part? There is No solution in sight now that the mrt flyover has been built there. Last time can still propose flyover to kl direction. No more such tales. Delay dowan to do anything, this is what happened.

So with no solution in near future , it's a matter of time one have to leave house at 5am to avoid jam.
I lived in bmc 7 yrs, last time used to leave house 6.30am reach right up to the "strike to open road junction" intersection without jam. Those were the good times...

So simple math calculation need how many more years then have to leave house at 5am

I already know the need to wake up earlier to avoid traffic jam, remember there was once raise on news paper, cheras residents spend at least 3 hours of driving/traffic congestion travelling back and forth to work/home? That was few years ago...

For me, its 10 years already. I had mentioned before, BMC air is not as refreshing as the last time, and its getting hotter each night.

There are three unique features in Sungai Long that other township does not has:

1) The only red/clay brick township in Malaysia+ greenery + fenced & guarded
2) The only signature (Jack Nicklaus) golf course in Malaysia+ sports and event facilities
3) The only campus for UTAR in Klang Valley (10,000 strong students)---high demand for rental market

In fact Sg Long located in Chears (Mukim Cheras), wonder why post office allocate 43000 Kajang (Mukim Kajang) address to Sg Long

It would be better post office set up at Sg Long and BOMBA in BMC.

yes badly need a post ofc. i always end up compiling my stuff and asking poslaju to do a pickup for rm5. on side note i think kihuat will do well, their workmanship is awesome. look at bsl roads, lampu, fencing, etc not a crack or hole after all these years.. comapre to the shl ones.. admittedly older but still...

Semenyih old town already there for more than 30 years, planning wise is very poor. Road condition is bad, many busy junctions and countless traffic lights.. Can't compare at all with Sungai Long which is less than 15 years of establishment..

SEH and EM is a new township developed now. The developer is very experience in township planning and execution. They knows the current trend for house buyers not solely on house anymore, they need infra, landscape, security etc.. This is why the planning for SEH and EM is much better than many other projects in the vicinity. Setia Alam and Setia EcoPark started with nothing in the surrounding, while SEH and EM is much more fortunate since there already a number of amenities / facilities in the surrounding, such as hypermarkets, university, eateries, banks etc. The development pace of SEH/EM I presume will be much faster than Setia Alam/Ecopark.. In terms of Landscape and greenery, I presume SEH / EM already in the top notch group within Klang valley.

With the new development infra, I have shown that it only takes around 15 minutes from Lekas Semenyih toll till Batu 11 toll, even during peak hour, which I presume slightly a few minutes more compare to Sungai Long resident.. Generally, the property prices in Semenyih still lower compare to Sungai Long, which I believe shall have a lot more room to grow.. Time will tell though..

good things for home buyers, will get more choices in future for landed.

forsee SEH adn EM will overtake sg long and mahkota cheras in near future become the top choices for KL southen part for landed choices...the access road planning is much more better compare to sglong and mahkota cheras, direct link to highway without traffic light.

mahkota cheras is suffering on the traffic light junction for nearly 10 years already..now still suffering...

sg long is better even though lots of traffic lights but the timing still manageable and one good news is another new access road to silk highway will open soon at sg long...

I presume Sungai Long is located in mukim hulu langat instead? Mukim Cheras under MPKJ should be on the balakong part and cheras utama, no?

for me commercial activities is very important, because if your house is very nice but you surrounded by tree only, better stay in Gua Musang or Cameroon Highland .

you should go there...the commercial planning is much more better.

setia alam have a nice shopping mall at the center of the setia alam called setia city mall,got TGV cinema, lots of crowd during weekend...and ther eis nice huge park beside the mall, a lots of ppl play kites, cycling during evening time...

a huge convention center, nowadays gt quite a lot of exhibition during weekend which attract ppl from other part klang valley,

tenby international school is operating, tesco setia alam is there..

majority chinese or not, not so sure, i would say is kind like mixture...

sp setia maintain the township in good shape, even though handover to MPSA, but develoepr still upkeep the area, landscaping...

compare to sg long and mahkota fully depend on MPKJ which is very poor performence...setia alam is better, award winning tonwship somemore...

i see, what i scare is like putrajaya...clean and tidy, well planned....but you can't sense the "human" there....even it's a modern city, but feel you like staying in the jungle.

Sg Long & BMC almost fully develop, not much land available compared to SEH & EM.

Hopefully after the second link completed, traffic will be better, then push for flyover to KL/Balakong direction for Sg Long folk

setia alam definetely not a jungle, the oocupancy rate is high...but you wont feel congested at there as the total township is huge and the access roads all are well place with wide road side...

sg long and mahkota just too congested with all the deveploments pack together, look at the UTAR, Hospital sg long and the shoplots all are pack together with just very minimum distance between each other.

In BMC, go straight along the road from aeon until the end still got big size of land

I tot that one is for Cheras Vista and Vintage, anything less than 100 acres is considered small lor.

If we use SILK come from the Mines direction, the new access is in between of the turning left to Sg. Long and and turning left into Twin Palms?

I think you are over described the traffic congestion in BMC. I still leave my house at 630am everyday and I managed to reach Bangsar by 730am and take LRT to KL City and reach my office by 8am. I think it is normal everywhere.

from google map, can see big piece of land next to cheras vista...but not sure it is forest reserve or not???

the other way is to joint up with our neighbours such as cheras batu9 or tun hussien onn....but hussien onn is completely different with BMC/SG long even just divided by a road....

I still cannot accept the address consists of the word "Semenyih".... anything can be done?

You remind me the proposed highway behind Vintage. The sales person huha with me that the highway has been approved. I din check the details.

You need to go there one, see how they plan each of the gated and guarded section.

Twim Palms split into two part. From Mines direction, left hand side is Bungalow and SMD and right hand side is SMD + Superlink. Access to Twin Palm is on left hand side.

Wonder why you don't drive direct to KL office, distance wide should be shorter.

I like the baked fish in Semenyih only...

I think SA is refer to EKVE, Federal govt has approved it but still pending MB Selangor to degazette the forest reserve as EKVE cut through Selangor State Park

I think the best method is to refer to your SPA, it will clearly stated the land belong to which mukim. Perhaps you can share with us later.

Putrajaya normally go there for working, not staying.. People working in Putrajaya for examples, many reside in Kajang..

Lol.. I am referring the time for the township to take shape.. If talking about first VP, Kampung Baru Semenyih already exist since 1950s, more than 60 years old already..

FYI, to get into Twin palm you need to turn left from the highway if you are from Mines direction. Regardless you are going to bungalow or semi D sections.
You need a fly over to turn right coz SILK is a highway.

My SPA definately showed under Mukim Cheras lol

It is indeed a good news bukit sungai long link is opened. If will help in diverting the traffic during evening rush hour.. But morning rush hour, it still remains at it is.. Building a flyover is much more comprehesive solution, and hope one day it can be realized..

Mine is Mukim cheras too, but why they use Kajang in our address...i prefer cheras....haha
