No. The location is right beside current West 2. So all West 1, 2, 3 all together facing West Park. No the idea location though. Probably one of the worst location in DPC. Ownstay, why not? If you like DPC.

My fren stay dpc claimed overprice for this area.

Ytd the fireworks in dpc is so fantastic and so crowded!

yes i agree too...

the other side of DPC is nearer to facilities so the crowds will be around the vicinity - for me personally i rather
stay further away ..a bit inconvenient but its the price to pay..but of course can afford the landed there, i would choose that as first choice..just saying only tongue.gif

Boss if u notice the loc of gov schools and surau then 3 ws condos should b ideal for peaceful living. Of cos if u r looking for activities, breezeway might b the Onli one can b called a stone away. The rest stil walking distance. Some ppl just dislike living next to school. Breezeway being the nearest to arcadia oso hav a direct gov school as their neighbour. Gd or bad, vely personal.

I like north shore n ocp, but not buying cos they r next to surau. Liddat say ngam ar???

Tried to be creative this year but the fireworks placed surrounding the lake was so dangerous that many crowds back out to distance themselves from it. These additional fireworks also caused massive smokes that destroyed the beauty of fireworks this yr. I don't like it at all. Just personal view.

Is this Westside 3? 49 storeys is quite high...how tall is westside 1 & 2?

It wasn't too long ago that most condos are 20 storey high and we already think that is tall...won't be long before it touches 100

My DSTH frens always claimed the market price was quite low for their houses and should worth more.

understandable that most owners of DPC claimed the market price is quite low.... but my fren really told me price is overpricey.

so do we for our house? lol...

ordinary people like me cant stay in DPC... just able to go there football match weekly only

Small units in breezeway asking 1kpsf but so far no buyer. Lower psf for bigger units transacted quite a few. Oso one parkhome sold if no rejection of loan. Not sure. I alwiz hearsay nia. laugh.gif

wonder who will be the landscape architect and building architect for this project?
hopefully is walrus for landscape again and for building would be either one of theses GDP/SAA/RSP/Garis/DP/Veritas/BEP/Akipraktis/Hijas kasturi (most likely not coz HK only do commercial buildings intead of residentials)

For high rise in dpc, can see is difficult to sale n rent out....buy for own stay ... Currently not suitable for investment

Problem is..dpc...all 1000sf or 1100sf units all only come with 2 bedrooms one....not 3 bedrooms..u wan 3 bedrooms pay 1m up..

No news in Amelia. But it's oledi has 2 existing schools next to it. Access is somehow dead end cos ppsb chosen not to open up tat part for now for security issue. But anyone can walk thru. Farney.

And even thou it's not a big concern to me to live directly next to hospital many has voiced out their concerns. Lucky enuf tis lousy hospital doesn't hav many cases and actually it existence is not noticeable cos many chosen not to go due to the bad services.

Btw Amelia price stil shot up like nobody's biz. Again it's at another end of dpc comparing to ws part. Both hav direct access to main road if ppsb opens it up.

Okok... in you opinion, which piece of land will be the worst?

Are you trying to say WS123, Amelia, Casaman, Ridgewood, mansion, davinia located at the outer part of Dpc, less public will using the direct access road, so it will be more quiteter and privacy?

Next to Safa will be 3 highrise condo block. I m sure Ppsb will price it like ocp due to the premium location. Anyway we can't escape from the congestion at the so call Dpc 'main road'.

My view on dpc is simple la. Some love privacy some love crowds. I hav been living there since the early days both at outer n central. Both oso hav own pros n cons. In future when ppsb demolish waterfront the center of attention ll move to arcadia. Breezeway is just across the road.

Hard to name the worst plot here wo. Ws definitely got hit by the future school at westside park. Ocp oso ll b effected by surau. But noone can guarantee NS ll not hear athg fr surau. Zenia same fate as its neighbour to surau. Adora oso few steps away fr surau n next to school. Nadia adiva ll not hav anymore walking distance to dpc commercial center when waterfront is gone. Safa ll benefit fr there.

For me to jog around for tis yrs, its gd to hav the new track leading to ws. Less traffic there but sked of indon stimes. sweat.gif

Btw some ppl say Mansion vely classy but some say its just another link house with large BU. Vely personal I guess.

Good point. But the west park is likely to stay as dpc earmark anothet land behind breezeway as school. So the new park in between adora n zenia likely to stay. Also this park is used as usp for westside 1 n 2 n 3..this west park facing is nice.

Many old units actually recently sold to chinese investors. Not many knowing it. Just recent weeks Nadia T3 sold to chinese at 1.8m. Breezeway big size condo duplex type sold to Indon chinese. Last yr oso few sold. Vacant now. Not sure wat they wanna do with it. NS oso sold a few to chinese last yr. Ocp oso got chinese buyers. I think they r more for investment but weird enuf not rented out.

Casaman got some transaction with angmo buyers. Big units thou.

