I heard revo is from 300k. Anyone knows how can I get a unit? Or not for sales and only by invitation like Pavilion Suite?

REV.O is the tallest tower. U can see latest renderings tonight on PTLM.

For those who bought REV.O, congrats as the developer will be adding value to most of this development, including a proposed large car grand showroom that will front the highway.

The Pavilion mall that you will directly see will be WOW-ing you soon.

Normally cheapo condo or office gave three lifts..
Three lifts waiting time can be so frustrating sometimes.

Yes my friend jus spoke with pavi leasing manager n it is malton's Bukit Jalil City Mall & NOT pavilion bukit jalil.. One can refer to the link for Dsara heights Pavi below which states pavi2 (supposed to be BJ mall).

2) The show room with BJ City in the center with M signage on the left side and P signage on the right side
3) Architect - the London based design house is the long term working partner with P for its P series.

Yes i think the P logo is cos the mall is managed by the team that managed P mall...Will u buy REVO if its the P brand mall?
I find it hard to bliv that any luxury brand will enter BJ if its the P mall as they wont be able to prove the surrounding spending power that is neccesary for a luxury mall.

Next 10 yrs will see 2 outskirt luxury mall being Empire City Mall & Pavilion 2 Damansara Heights.. Empire already signed on many lux brands n pavi needs around 6-7yrs b4 the mall is ready as they are busy tearing down the old buildings & the mall is part of phase 2 (near MRT).

Good to know that BJ City Mall land clear n work starting soon with Leonard architect.

technically if both at 500sf unit size, ss asking rm500k vs ro asking rm450k, no difference mah.

What do you think of the properties price nearby Bkt Jalil once this project completed in 4years time?

Where can you find a mega mix development like this now within minutes to KL ?
I personally feel this will be the best demand area for properties in time to come.....

A same situation happens in Bandar Utama before One Utama is ready.

If you are interested to own Park Residence, lets join us ....

Why want to compare? U think too much.
Even the Rumah papan beside KLCC worth millions be it a toilet or house , with or without window, with or without carpark, Apple or orange, simply because is beside KLCC.
Most importantly the price tag .

Fyi, OUG Mall of WCT (formerly known as Paradigm Mall OUG) will be coming up just along KESAS highway, just opposite Z Residence BukiJalil...

I would not worry about Klang Valley properties especially nearby coming up amenities & infrastructure like Megamall, medical centre, LRT, MRT, BRT, HSR, etc

Klang Valley always as a trademark of Malaysia especially KL centre, history hard to change, if you recall about 15 years ago our former PM intended to shift financial hub to Putrajaya & Cyberjaya, a lot people worry will diluted the appreciation of the KL nearby properties price but ended up within 30 km pricing had been appreciated more than 100% since year 2010 until now

I always prefer standard size of property to invest like at least 700 sq ft above with small family staying because cost of living gradually increased especially nearby KL centre but career opportunities always there, so more & more people will shirt to Klang Valley to survive. Our statistics department already forecast soon to reach 10 million reside at Klang Valley in year 2020

wow... imu students can afford this type of rental? how fast the world changes in 1 year... i was staying in those bird cage in singapore lol, and they say malaysia spending power low ah. got shuttle bus to lrt perhaps? think public transport is important thing nowadays. 700psf ok la. but not for parking view...!

700 is OK but the parking view is a major turnoff la dude.. IMU students now renting in savana BJ at RM2.5k for 3 rooms.. This should be an upgrade if they want the pavi lifestyle albeit i still think No luxury tenant hehe..

It perplexed me how people are so hyped about any mall that is dubbed Pavilion. Even at 2.0m sf I still have reservation with 25 mil footfall upon opening.
Anyway 700-800psf is worth to gamble, I guess only by third term of the mall then only price would peak significantly. That means you need to be able to hold a 3-4% yield property for quite a long time before it bears great fruits.

Its so obvious that the catchment area of Mid Valley is bigger thn BJ, why the need to argue on that?
People are just trying to point out that with PVBJ and Velocity upcoming, MV catchment area might be affected thats all..
Which i agreed, being one stayin at Cheras, MV has been the ONLY shopping complex i could go too when i feel lk going, bt nw with PVBJ and Velocity, more choices are laid out and i bet those staying in Cheras would agree with me too.

No one is saying that PVBJ or whichever mall will beat MV

Plus why would i go to MV when i could get a mall that meet my needs nearby..LOL

Ten years from now, population density might be a whole different story.
I would think population density will be a better gauge of the size of a catchment area than petrol station lo

pavi bukit bintang is well known for tourist crowd, upmarket shops. be interesting to see if the pavi brand name can survive in lower end, local and suburb market.

