30% bumi lot, reasonable for me. Less competition also when u want to sell your non bumi unit.

Like others said. (450K + 10K for aircond + fittings ) - Discount based on floor. Each floor differentiate by RM 500... u actually paying (10% of 460K - Discount) to solicitor. You can request posted cheque if agreed by them. Most likely a few days only and they will bank in.

Hi Bro and sis, I am thinking of getting 1 unit but when I compare to Z residence sub-sale market, currently is about RM650k(still can nego) about 550psf (freehold) vs this case green BJ (leasehold), what is your opinion on this?
About another RM200k for a freehold unit + already hand over can start collecting rent, can please share your opinion on this, thanks.

Park Hills have very little amenities..
on the west of BJ, more development like shopping mall, shoplots, school etc

I think entry price lar. 550k for Parkhill and 450k for Casa Green quite a big difference. Especially for own stayers.

For investment, Parkhill rental demand likely to be better since plenty of tertiary education there and less competition. Bukit OUG side has tons of rental competition. In terms of distance to future malls, both similar lar, 5-10 minutes drive. Extra few minutes no difference. Both also not walking distance so doesn't matter.

In Malaysia cheap= got market, especially below 500k. Above 500k definitely got much more choice elsewhere too.

Dis one clear winner over parkhill.

Fewer units, better facade n most important better price. Nowadays young buyer no choice LH also nvm as long as can afford. At RM450k, this condo appeals to the RM5k-RM8k salary range which is the majority of buyers in KV.
