Structurally,
Engineer design it to carry the load of the roof itself + some rain and occasional people walking for servicing the drain + a certain "safety factor"... a sensible engineer practicing in Malaysia knows all the shits people do, so they "might have" designed it so that it can take the load of an entire habitable room with full brick wall and roof. But who knows? Usually when engineer thinks that way, but developer thinks otherwise, and VE to do the minimum to compliance/standards.
Note that (pots + soil + plant) x number of pots will add considerable load to the roof.
Also one adult human is 50-75kg normally.
Then the guard rail (metal or glass, also got their own weight)
Your furniture, table, chairs, benches, umbrella, these things add up.

Legally,
If the end of the car porch roof is 6.1m/20ft away from front gate, you can do "renovation" but need submit plans to get approval first to the building dept. of local authority (plans endorsed by architect).
Since it involves structure, they will tell you that you also need to submit to engineering dept (plans endorsed by professional engineer with practicing certificate).
Eventually to finish the process, after approvals gotten, and done physical work, architect will issue a Borang F (CCC) to Majlis, owner, Lembaga Arkitek and keep one himself.
If and when accidents happen but you cannot produce a valid CCC for the part you reno,
1. you may face issues with insurance regarding property/vehicle and bodily harm/injury/deaths due to your "illegal" renovation
2. when you sell house, valuator will not take into consideration of the betterment/added value of the reno part, not recognised on paper. Purchaser may even ask for discount or contra because he/she may need to spent the money to "legalise" it (submit plans and pay 10x~20x fee as penalty to Majlis + professional fees)
3. Majlis can come and found you don't produce a CCC for that part, issues fine to you, and then forces you to submit plans or demolish the part.

Hi, I'm quite new to home ownership and would just like to check on the following. If i change the window (circled in yellow) to a wooden door, do I require a renovation permit from the local council? My contractor say it's not necessary but I believe it is a must.

Any clarification is appreciated.

Most doesn't require renovation permit but permit bahan binaan + their assigned roro bin for such minor work. Anyway, if there's no other minor work that requires permit such as installing awning or fence modification, just proceed without permit. Unnecessary to spend a sum for something that doesn't add value to the property.

The above if you are in KL/Selangor.

Ah I see. Unfortunately, I am not in KL/Selangor area so I guess I'll have to check around if this is applicable to my house as well.

Not sure of the reasons for the change.

I dont think the width is good enough for a standard size wooden door including the frame if you mantain the sliding door.

If is my house ... I would maintain the window and change the sliding to a 1.5 wooden door and wall the balance space plus save on buying curtain. Everytime the sliding door is open or close, one need to also slide the curtain and the grille.

Minimum hacking is require. Remove the sliding doors and add frame, bricks and cement plaster.

Different authority have different guidelines for reno permit, but if is just that part, just proceed. Generally, if there is no increase in floor space, permit not required

Hi mini orchard, thanks for your opinion. I agree that by replacing a door there, it will be costlier as I will need to purchase a custom size door. The reason I opt to replace the window instead of the sliding door is purely for the following reasons:

1. I will have a new main entrance. Current entrance at the sliding door will disrupt the flow at the living room as it leads straight to it and I find that quite annoying if there is constant movement nearby where I place my TV.
2. The sliding door provides more natural lighting into the house during daytime as opposed to the window.
3. I have already put a grille at the sliding door prior to recent MCO. I had just firmed up on the idea to have a wooden door recently.

Noted on the floor space requirement. I guess it's safe for me to just proceed as I see that some lf my future neighbours have proceed with renovation such as this without any permit..

Extension doesn't involve hacking. Just cover up wall gaps on left right porch wall, tempered glass front wall and flooring.

This is side wall. Extend about 8ft out.

First time home reno here. Tq.

If work involve increasing build up area, you need to submit the work plan and neighbours' consent.

Hi there, i need advices from any of you who has the experience with Majlis Perbandaran Kuala Langat.

I'm going to renovate a newly completed landed property from developer. I just want to install plaster ceiling, wiring for additional power point, cabinet and wardrobe fixture, installation of some washroom shower screen, mirror etc and lastly do the painting. Do i need to apply permit from the council?

yes, you still need to get permit from council. i checked with MBSA. but i believe its same for other council too.

Refer to the attached form.
If involve hacking for concealed wiring then may consider getting permit.
If can be done discretely, without disturbing noise and rubbish then no need permit.

Forms are different for strata or non strata. Which is yours?
Just re-read your earlier post. Note the required building setback is 20' at the front ya.

Mine is individual. I tried searching on MPS page. Too many sublinks, some of the terms are confusing. Appreciate if your can send the link. Tqvm. Understood on the setback. After extension there will be 30ft left.