Pavilion Bukit Jalil is the name of the mall.

It is funny that people are comparing to Pavilion Kuala Lumpur (which bears our capital city name) and even Mid Valley City (which has two malls btw which needs to be distinguished).

Pavilion Bukit Jalil is created to serve the future suburban population of southern KL. It is managed by the same team (Joyce Yap's team) of the successful Bukit Bintang version, which itself has majority of tenants in the mid-to-upper segment. The mid-to-upper segment do not have enough space to expand in Pavilion KL. Luxury tenants form a smaller percentage in Pavilion KL.

An example of tenants from Pavilion KL that would make good impact here in Bukit Jalil are in fact, the KL's anchor tenants such as Parkson, Food Republic, Golden Screen Cinemas, Red Box Plus, Mercato, Harvey Norman, Stadium and Forever 21.

Mid Valley City is geographically "unbeatable" because it is the mid-way of PJ and KL, hence the name "Mid of Klang Valley". And it is an established hub on its own... which took them over a decade to be in that position.

Pavilion Bukit Jalil may serve the population within MPSJ, which has a living population of over 1.2 million - which is bigger than MBPJ. Pavilion Bukit Jalil's closest competitors would be Sunway Pyramid (which will expand) and IOI City Mall (which will expand), besides future malls such as Paradigm Kuala Lumpur in Taman OUG. We understand that IOI Mall Puchong will be revamped, upgraded and expanded in the coming future hence this is also a potential competitor to watch.

The positioning of Pavilion Bukit Jalil is the "shopping within a new experience in mall design" and it will not be surprising if it can pull in some attractive tenant mix. Besides that, there is an intention to make Bukit Jalil accessible to expats and tourists as well, since Bukit Jalil is earmarked as an international zone under DBKL KL2020 Draft Plan.

To do that, quality office space and hotels will have to be built, and Bukit Jalil City is planning future hotels (2 small blocks) and office development. Any "Grade A" offices here could become a competitor in pulling some tenants from Cyberjaya. Services based startups entrepreneurs may have good environment at Aurora Place/REV.O whereas trading based companies may take the office floors of the signature shop offices.

No. Mv manyak local. N tourist also manyak in healthy number. Consider very good as a non kl city mall. Most of them contribute on higher end product purchase/spending.

A good mixture mall. U can't only have all the pipu spending only rm30-rm100 in single receipt. U need healthy number of pipu can pay rm500 above in single product n receipt.

No point disputing on mall ... some area with property price inflating also not on mall factor. After MV started for 2-3 years.... condo and houses in seputeh , taman desa and bangsar also not really increases noticeably on this factor.

So...maybe it's good to look at overall factor instead Purley on the mall factor.

Developer cannot guarantee any unit at this moment. In fact they have collected "far too many" cheques just in case later some proceeding ones eventually loan reject.

Pavilion Bukit Jalil is created to serve the future suburban population of southern KL. It is managed by the same team (Joyce Yap's team) of the successful Bukit Bintang version, which itself has majority of tenants in the mid-to-upper segment. The mid-to-upper segment do not have enough space to expand in Pavilion KL. Luxury tenants form a smaller percentage in Pavilion KL.

An example of tenants from Pavilion KL that would make good impact here in Bukit Jalil are in fact, the KL's anchor tenants such as Parkson, Food Republic, Golden Screen Cinemas, Red Box Plus, Mercato, Harvey Norman, Stadium and Forever 21.

Mid Valley City is geographically "unbeatable" because it is the mid-way of PJ and KL, hence the name "Mid of Klang Valley". And it is an established hub on its own... which took them over a decade to be in that position.

Pavilion Bukit Jalil may serve the population within MPSJ, which has a living population of over 1.2 million - which is bigger than MBPJ. Pavilion Bukit Jalil's closest competitors would be Sunway Pyramid (which will expand) and IOI City Mall (which will expand), besides future malls such as Paradigm Kuala Lumpur in Taman OUG. We understand that IOI Mall Puchong will be revamped, upgraded and expanded in the coming future hence this is also a potential competitor to watch.

The positioning of Pavilion Bukit Jalil is the "shopping within a new experience in mall design" and it will not be surprising if it can pull in some attractive tenant mix. Besides that, there is an intention to make Bukit Jalil accessible to expats and tourists as well, since Bukit Jalil is earmarked as an international zone under DBKL KL2020 Draft Plan.

