Hi, if I want to change my green fencing behind my house to either wooden gate or bricks, do I have to apply permitd etc2?

If you are not changing the design of the fence, a work permit can be applied from the local authority for kerja kecil dan penyelengaraan.

If you are changing the fence design, please take note that the fence height and opening need to comply with the local authority requirements. Height is 1500mm and 40% opening is required by most of the local authorities. Some might allow 1800mm height and a full wall.

No need architect to submit. You can apply yourself.

so if I change to brick, the door dimensian and the height are all same, basically I dont have to submit design etc and Just apply for kerja kecil dan penyelengaraan right?

Hi, thanks to all the sifus in this tread, helped me a lot. But still I have some questions to ask.

I've appointed a LAM certified draughtsman to draw and submit to MPSJ to get renovation approval. Because of MCO, I afraid that the process will take very long time. Is that possible I can start interior renovation without affecting structure of house first before getting permit ?? Example: roof repair, tile removal, plaster ceiling, flooring, painting, cabinet, electrical, plumbing, and so on.

Can anyone provide what's the latest consider okay price range for architect/draughtman to provide engineer drawing, submit, and ccc approval (Exclusive of MPSJ fees )??

Im having the same problem with you, submitted all my applications about 1 mth back. Spent about 8k for all the drawings, submission, runner fee

I plan to build a wall at the yard, and also install these glass skylight to cover these pesky green area and also will extending my tiles to cover them up. Is this architect or draftsman would do?

The skylight I’ll share with my neighbor as he’s keen on it too.

Hi sifu-sifu here, need some advice here.

I'm interested a 22x70 house under mpsj but knowing the current full extension at wet kitchen area is illegal without any CCC/CF and my relatives advice me no need to pay those extra to legalise the reno work at this stage as the place is an old area(20yrs+).

So my question here:

1)Anyone know what's the different between pay the fine now vs paying the fine late after mpsj found out about the illegal extension? icon_question.gif

2)Personally, I'm keen on to legalise the renovation but worried it cost me a big buck out from my pocket. Anyone know how much is the fine charged from mpsj now?

3)I've read from somewhere here saying mpsj do sell some basic extension plans, anyone know where can we browse and checkout those plans online right now?

4)If I'm keen on those basic extension plans by mpsj, anyone know what is the estimate cost that I'm expecting to pay for those fine+fees for those basic extension plan?

Not by land size, but by built-up area. There is a minimum fees applied. The fines is up to 20 times. most of the time 10 times of fine after appeal.

Some authorities have standard plan for sale for awning installation. You can save some money instead of hire an architect or registered building draughtsman to submit for small work like this.

HI Just curious is it normal for a contractor to charge RM6,500 for a submission of back extension 5ft work application to local council with drawings ?

I assume yours is terrace house and only extended the kitchen and no changes at other parts of the house. The penalty will be 20 times of the submission fees. Estimate the submission fees of rear kitchen will be the minimum (RM190x20 = RM3800) Most of the time after appeal the penalty will be 10 times instead of 20 so the penalty will be about RM1900. However, you also need to find a registered building draughtsman or architect to legalize the extension by submitting Building Plan and to issue CCC even though you have paid the penalty.

If your house is not a terrace house but Semi-D and Bungalow, the process will take longer and will have more hassle as you need to allow 10 feet setback from boundary. The good thing abt MPKj is that they can issue a temporary building permit for the structure, treating it as a temporary structure should you have illegally built it provided that you pay 20 times plan fees penalty, to engage an architect to submit building plan, to pay the temporary permit for that particular structure that requires renewing every 3-5 years and has no complaint from your neighbor.

Not sure that your project is what kind of renovation. But if it involves meroboh dan membina semula or 50% changes and aaddition on the existing, it will involves KM (Kebenaran Merancang). our experience is MBSJ KM takes abt 4 months to process. That was before MCO.

Hi all. I wasn’t aware that extensions need to apply for permit until I started to do more research as this is my first home. As I was seeing a lot reno company fb, so they actually take permits or do without it. So many house going through reno now. So majlis perbandaran would have gotten so many applications ryt. What is the fee if wana submit for hall extension in the porch? Tqvm.
