Yeah...It was nice. Like following tour. Hahaha. Even got firecracker session. Suprisingly it is pretty windy at the lake. Those tralas owners at the oriental garden will have a good view. The space to the lake is pretty good. Will be nice to chill out in the evening.
I must says, I am impress with sp setia and have no regret buying their property. Their team and the way they runs thing are top notch. |

Tralas really will hv a nice evening at the back.. Too bad cant afford to purchase 1 in P2 and P3. Overall was good and the ecolink is fantastic. Once is open, it will be just about 3KM+ from my unit in P1 I must says, I am impress with sp setia and have no regret buying their property. Their team and the way they runs thing are top notch. |

I have counted the time taken by the bus from the 2-tier roundabout to the flyover bridge..
It is about 2 minutes (2 minutes and 8 seconds to be exact).. Compare to the speed of the bus to a car, I presume we will be able to reach the Lekas Semenyih toll from the 2-tier roundabout in less than 2 minutes... This post has been edited by samkps: Mar 1 2015, 10:35 PM |

One of the sp mgmt guy shared with us in the tour bus mentioning that the clubhouse will be 4 storey high with 230,000 sqft built up. It will have a 360 degrees deck for viewing the whole of ecohill areas. 2 storeys are for car park.

Sam gor, did you notice that our P1 terrace homes small road separating between the 2 end lots in gray color? The main road is black or dark gray. Does it mean that that road is not meant for car to pass thru? Any idea?

In this respect, the Government has confirmed the Effective Date for the Concession of the East Klang Valley Expressway (“Expressway”) to be on 12 February 2015. Does it mean that that road is not meant for car to pass thru? Any idea? well..if the small road between 2 end roads, not allow car park there and car pass thru, then will be good...maybe should do some landscape and only for walking purpose... |

honestly SPS gave more than expected wrt the garden, it was only stated to be garden/park during launching.
then last few months more details were given. Yesterday saw the actual place and it is indeed feels like a small park, spacious with wide walkaway, uphill and downhill. Compared with EM, I kinda feel EM is smaller and more squeezed. Happy with this park lah. told the guy, thanks and he said more surprise under their sleeve too. I wonder what, but I said to him, good job, keep it up and show what you are capable of. |

During yesterday botanical landscapes trip, one of the purchasers did highlighted to SEH whether tiara south is allowed to open a new road to ecohill link. According to SA, tiara south need to get approval from authority if they want to do so. We are quite concern if tiara south simply open a link road to ecohill link. Just like wat goodview height open a entrance at kajang silk highway.

For the premium TS are charging, it won't cost them much to connect the road to link EH road.
Don't forget it is not a private road and thus, most likely mpkj will approve the linkage. |

Probably TS don't want to put in black and white since this kinda thing is subject to approval from relevant authorities. If stated in black and white and they can't deliver, koyak lar kena sue. Their other project Tiara Parkhomes also couldn't deliver the link to Kajang Silk even though the SA promises the buyers on it.
Just like how Tropicana heights screw the first phase buyers...told them theirs will be the only DS storey landed but now pulak, they launched another phase of DS and G&G. So, verbal promises have to be taken as a pinch of salt. It will be interesting to see how well MKH, Nadayu, and Tropicana (sit down and talk) build a proper link to the highway as the current access is not very good. |

Most days Waze will direct to use uniten-UPM way instead of Sg balak-balakong way because it's a lot more congested. i am talking about from lekas link to the silk highway pass thru the sungai long toll and all the way pass through aeon cheras selatan all the way to the mines, i tried before from silk highway sg long toll to the mines during morning peak hour 8am and it only take about 10-13 min max....Most JadeHills residents would also use the shortcut to come out at Minlon and make U-turn instead of use Bukit Angkat-Balakong way to go to the mines I hope you try the morning traffic before commenting fyi, the silk highway along with the sg long toll, quite under utilization all the time....from lekas link to silk highway also not many traffic, mostlykely about 10 min from lekas link to silk highway sg long toll... not need to passby the sg chua or sg balak area that you mentioned... i suggest you understand the route 1st before commenting... |

Today I was stuck at the sg besi toll right after the boom gate for 1 hr total standstill just because of one driver whose car broke down on the fast lane after the toll. Blardy idiot causes a long jam in the morning.
I realise the sg besi toll is a total nightmare. All it needs is one fella causing an accident or one car breakdown and you are gone case. Mines way to kl or Jln cheras is not as bad as kl seremban way from semenyih using silk especially during peak hour and non school holidays. |

Is the cheapest indeed 598k? or that’s the previous launch indicative starting price?
If it is the latter, then I am afraid those at 598k has been sold out and a budget of 650k onwards is much more reasonable to get one in SEH. In EM, I think the budget is close to 700k or more… It all depends on what is the cheapest available unit now in both projects. If budget indeed is an issue but you are still keen to move to Semenyih, then your option has to be other projects, slightly less glamorous, but fits your budget… |

With the eco hill link to highway, the jalan semenyih does not really matter oledy, jalan semenyih will just serve as short cut road for SEH residents to go grocery shopping at Tesco or some meal at the local kopitiam, the main entrance will thru lekas highway thru eco hill link.....

Hehehe.. no worry, beside Ecohill link, there is also third alternative - EM/SEH 2 Lekas interchange. You still can go to the highway through this interchange. Just a bit more toll loh.. Nevertheless, if two lanes Ecohill link without any traffic light still can be jammed up, most likely it means Semenyih already another Puchong... Lekas Semenyih toll maybe will jam up coz currently only have 5 lanes, 3 cash/TnG lanes, 1 TnG and 1 smart tag... Maybe there is a need to extension in future.. Ecohill link will be connected to Jalan Bangi Lama too.. Distance wise maybe a bit longer, but at least there is alternative route as well.. By the way, opposite of Ecohill, bandar rinching most likely will still have many old kopitiam as well.. There are a few mamak shops in the Pelangi Semenyih commercial area (beside Tesco) as well.. If only for a roti canai, not really need to go to the Semenyih central too... |

I'm not sure if there's any at the moment but every weekend I normally drive around my place visit chinese coffee shop for breakfast. |

If the shoplot is expensive (over 1.5m), how much rent is expected, factor that in, the services/food has to be expensive already. But if one is confident he can pull through, yes can try. Me? I no confident... If I already have existing shop in old town, it gives me no reason to move. If I opening new shop, maybe I will give a try. Already can see the Ecohill link structure clearly..

It just my opinion as an example of pekan sg besi. You may compare it how succesful of new shoplot compare with old pekan sg besi. They are relatated each other and benefit to all nearby residents. People will have variety of choices including upgrading of services and different type of bussiness.

Trust me, my old house used to have a nice mosque nearby. First few weeks, it sure can wake the living dead when the speaker went full blast in the wee hours. After that, somehow, my body got used to it, and I can't even hear it I do agree, the muslim folks love their home to be near the mosque coz I sold mine to a malay family. The consolation I always tell myself, well, my house get blessed 5 times a day. Any evil spirits also will run away. |