To do that, quality office space and hotels will have to be built, and Bukit Jalil City is planning future hotels (2 small blocks) and office development. Any "Grade A" offices here could become a competitor in pulling some tenants from Cyberjaya. Services based startups entrepreneurs may have good environment at Aurora Place/REV.O whereas trading based companies may take the office floors of the signature shop offices.

I always LOL when people mention the International Zone thingy for BJ, that shows how little essence they regard from the text itself.
DBKL is doing very minimal to relate BJ to 'international', and i seriously doubt real expats would want to reside in BJ when it is still and will be very localised.

BUKIT JALIL is set to be an even more vibrant area in Kuala Lumpur once the new 20.2ha Bukit Jalil City integrated development with residential, commercial, office and retail components is completed.

The project by Pioneer Haven Sdn Bhd, a subsidiary of Malton Bhd, in partnership with Kuala Lumpur Pavilion Sdn Bhd, was launched by Federal Territory Minister Datuk Seri Tengku Adnan Tengku Mansor at the site recently.

“The collaboration between Malton and Pavilion brings something to Bukit Jalil that will deliver a fresh alternative that will be a draw for a large catchment area.

“This will in turn bring up the value of surrounding properties. When completed, the development will provide thousands of new job opportunities.

“Newly developed properties within Bukit Jalil have experienced double-digit appreciation in the past few years.

“According to the National Summit on Urban Public Transport 2010 report, the population in Klang Valley will grow at a healthy rate of 1.7% a year from 6.6 million in 2010 to 7.8 million in 2020. It points back to the law of demand and supply, and to accommodate more people, more residential areas will be needed,” he said.

Also present at the launch were Kuala Lumpur mayor Tan Sri Ahmad Phesal Talib, Malton executive directors Cindy Lim and Hong Lay Chuan, and Pavilion Bukit Jalil retail planner Joyce Yap.

Hong said Bukit Jalil City was expected to be completed in 2019.

“The serviced apartments, in four tower blocks of 40 and 46 storeys, will be launched in two weeks. The units will come in two designs with two bedrooms or three bedrooms, ranging from 868sq ft to 1,565sq ft. The units face a 32.3ha park.

Yap says she is confident of success as she said Pavilion Bukit Jalil is equipped with good understanding of the fundamental issues and critical factors to develop a viable and successful project.

Just to clarify . is this commercial or residential? Referring the the park. All th e while I had the impression that this is a condo, but now only realise they mentioned serve apartment . Secure apartment subject to GST

What is the maintenance per square feet.?

But in life there will always be surprises and could be negative

If one knows the history of pavillion, how they almost kaput and suffer b4 the turning point then u wil be more cautious

Hoping this would materialise. Then we have the 2nd MV in the making

I am not worry of the mall given the plenary branding of market retails by Tan Sri Desmond Lim and I already being told that they are able to convince at least 3 banks to come into it, am not sure how true it is but it was a discussion since long long time ago.

The shop-office and mall are very potential but I unable to predict if the surrounding crowds are able to make those retailers to sustain longer but I can believe 50% of the ready retailers surely have no issue.

Aurora / Revo has too small crowd to support the mall but I suggest much more onto the infra and interchange to be done by Malton as it was too crucial to have the flows from all the way from Puchong, Cheras, Serdang , OUG, Kesas Highway and I would see these are the targetted market, esp Bkt Jalil itself, the people are not smallish spenders and same goes to some part of Bdr Kinrara folks, OUG and Sri Petaling.

A bit too optimistic in my opinion. Firstly there are several office blocks at mid valley and there are plenty of those are MNC and major local companies.

Secondly.2 there are 3 hotels there. With the upcoming of ecocity , that place is going to be busier and more crowded.

Office hot spot in.klang valley outside city center are damansara height/bangsar south, damansara perdana area.of coz kl central.is king....but oversuply issue is serious...

For revo aurora soo I believe they will do.well. they r not grade A offices tenant also won't be premium one.

Doing the integrated dev is like dancing. Every step is important, flow like water n follow thru.
Malton seems got in right by launching the commercial shop lot follow by condo. If the response is good they should quickly follow thru to launch the land next to sky park. The profit from these launches is essentially to finance the construction of the mall....

I did follow up closely on the banks new in the Bkt Jalil City for the past 2-3 years but not recent months or year, old news I also heard HLB is going to move to BJC but there were also news that HLB aka The Link only consider moving upon the expiry of 10 years tenancy and also making a bid if there is some chansi that the next door of it's current Link branch's tenancy is expired.

