Yes, currently the highest RMpsf in BJC but concurrently, smallest in unit size, which in turn makes it most affordable in absolute terms for an investor to have a flag in Bukit Jalil City.

I don't think you can get a decent RM350K+ property at the doorstep of a branded regional mall anywhere in KL. I stand corrected on this one.

Park Sky at RM850psf is what size?

In my view, aside from Park Sky and Aurora SoVo, the rest are not comparable. You can't comfortably walk to Pavilion.

v. Revo is already billing first 50%.

faster progress/earlier vp/faster return of & on capital/lower risk of abandonment

Or

slower progress/later vp/later return of & on capital/higher risk of abandonment


depends whether u see glass as half empty or half full......

the interest payable - sooner or later, it needs to be paid......for me personally, it's no difference....

I'm only suggesting that perhaps you analyze a bit.

For example, you mentioned earlier that "At first thiught next to pavilion nice la." It's actually more than "nice" 😊

The implications of Revo being next to Pavilion are, among others:

1. Revo will have 2,100,000 sf of prime facilities at its doorstep, available from 10am-10pm, 365 days/year. These facilities are largely on a "pay per use" basis and some are absolutely free.

2. Come rain or shine (even if sh*t hits the fan), one can take comfort in the fact that Revo is next to a branded regional mall, which ensures that Revo's price will be well supported, come what may. As they say, take care of the downside and the upside will take care of itself. A bit like having an insurance policy.

Don't think there is any recent freehold project that can boast the above features for RM350K+.

Majority of the Revo units are 384sf.

Many young working adults rent rooms in link houses/condos nearby their workplaces. A typical room in a standard link house is definitely less than 384sf. Likewise, tenants at Empire Damansara's studio units also seem to be doing ok.

You need to put yourself in the shoes of your prospects, not impose your own perceptions and prejudices on what's suitable and what isn't, unless u r buying Revo for own use......
