I would not worry about Klang Valley properties especially nearby coming up amenities & infrastructure like Megamall, medical centre, LRT, MRT, BRT, HSR, etc
Klang Valley always as a trademark of Malaysia especially KL centre, history hard to change, if you recall about 15 years ago our former PM intended to shift financial hub to Putrajaya & Cyberjaya, a lot people worry will diluted the appreciation of the KL nearby properties price but ended up within 30 km pricing had been appreciated more than 100% since year 2010 until now
I always prefer standard size of property to invest like at least 700 sq ft above with small family staying because cost of living gradually increased especially nearby KL centre but career opportunities always there, so more & more people will shirt to Klang Valley to survive. Our statistics department already forecast soon to reach 10 million reside at Klang Valley in year 2020