Otherwise, the few more banks as mentioned, I am not sure as I reluctant to keep call and ask, lol.

All these banks thingy is not certain one. These r bosses connection. If the bosses own a unit there, they will try to rent it to banks. All depends on personal relationship n loans/end financing the project took. So have to wait till final stage see who got bigger cannon lo.

U know la this kind of info not coming from banks but developer. That's y I will.mever mention banks coming in because all not confirmed one.

But i am sure most of all the local banks will be in bjc either with malton or aurora.

They told me their original is 52 months. But many presumed 48 months as per convention.

Iam Power. we are in Bukit Jalil not Bukit Bintang. smile.gif
I think the crowd in Bukit Jalil will be primarily middle class with some good mixture of higher and lower class .
Mix mix la.
Regardless of the class, Bukit Jalil is still an excellent place to call home.

this pricing is not expensive fr future regional mall BUT the location is the problem here being NOT facing the mall's entrance, can expect much lower footfall!

Eitherway, it truly surprises me that need to advertise full page & bad take up rate (so-so) for being part of Pavilions BJ!

Everyone was doubt on IOI city mall last time and it has proven everyone wrong. But IOI city mall was sitting at huge southern klang valley corridor which loc is absolutely spot on to serve the ppls there. Pavilion catchment need to be wide enough too to be successful. So who are the ppls the main target of this another regional mall there? How far is the pavilion away from mid valley? I am sure Pavilion has done their homework. Let's see.

I think timing is also an issue. Many are expecting bad times to stay for the next couple of years. Purchasers are extremely cautious. Job security, rising interest rate etc are some of our concerns. Again this is an opportune time to pick up some reasonably priced commercial projects at greenfield area as by the time they are completed, hopefully economy will recovery. BJ is proven thus developer is pricing in the premium like DPC's Acadia. Upside will be lesser than greenfield but again greenfield whilst upside is more, risk is also more especially commercial. All the best to those buying. I am giving it a pass. Wonder if developer is absorbing the GST. Forgotten to ask when I was there yesterday.

So im very Familiar Bukit jalil current Market!
But myself just booking a unit from Revo.
Loan approved, but not confidence to sign!! LOL

Almost RM1000 per sf they selling in 2015
what about 2019?! Is that possible to earn UP to 100K or 200K?!

Ic, hmm, I more or less know to comment of any residential condo or commercial service apartment at Bkt Jalil, but ReVO is one of the product that I couldn't know much to elobarate.

KR1, KR2 and ZR stretch, all RM 500+ psf but that was condo and size btw 1000-1500 sq ft so higher price for smallest unit, while KM1 is also condo, albeit luxury class and smallest from 1335 sq ft, from RM 650+ psf onwards and slightly lower for bigger size. The Link 2 is service apartments but smaller size from 850-1250 sq ft approximately and all were sold around RM 650-730 psf last year.

ParkSky set the benchmark in Bkt Jalil this year for their service apartments at RM 850 psf ono but the USP is the developer name of Malton, Pavilion Mall and sitting within the commercial zone, but the sales response was excellent.

ReVO is much smaller size and shall be comparable with Aurora SOVO but a few friends visited the sales office but unsure whether this is
i) 3 1/2 or 4 years construction
ii) with HDA or not ( some say no, some say dunno )
iii) if not protected by HDA, how it is gonna marketed as SOHO for own stay?
iv) the delivery is based on which date, S&P date or the date they obtained the DO ( if not yet approved )
v) the schedule of claim, when is the first and second stage and based on what completion stage or works, but thats where the high interest kicks in if this is 4 yrs project

Yes, currently the highest RMpsf in BJC but concurrently, smallest in unit size, which in turn makes it most affordable in absolute terms for an investor to have a flag in Bukit Jalil City.

I don't think you can get a decent RM350K+ property at the doorstep of a branded regional mall anywhere in KL. I stand corrected on this one.

Park Sky at RM850psf is what size?

In my view, aside from Park Sky and Aurora SoVo, the rest are not comparable. You can't comfortably walk to Pavilion.

Your 920psf is before or after discount (sorry not sure if this project got discount or not)?

For your reference my higher unit floor facing mall for parksky is 812 psf after discount, 900psf if refer to spa price before discount.

At some point, yes for rm350k a unit it's hard to find a freehold unit in KL by doorstep of regional mall like pavilion for that price...but if you're buying for own stay, i think it's ok and great choice if u dont mind shoebox living.