Ya. Chinese buyer are strong in CASH. I know one Chinese buyer bought one Casaman and one Zenia last year. He just moved in Zenia and left Casaman empty. Another Chinese also bought Casaman in cash. For them, 5M RMB can only buy a condo in china big city, here they can buy a nice gng landed.

I also know one of the largest Nadia corner transacted 3M, safa intermediate transacted 2.05M last year. Both sold to foreigner.

Casaman intermediate 2 storey any transaction? Whats the transacted price? Iproperty prices keep going up but it seems quiet in term transaction there..heard from agents.

DSP in general has good workmanship as their only focus is really in this area, unlike other developers with the exception of Amelia where you can see visible crackling in almost all units.

Premium condo / apartment should be good to come with 2 bedrooms for 1000-1100 sq ft to reduce the density and enhance the pricacy and exclusivity.

Density...Developer is now building condos over 40 storey. Back in the early 2000s, 20 floor was the barrier to break.

I personally like low floor. maybe 4 to 6th floor above ground.
It wont be too noisy when people are walking pass below in the mean time, i feel to be closer to "human".

To high floors, i can't really see anyone, more privacy but in the meantime lonely

boss - for own use, its more on personal preference..I personally don't like high floors as looking down makes

Nvr stay in condo b4 but sure ll b the way to go in yrs to come when grow older.

I'm oso trying to figure out wats the benefit in condo vs dpc landed. For the size, psf in new condo = dpc old landed. Maintenance wise landed cheaper. Freedom wise of cos landed beta. Dilemma now tongue.gif

As for landed its gonna b higher cost lo due to bigger size. But if get a dpc landed now to lock in the cap n sell later to buy the future dpc condo, ll it be a beta bet ar???

Boss, W3 is berapa tingkat tinggi?

Generally, for RM 200-300k ish I bought for investment, all medium high floors bcz I know young gene like high floor.

But high end condo, I tend to prefer medium high floor and not higher than 20th floor and will opt for lower floor if price increase more than RM 3k per floor.

But also have to depends view lo, since this is not MK, DPC should be safe and ok to pluck any floor.

4th - 5th floor from the pool is also part of my picks. Lol.

Roughly went to see the layout. If not mistaken la ha.. The pool and facilities facing nkve. Each unit size will be separated into columns. Smallest unit middle 2 column facing pool. Larger units all will be following beside column. Largest size if not wrong, facing dpc instead and also corner unit.

This is what I observed from the sales gallery the other day. Lowest floor start from 5th floor, lobby space itself is already 3 floors. Carpark if not wrong ha, is4- 5 stories.

Hope I can get a unit for my own stay first home too.. Small ciku miao here, staying in kepong for many years oredi. Time to get my own roof over my head

Own stay for me. Not selling la. Maybe later change to new one when they hav newer products but definitely won't b near future.

From the master plan now looks like WS is a better buy. OCP Stucked in the center and 2 new condo blocks the view of the lake. Then, many more condos near the Town center. Pretty congested. Those condos might even blocked away sunlight to the terraces. Hahaha

I think should be alright. I have a friend live in Westside 2. I visited them and I think the location is great. I didn't invest on it because I have go after One Central. Westside 3 I believe is still a good buy especially it's a DPC production.

I think DPC Sales Gallery should have the plan for now. I visited DPC yesterday night and saw so many buntings hanging around (previously was just One Central buntings).

Afaik ppsb nvr hav given out any bulk purchase discount wo. Unless ah lee gor kisiao or sales really tat bad la. But looking at their pricing strategy to put small units facing pool, it means they hav came prepared to slaughter buyers liao. Small units usually come with higher psf, now pool view pulak sure wont b too cheap even thou they provide u foc sun bathing service fr 4pm - 7pm. tongue.gif

Everybody wants to buy new mah. One slight drawback for DPC is the location is not that ideal compared to PJ/Bangsar/Damansara area. But I think WS3 is still quite good for own stay provided it suits the travelling patterns of individuals.

True abt lack of exclusitivity with many condos coming up in DPC... those previous flipper sure angry n PPSB nt following other developers strategy of big increase in every new launch.

Mahsing mentioned recently that 70% take up rate is all they need to break even. For luxury condos, percentage will be even lower....the rest all goes straight to the pockets of the developer. So from their point of view, balance unit is ok.

definitely not the last in dpc.. there are more tracts of empty land waiting to be built..condos again am sure..
its the only way for developer to max out profits ..no more landed liao

From Wikipedia...it seems like it's linking back to Sunway spk. Accessible by public?

Tropicana Garden has a mall also I think..but then it's in the traffic prone area. Try driving there on a sat evening and u will see the extent of it. Imagine weekday peak hours

DPC is not launching that piece of land yet as it is highly likely that they can get better psf value once Arcadia is completed, hence the launch of WS3 situated on the other end.

by the way guys, SA said that this project they're applying extension from DBKL for 4.5 years (54 months) instead of 48months so which means longer to siap...

looks like type b is the best (IMHO only) because it comes with "dedicated" pathway entrance and next to sky gardens & 3/4 of the wall are not shared with the next unit.

