Recently heard new development at Sg. Long near Honda showroom called Landmark II .. Developer is CHS
Any Sg. Long experience Daikor heard of it ??

They already start to clearing the land. U can see the construction site after the Honda showroom going downhill. Prepare for the jam once the apartment is done in the future.

The most influential factor in Sg Long property in my mind is not residential nor shoplots but the upcoming new UTAR campus in SL1, whereas 10,000 strong students will study there, this definately will push up Sg Long properties value.

According to Forumner anakkk, SL2 terrace house can rent even up to RM3K per month ! hope to hear more detail from him and what is average rental for landed and condo from others.

I would like to know the specifics. LOL.

Quite hard to believe, maybe it's >3k square feet semi D or something.

What I see on the online website, > 2000 sf is still searching for rent at RM1500.

She renovated the unit to make it a house with 10 rooms or something ?

If a house has many bedrooms and bathrooms, then rental yield will improve significantly.

with UTAR up I am certain rental market will automatically increase due to demand surge. It will be good for businesses but for residence it may feel a bit over crowded and for now the morning traffic getting out from BMC is already a night mare.

Yup agree, hopefully the direct exit from Bukit Sungai Long to Silk Highway can be ready in 2015 then the traffic improved a bit. Btw why exit at BMC , Jalan Sungai Long traffic is so much better than BMC.

Land clearing is under going opposite SL6 and SL9, only info we confirmed is the developer name Dawang S/B and hearsay this is a bungalow+semiD+high end condo project.

2) Bandaraya Development S/B-bungalow+semiD+apartment project opposite Silk Highway facing Bukit Sg Long
3) Tropicana Cheras-superlink phase
4) Permata Residence-condo
5) Few other projects around Taman Rakan/Taman Suria/Bukit Suria
6) 20+ unit Bungalow next to Green Acres Condo
7) Dawang S/B-bungalow+semiD+apartment project opposite SL6 & SL9
8) Unknown project-land clearing between SMK Sg Long and SL11 Commercial area
9) Goodview@Sg Long-2.5 storey semiD.
10) Sutera Pine condo next to Twin Palm
11) Rumour Sunway landed project next to Sutera Pine
12) CHS-Landmark II project

Too many housing project too little infrastructure.

Sigh just 5-6 years back the view of sg long from silk highway is breath taking. Lots of greenery and can see clouds on the hills in the morning. Now concrete building are replacing the serene surrounding in the name of development. Number of access road cannot catch up with the rapid development in this area. Somemore mahkota walk wanna build a pasar. Its crazy and poor township planning

Don't worry too much, think positively especially you are the beneficiary of rental income.

If Wangsa Maju can cope well for more students from KTAR, Sg Long should be able to do so.
