IMHO, this is inevitable.. a few already in the pipeline.. Jalil City service apartment and WCT's so called Paradigm 2 surrounding will be having service apartment too..

All leveraging on BJ prime location and 4 LRT stations

Visited the Amber office yesterday with regards to their new project - Casa Green @ Bukit Jalil. Their scale model look impressive with good facilities, eg. Gym facilities, library, swimming pool (50m), bbq garden, elevated functional deck, basketball court, jacuzzi, etcs.

Here are some of my findings to share with all.

Developer : Amber Homes Development Sdn Bhd
Target Completion : April 2019
Selling Price : RM450k and RM300k *affordable house (subject to ballot)
Built-up : 1003 sq ft & 824 sq ft
Booking fees : 10%

It is on a first come first served basis. Presently they are only selling the RM450k, the RM300k one need to wait. I have booked myself a corner unit at 28th (nice number in Cantonese) floor.

If you are really keen, remember to bring along your cheque book to pay the 10% booking fees to register yourself a unit! It’s selling like hot cakes that I doubt they will ever advertise on newspaper or online. Don’t need to go through agent, just walk-in straight to their office at Seri Mas Condominium and check out the deal yourself.

Office address : Ground Floor, Amber Tower (1), Serimas Condominium, Jalan 4/89A, Batu 3 ½, Cheras, 56000 Kuala Lumpur. (behind coffee box)

Tan Sri? I think u wrongly quote me as Tan Sri MGG.

If me, I havent go to sales office to find out more. Price and details looks ok but accessibility, spec, facing, track, is very key issue.

Maybe end up dua dua also tarak beli bcz both highrises, would deter my plan for landed landed and landed for 2015.

Each floor increase how much?

Booking straight 10% to whom? Stakeholder is solicitor or developer? Will they bank in or not?

I just came back from the sales office. Booked one unit that I don't quite like it, the one i like but comes with number 23A sad.gif

Anyway, the cost of the unit is RM450K + 10K. The 10K is meant for 4 x air-con units & plaster ceiling and etc. The 10K is mandatory.

Each unit is the same price. However, they give rebate based on which floor you choose. Meaning you will get some discount from there. BTW, do you mind to go for a unit number end with A? example 13A or 23A?

Congratz!

The RM 10k seems worth if 4 air cons are given.

But strange, all booked also RM 450k regardless floor level?

Well, they do it the other way round. Meaning you may the max (RM460K) and get rebate based on the floor you choose. The lower the more rebate. Actually this tactic is good, people will start to choose the lower floor first so developer no need to worry about lower floor units anymore. Smart move.

actually the number boh pantang one la.. at the end of the day is the unit location that sell.. FengShui point of view, number not important

I had 4-3A apartment before (4th floor number 3A), sold 2 years ago..
another condo level 23A, my latest purchase landed 113A.. lol

Agree with you... I hv calculated easily 5000 unit available in this area for next few years time.

10% down payment for booking more stiff than other lunching nearby.

Agree, I am concerned about the fengsui,
unit numbers 3A.....13A.....23A,....is ok to me, as long as the environment is good.

If confirmed the bumi lots can convert this is a damn good buy. Even if 30% cannot, this is still a pretty good buy.

All the best everyone! As for BJ being the next Mk, if they are no prestigious international schools here I don't think so lar. If Bj can be the next Bandar Utama or Damansara Perdana I would be very happy already. So far the signs are pointing towards it.

I do agree that even if the 30% units of bumi can't convert, it's still a good deal.
Hopefully the finishing is good.
