Sg long is the modal township for kajang...semenyih now can't beat SG long, but with the soon completion setia eco hill and eco majestic, then might start to see the differencw

SEH and EM is a new township developed now. The developer is very experience in township planning and execution. With the new development infra, I have shown that it only takes around 15 minutes from Lekas Semenyih toll till Batu 11 toll, even during peak hour, which I presume slightly a few minutes more compare to Sungai Long resident.. Generally, the property prices in Semenyih still lower compare to Sungai Long, which I believe shall have a lot more room to grow.. Time will tell though..

good things for home buyers, will get more choices in future for landed.

forsee SEH adn EM will overtake sg long and mahkota cheras in near future become the top choices for KL southen part for landed choices...the access road planning is much more better compare to sglong and mahkota cheras, direct link to highway without traffic light.

mahkota cheras is suffering on the traffic light junction for nearly 10 years already..now still suffering...

sg long is better even though lots of traffic lights but the timing still manageable and one good news is another new access road to silk highway will open soon at sg long...

you should go there...the commercial planning is much more better.

setia alam have a nice shopping mall at the center of the setia alam called setia city mall,got TGV cinema, lots of crowd during weekend...and ther eis nice huge park beside the mall, a lots of ppl play kites, cycling during evening time...

a huge convention center, nowadays gt quite a lot of exhibition during weekend which attract ppl from other part klang valley,

tenby international school is operating, tesco setia alam is there..

majority chinese or not, not so sure, i would say is kind like mixture...

sp setia maintain the township in good shape, even though handover to MPSA, but develoepr still upkeep the area, landscaping...

compare to sg long and mahkota fully depend on MPKJ which is very poor performence...setia alam is better, award winning tonwship somemore...

setia alam definetely not a jungle, the oocupancy rate is high...but you wont feel congested at there as the total township is huge and the access roads all are well place with wide road side...

sg long and mahkota just too congested with all the deveploments pack together, look at the UTAR, Hospital sg long and the shoplots all are pack together with just very minimum distance between each other.

Semeyih actually sounds nicer than sungai long...

sungai long sounds like some ulu native area at sarawak...

semenyih just sounds like puchong, cheras...

if you can accept sungai long name, why not semenyih?

are you sure you still want to built more houses in sg long? it's already very congested...

i rather the golf club remain as it is right now, staying nearby golf club actually not bad, sound more "high class"

if this golf club really convert to residential one day, with typical SHL style, they won;t be a huge cnetal park for public use, they will built the houses and the condos....create more traffic jam in sg long.

if want to convert, the whole golf club should convert it to become a public park, with a nice lake inside, no any residential or commercial.....but impossible la, no profit for SHL.... tongue.gif

BTHO lake is not in good condition, yellowish and dirty.


those nice lakes at Desa parkcity, maintain well by developer...

golf club maintenance of course good, still funding by the golf club member...

imagine if the central park handover to MPKJ, and normally SHL will just wash hand once handover to local authority..

depend on MPKJ, MPKJ cant even fix the always malfunction road lamps at sg road...you want them to main the park and the lake... biggrin.gif

if the taman all are bunglow, it's ok to have different type of renovation and design, as this is bunglow, good exampl is hartmas heights at persiaran dutamas , all are bunglows and the design are all different, still looking good.

but if Semi D or terrece houses, and many type of renovation and color until the original design totally gone, then will look very non uniformity look, kind like ugly...

the mahkota cheras junction to grand saga is hopeless at this moment.

only solution is to put longer green light period for those coming out from mahkota cheras...very simple only, just ask the traffic light contractor to prolong the timing, just like the sg long traffic junction at gradn saga highway, during peak hour, is long enough to let the traffic flow out.

but again, this need some authority approval...