But if for investment..you gotta know your exit stratergy if things doesnt work out. Foreigners now can only buy unit 1million above (not sure if this applied for sovo too or not). 350k unit for 380 sqft could be quite pricey to sell for malaysian for subsales market, and you wont sell for the same price u bought. Fully furnish rental should be able to fetch 1.5k/month if 4 years later they are expats willing to stay in pavi bj instead of usual spot mont kiara and bangsar

I'm only suggesting that perhaps you analyze a bit.

For example, you mentioned earlier that "At first thiught next to pavilion nice la." It's actually more than "nice" 😊

The implications of Revo being next to Pavilion are, among others:

1. Revo will have 2,100,000 sf of prime facilities at its doorstep, available from 10am-10pm, 365 days/year. These facilities are largely on a "pay per use" basis and some are absolutely free.

2. Come rain or shine (even if sh*t hits the fan), one can take comfort in the fact that Revo is next to a branded regional mall, which ensures that Revo's price will be well supported, come what may. As they say, take care of the downside and the upside will take care of itself. A bit like having an insurance policy.

Don't think there is any recent freehold project that can boast the above features for RM350K+.

Not saying compact space will replace conventional stay such as 3 bedrooms apartment or link house, SMD or Bungalow... For dwellers who need space they will always go for spacious properties... However it seems that there is a new trend of the generation just need small space that is manageable and meet their basic requirement such as sleep, rest, shower etc.... For entertaining, eat, meeting etc, they will just have on the commercial which located next door or the doorstep.

Majority of the Revo units are 384sf.

Many young working adults rent rooms in link houses/condos nearby their workplaces. A typical room in a standard link house is definitely less than 384sf. Likewise, tenants at Empire Damansara's studio units also seem to be doing ok.

You need to put yourself in the shoes of your prospects, not impose your own perceptions and prejudices on what's suitable and what isn't, unless u r buying Revo for own use......

I tend to see myself in my investment properties.....if I cant live in such place, I dun expect my tenant will.

I know in reality many investors made good money on smaller than pigeon hole apartments.....but I dun wish to be part of it.

However, to climb a property ladder anyone need to start from somewhere. By budget, location etc. With RM300k, you cannot even get dsl house in Semenyih now. Property Investment is for long term. either own stay or rental. Obviously past few years have been kind to flippers and many of them make good money and some of them are accidental flippers.

Either short or long period, normally this product the liquidity is high due to location and affordability. No point having a product where it take ages to be rented out. Obviously a setback is it is not attractive of own stayers who are looking for long term stay and space. it depends on the appetite and risk profile of the investors. You can buy a link, SMD or Bglw as investment but it take ages to sell or rented out.

Btw one of my frend sold his Empire Damansara 363sf studio to own stayer. There are market out there if you do not put yourself on the own shoes.... brows.gif

But we are in KL. Buyer should opt for better space for you and your family. Those in Tokyo or HK are unhealthy.

There are so many plenty of choice in klang valley
Why so desperate to rent a pigeon hole even if it is near a nice mall ?
For me I will gone mad if going to live in such a small room
Not to forget need to compete with park sky rental and malton / ho hup new launch of residence in BJC at the remaining land

Ho Hup has no residential blocks...all same same like Revo but slightly bigger (think smallest 600sq) and more expensive.

malton punya proper residential condos are more expensive already......and also slightly bigger for their smallest units....so there is no direct competition with Revo..

Many working professional single ladies don't mind smaller places as they only come back to sleep after long hour work.

1. single expat, male or female
2. local mistress


PERIOD........no local single male or female, working class, gen x or Y......

In places like Subang Soho, Empire Damansara, Centrestage, Summer Suites, etc, almost everyone here is around my age group.

I am not disputing that there will be some well to do gen x or y will live in under 400sq 'room'.....but tis will not be the targeting market for investors.......as the number is small, and if they can afford to rent, then they will might as well buy....

Nevertheless, irrespective of the size of the unit, they will want to be single-staying.

No bashing this product or anything. Just wanna identify with the entry point of people investing in such product. As I am a skeptic rclxub.gif who has bought a 350sf studio at Pinnacle PJ at similar entry cost with REVO.

I just bought a unit there. I think can try here. Since maybe these 2 or 3 years the property market is not good and the buyer will not pay for the installment (instead interest charged). Then when the property completed (2019), that time maybe property market started to run again. What you guys think?
