No limit. It’s full but people come and go.
I’m number 7 for the pelan when I arrived at 8.35. I was only served at 10.45. Then wait to pay and complete everything at 11.31

Question 1: Can awnings be extended beyond the setback lines?
Question 2: Can I build brick walls from my exterior wall to the fence? (e.g. to give more security to the wet kitchen outdoor area)

If you are looking at the legal part, then you have to make an application.

On the other hand, if is still within the house boundary, go ahead. As long it doesnt cause problems to your neighbours, no one will bother or complaint.

Hi Sifus,

Recently bought a sub-sale terrace house. Situation is that ex-owner has lost the CF and house plan

How do we go about applying and getting renovation approval rom MBPJ? Is it allowed without having CF or plan given if we have just taken over the house and backyard extension was done by previous owner?

Appreciate recommendation from those who know of persons/architects I can contact for quotes on how to get this done. My house falls under MPPJ

This is a common reason given to buyer when it was done without approval.

I suggest you seek further info from the local authority before you proceed to engage someone.

I don't know if this will help anyone but related to MBSA.

I have applied and received approval from MBSA for house renovation. So my contractor start work. Last week Monday, 2 supposedly non uniformed officers came to inspect. Ask to stop work, and delayed my renovation for 1 week now.

I have yet to hear back and no kompaun or notis was given.
This is actually very infuriating because it delayed all my other installations.

All i wanted to do is just to build a wall to fully cover. Thats it.
It's not even extension because it did not extend past the wall.

Headache like mad. Tomorrow re-start work again, see if the officers will come and kacau again or not. hmm

Why don't u go to majlis and check with them on this. At least u will have peace of mind.

Hi,
Anyone here familiar with MBSJ?
I plan to demolished the front porch and do a new roof coz the existing is leaking.
what I heard: I need to submit application. This ok but what is disturbing is I need to submit the whole house plan/architecture drawing with the new porch.
This will cost a lot since need to do new drawing. I heard MBSA can submit aaplication with already approve drawing and not the whole house drawing.\

Is the MBSJ rulling still applicable?

I am not an architect but I think you can enquire from MBSJ on Pelan Setara (pre-approved plan). Not sure if they have just for car porch alone but it will save you a lot of time and money if you can get it.

No MBSJ don't give permission to use this plan setara anymore. have to submit full house plan.
SO I've to rethink back my plan. Try to find contractor that can solve the leaking issues.

Hi my unit is in Forest Hill Damansara and its a Zero lot Bungalow/semi D with only close to 3m empty land at the back to the common wall with the unit behind me. there is no back lane but just a common wall shared between my unit and the unit behind, can I do any extension at the back? lets say to the back boundary line?

You can go check the guidelines of your council. See the below link,

However, don't be surprised that you'll get more confused after checking the guidelines. Mine is an intermdiate terrace house with 15feet lorong belakang, under DBKL. I plan to do kitchen extension in the backyard to the sempadan. I found the guidelines in DBKL website but the guidelines are different.

This site says can extend to the sempadan, tarikh kuatkuasa 2017

You can go to MBPJ office and ask for ready plan. Can buy and use it for submit for approval. If not can ask them to give contact for architect. Must take note architect that is register with majlis only will be able to submit for approval

FWIW, a contractor told me last year that one isn't supposed to extend right until the end. Maybe you can call up to enquire

Hi wanna ask a cluster house under MBSA, wanna extend side for wet kitchen and first floor. Side land is 10feet. Wanna extend till about 9 feet same with the house behind of mine.

Was told by some reno cannot get CCC coz MBSA will never approve but you still can do it coz everyone did it, but most of them extend only single floor.

Some reno said can get CCC. Any idea on which statement is true?

BTW how important is CCC for the extension? Easy to sell in future?

If want to follow neighbour, do at own risk - like if you follow motorbike riders who don't stop at red light. Except yours will be permanent structure.
Having said that, 10' to 9' setback is not much different, it depends on the particular officer who inspects, how stringent and how sharp his eyes are.
If not obvious, shouldn't have problem to get CCC.

CCC enables you to fetch better selling price. Without CCC for extension, future purchaser can ask for discount to the amount required to legalise the extension (you would be passing the buck to them).
Insurance company can also deny or complicate your fire claim etc, if they know there is illegal extension.
If these does not concern you, and you prefer to live daily with bigger space albeit no CCC, that would be your choice.

Hi, I got a corner Terrance in MBPJ district with a 90 degree gate on a dead end road. That means my house has roughly 40 feet infront with gate at 90 degree.

I am unable to find any house renovation guidelines for MBPJ. Kajang or DBKL, MBSJ other district is pretty clear.

Anyone know what is the setback/guidelines(garis paduan) for MBPJ corner lot at dead end road with 90" gate?

I plan to rebuild this whole house, got contractor already I to do a rough design my own layout b4 approaching him.