Dun think too much. Its not gonna b a huge difference.

Eg.

1ksf @ 720psf lowest flr = 720,000

vs

1ksf @ 800psf mid flr = 800,000

Hoot 1st since its the hoot of the yr and DPC.

Btw the above onli applicable to siudai. Pls dun follow. I'm alwiz wrong wan.

If below 720psf I would get a type C corner unit very low floor facing the 40 meter lap pool, but it also facing the future westside 4.

Type A3 or B1 facing the west park and Central Park is nice too but price psf is much higher.

Exactly, some lower and some higher but if you say very few below 720 and mostly above 720, then 720 is obviously not the average.

Besides West III will be affordable housing in DPC. Small unit u can forget about 720psf. 2 bedders nothing less than 800k.

probably thats the reason kindy located at Ground floor if outsider allowed. my current condo got kindy too. resident only. barely survive. jmb collect only rm500 rental as a token for quite a spacious area. they got about total 15 kids. its good to have kindy and laundry if its only facilitate residents.

this make me think of the existing SMK kepong 3 & desa bestari are all kept outside of dpc. this will reduce the crowd and car go in to drop off n pick up.

I think ppsb should change the loction of the kindie to the border and open a new entry point for kindie, also allocate some parking solely for parents to pick up/ drop

The nearest condo with kindy is menjalara 18. Doin well over the past few yrs. Traffic dunno la. Not there to monitor 24/7.

But it's an added value for a condo. Maybe some dislike it.

They do hv kindie now. At the church, but the no. of student is only 3-5 kids. Not many parent like it Bcos they hv one hour haleluya session b4 the normal class.

why developer keep spamming on the estimated launch date?

no definite date yet as want to spam..

real pain ..

earlier launches, they are not so aggressive in the spamming - well, market is slow in the primary market but don't have to "torture" the potential buyers ma with the continuous spamming..

I am getting different info from PPSB, average 720psf, average 750psf, from 720psf and from 750psf.

If from 720psf it would be the biggest unit on the lowest floor. So 800psf for a small - mid size from mid floor.

seems the smallest units of just over 1000 sf will start from 800+psf..and if you are looking for a "cheap" buy
this is just not it..
layout of this smallest one is sibeh narrow type..not good at all IMO..

wanna buy better open eyes big big ..dun be carried away with all the hype..i doubt they will sell it "cheap"..
maybe cheap for developer not for buyers ..ha ha!

summore the sibeh lazy SAs in the gallery just sit there and don't move their arses to serve walk in customers..

IMHO the WS4 or WS3A shouldn't be called as WSes anymore as WS series should end at this parcel if you look at the master plan. maybe that parcel will be named as South something something...

Its just too bad ws is next to both ldp n nkve. Most of such towers r alwiz placed along highways. But ppsb is smart wan. They ll make sure some extra greeneries to cover up the tower.

Anw the new one next to ws is 30m high which is 100ft. A bit susah to cover hor. sweat.gif

anyway this shows that how confident ppsb on their development. pro and cons. arte MK launching soon and they did the same event, brought their potential buyers to visit arte kuchai (budgetted, no free dinner) my friend was there and decided not to proceed buying after seeing their workmanship in kuchai HAHAHAHAHA.

WS2 is not too bad actually in terms of quality and facilities..WS3 will be better though with more facilities but at lower prices

Just went to the open day at WS2 today, nothing fancy but the quality and built is quite good. WS1 was quite awesome tho.
The website says the early bird discount only applicable for first 60 buyers... Seriously?!?! When I pre-registered the SA told me discount is given to ppl like us who pre-registered. Wrong info eh.

Totally agree with you. Usually the smaller units have higher psf. And I doubt they will sell it at anything lower than 750

I was there as well. Walau eh...... people mountain people sea..... so not comfortable and so many kiasu aunties around grabbing free food like there is no tomorrow. My friend brought me there and at first they said only 500 invitees for this event only. When we reached and the guard did not even bother to check the invitation card, I know this event is going to be crowded already.

Got some low floors and facing pool one around that price but those facing park much higher. The price I can accept but I cannot accept 36 cents psf maintenance which is not inclusive of sinking funds yet!!!!!!!!! Gila ooi, almost 500bucks for A2 and A3 units

You are right bro, nowadays too many ppl buy for investment but the market is oversupplied. Beginning this yr prices are starting to see drops or maintain same price. I'm sure those without sufficient holding power will sell at reduced price soon.

DPC want WS3 buyers to pay the 10% and sign S&P on the spot on launch day. Not sure if this is their usually operation model but sounds funny to me. Anyone knows whether this is unusual???

The developer is giving buyers enough time to check on loan eligibility so no excuse to cancel. change of mind does not count tongue.gif

they used the same method when launching OCP..no issues.

anyway, good way to vet out the serious and non serious buyers..
